The property decides the job

A leak in a villa and a leak in a tower are not the same call. One is your pump, the other is a building matter you need permission to touch. We work in all four, and knowing which one you are in is half of getting it fixed.

Villa maintenance

A villa has more to go wrong than a flat and nobody else to call about it. There is a garden, an outside unit standing in the sun, a water tank, a booster pump and often a maid’s room nobody checks until something leaks in it. We look after all of it on one contract.

Home maintenance for apartments

In a flat the building handles the outside and you handle everything past your own front door. That is usually the AC, the plumbing under the sinks, the electrics and the paint. We work around the building rules, book the service lift where one is needed, and keep the noise inside the hours the community allows.

Commercial property maintenance

A shop with no cooling is a shop with no customers. Commercial work is judged on how fast it is back to normal, so most of it happens in the evening or overnight and the space is handed back clean and ready to open.

Building and facility maintenance

For a whole building the work is planned rather than reactive. Chillers and pumps get a schedule, common areas get a decorating cycle, and the civil work gets picked up before it turns into a complaint from a tenant. One team covers the trades instead of five contractors turning up on five different days.

Annual Maintenance Contract

Pay for the year, not for the emergency

Almost everything we are called out for was avoidable. An AC that stops had been low on gas for months. A pump that burns out was making a noise for weeks. In Dubai these machines run day and night all year, so nothing gets a rest and nothing gets noticed until it fails. A contract puts the visits in the diary first.

It does not suit everyone. If you have one split unit in a small flat, calling us when something goes wrong is cheaper and we will tell you so.

  • Call-outs between visits, so a breakdown is not a separate negotiation

What does a maintenance company in Dubai actually cover?

For us it is air conditioning, plumbing, electrical work, painting, carpentry, tiling and general repairs, plus renovation when a room needs more than a fix. The point of using one company is that you do not have to diagnose the problem first. You describe what is happening and we send the trade it turns out to be.

Do you work in villas as well as apartments?

Both, along with offices, shops and whole buildings. A villa usually needs more looking after because the tank, the pump, the garden and the outside of the building are yours rather than the landlord’s. An apartment is mostly what sits behind your own front door.

How do I know what it will cost before you start?

You get the scope, the price and a time slot in writing, and work starts once you have agreed to it. If the technician opens something up and finds a bigger job underneath, you hear about it then rather than on the invoice.

Is it worth taking an annual maintenance contract?

It depends on the property. For a villa or an office it usually is, because the AC alone needs servicing more than once a year in this climate and a contract fixes the cost of that. For a small flat with one or two split units, calling when something goes wrong is often enough. Tell us what you have and we will say which one makes sense.

Can you come outside working hours?

Yes. Most commercial work happens in the evening or overnight so a shop or an office is not closed while we are in it. For emergencies the line is answered around the clock.

Which parts of Dubai do you cover?

All of Dubai, from the Marina and Downtown out to Mirdif, Al Barsha, Arabian Ranches and the newer communities. If you are just outside the city, call and ask rather than assuming the answer is no.
