Booking and response times
Getting hold of us and how quickly someone arrives.
Call or send a WhatsApp message, or leave your number through the form on any page. We will ring you back to confirm what the job involves and agree a time. Most bookings are settled in a single short call.
For routine work, two or three days gives you a decent choice of slots. In July and August AC work gets busy and the wait can stretch, so if you know your unit is due a service, booking it in spring rather than mid-summer will save you waiting.
Anything causing damage or making the property unusable — a burst pipe, water coming through a ceiling, a total power failure, a blocked main drain, or no cooling at all during summer. A dripping tap or a light that has stopped working is a normal booking, not an emergency, and treating it as one only pushes back someone whose flat is flooding.
For emergencies, yes, at any hour. For scheduled work we can usually arrange early morning or evening slots if the middle of the day does not suit you. Commercial customers often ask for this so we are not working through their trading hours.
Yes. You get a time window when you book, and a call or message when he sets off. Dubai traffic being what it is, we would rather tell you he is running twenty minutes late than leave you waiting and wondering.
Pricing and payment
What things cost and when you pay.
A technician assesses the job on site, then quotes a fixed figure covering labour and any parts. You approve it before work begins. The price does not move afterwards unless we find something genuinely different from what was described — and in that case we stop and talk to you rather than carrying on and adding it to the bill.
For most jobs the assessment is included in the quoted price. Where a visit is purely diagnostic and you decide not to go ahead, we will tell you upfront whether a charge applies, before we come out. Nothing gets added to an invoice that you did not know about.
For work with a known scope we will, and we will tell you the range. For anything needing a diagnosis, a number quoted blind is a guess. If the guess is low, we would either have to break the price or cut corners, and neither of those is a good outcome for you.
Cash, bank transfer and card. Annual maintenance contracts are usually invoiced, and commercial customers can be set up on account terms. Payment falls due once the work is finished and you are satisfied with it, not before.
Always. It itemises labour and parts separately, and it records the warranty on both. Landlords and companies claiming the cost back need this, and frankly so does anyone who might have to prove later what was done.
The work and the warranty
What happens on the day and what happens afterwards.
Our workmanship. If the same fault returns within 30 days of us finishing, we come back and correct it at no charge. It does not cover a different fault that happens to appear in the same system, or damage caused after we left — but if you are unsure which one you are dealing with, call us and we will work it out.
Whatever the manufacturer provides, which varies by component. A compressor carries a longer warranty than a capacitor. The applicable period is written on your invoice so you are not relying on anyone remembering the conversation.
Yes. Dust sheets go down before drilling or cutting starts, and debris leaves with us. This sounds like a small thing until you have had a contractor leave tile dust through a flat.
Normally yes, and the cost appears as a separate line on your quote. If you would rather supply your own — a particular tile, a specific paint colour, a fitting you have already bought — that is fine. We will fit it, though the parts warranty then sits with wherever you bought it.
Tell us before you pay, and tell the technician on the day if you can. Most complaints come down to something small that takes ten minutes to correct while he is still there. If it is bigger than that, call the office and we will arrange a return visit.
Coverage and building access
Where we work and what your building may require.
Thirty communities across the emirate — Downtown, Business Bay, DIFC and the surrounding commercial districts, the waterfront developments including Dubai Marina, JBR and Palm Jumeirah, established residential areas such as Al Barsha, Deira, Bur Dubai and Mirdif, and newer communities like JVC, Silicon Oasis and Dubailand. If yours is not on that list, call anyway.
We can supply what building management asks for — trade licence, insurance certificate, technician details, and a description of the work. What we cannot do is speed up their approval process. Some towers turn permits around in a day, others take most of a week, so it is worth starting that paperwork as soon as you book.
Both, and the work is genuinely different. Villas bring roof waterproofing, garden drainage, larger AC systems and boundary walls. Apartments bring chilled water systems, shared risers, and building rules about when noisy work is allowed. Our technicians are used to both.
Yes, and we do this constantly for landlords and for owners who are out of the country. We can coordinate access with your tenant, your agent or building security, send photographs of the completed work, and invoice you directly.
Annual maintenance contracts
Planned servicing instead of emergency call-outs.
A schedule of preventive visits across the year — AC servicing, plumbing checks, electrical inspection — at a fixed annual cost, plus priority response when something does break. What goes into the schedule depends on the property, so it is set when the contract is written rather than sold as a fixed package.
It depends on the apartment. If the AC is newer and the plumbing has been trouble-free, paying per job is probably cheaper. If you have an older unit, or you are letting the place out and want problems dealt with without being called about each one, a contract usually pays for itself. We will give you an honest view rather than pushing the contract.
Yes. Landlords and property managers with a portfolio are a large part of our AMC work. Everything sits under one agreement with one renewal date and one invoice, rather than tracking separate arrangements per unit.
You call us and you go to the front of the queue. That priority response is most of the value of a contract — in August, the difference between waiting a day and waiting three matters a great deal.
