A sound coating with renewed sealants is the building's first defence. Once water is in a wall, everything else — render, finishes, reinforcement — is affected.
Correct preparation and timing is what makes the difference between a coating that lasts four or five years here and one that fails in eighteen months.
An elastomeric coating moves with the substrate. On a facade that cracks every summer, it converts a recurring repair into a coating that accommodates it.
Exterior condition is the first thing a buyer, tenant or valuer registers, and a chalking faded facade tells a story about everything behind it.
A facade is inspected properly perhaps once every five years, and that is during a repaint. Cracks, sealants and render damage all get found then.
Many Dubai communities specify approved colours and finishes. Getting that right first time avoids a repaint nobody budgeted for.
Worth Knowing
Facade coatings here have a harder life than almost anywhere, and most failures come from three decisions.
This is the single most important thing on the page and it is about timing rather than product.
Air temperature in a Dubai summer is one number. Surface temperature on a wall in direct sun is a considerably higher one — a dark facade can reach temperatures that are uncomfortable to touch, well above what any coating manufacturer specifies as a maximum application temperature.
Paint applied to a surface that hot behaves badly in specific ways. The solvent or water flashes off almost immediately, so the coating skins on top while still wet underneath. It cannot flow out, so roller and brush marks stay in it. And critically, it does not wet the substrate properly before it sets, so the mechanical bond that adhesion depends on never forms.
What follows is a facade that looks acceptable on completion and then fails as sheets rather than flakes, usually within the first year, and typically on the elevations that were painted in the afternoon.
Doing this properly means following the shade. East elevations in the afternoon, west elevations in the morning, north whenever, and south worked around. It means a programme built on where the sun is rather than on finishing one side before starting the next, and in high summer it means working early and stopping in the middle of the day.
It is slower, and it is the difference between a coating that reaches its service life and one that does not. Any contractor working straight round a building through the middle of a July day is producing a facade that will need doing again.
Run a hand down a facade that has not been painted for several years and a fine powder comes off on your palm. That is chalking, and it changes what the job is.
Coatings are pigment held in a binder. Ultraviolet light degrades that binder over time, and Dubai delivers a great deal of it. As the binder breaks down at the surface, the pigment it was holding is released as loose powder. The coating below may still be sound; the top layer of it is dust.
The consequence for repainting is direct. Anything applied over that powder adheres to the powder, not to the coating beneath. The powder is not attached to anything. So a facade painted over chalking looks excellent on completion and then delaminates, taking the new coating off in sheets with the powder on its back.
The remedy is straightforward and it is labour: thorough pressure washing to remove the loose material, and where the surface remains powdery after washing, a stabilising primer that penetrates and binds what remains.
It is also the reason that washing down a facade is not a cosmetic step or an optional extra. On an aged exterior it is the single operation that most determines whether the repaint holds, and a quote that does not mention it is a quote for a coating applied to dust.
Elastomeric coatings are thicker, more flexible and considerably more expensive than standard acrylic exterior paint, and they are sold indiscriminately. It is worth knowing when they are genuinely the right answer.
The case for them is movement. Dubai facades expand and contract through a substantial daily and seasonal temperature range, and render cracks as a result — usually as fine hairline cracking rather than anything structural. A standard coating simply cracks with the substrate, so the crack reappears through the new paint within a season or two.
An elastomeric coating is applied in a much thicker film and remains flexible, so it stretches over a moving hairline crack rather than splitting. On a facade with a history of recurring hairline cracking, that is a real solution rather than a marketing claim, and it converts an annual repair into a coating that accommodates the movement.
What it does not do is bridge structural cracks. A crack that is wide, growing, or the result of actual movement in the structure will open through any coating, and covering it hides information rather than solving anything.
It also has a trade-off worth knowing: elastomeric films are less permeable than standard coatings, so on a wall with moisture in the substrate they trap it more effectively. On a damp wall, that makes the failure worse rather than better.
So the honest specification is: elastomeric where the substrate is dry and cracking is thermal and recurring. Standard high-quality acrylic where the facade is stable. And neither, until the moisture question is answered.
This is the failure that produces the most argument, because the coating comes off in sheets and everybody blames the paint.
Masonry and render are porous, and they breathe — moisture moves through them and evaporates from the surface. A coating changes that. If water is entering the wall from somewhere and the surface is then sealed, the water has to go somewhere, and where it goes is behind the coating, where it builds pressure and pushes the paint off.
The sources are usually identifiable. Ground moisture rising in a boundary wall or low elevation. A failed waterproofing detail at a roof, parapet or terrace. A leaking service pipe inside the wall. Perished sealant around a window letting driven rain in. Or condensation where an interior is heavily air conditioned and the wall detail allows it.
The tells are worth knowing: paint that comes away in large sheets rather than flaking, salt deposits crystallising on the surface, dark patches that change with the weather, and a wall that reads high on a moisture meter.
What a competent contractor does is stop. Find the source, put it right, let the wall dry, and then coat. That may mean a delay of weeks, and it is not a delay anybody enjoys quoting for. But painting a wet wall is spending money on a coating that is guaranteed to fail, and the customer will reasonably blame the paint rather than the water.
Four local factors compress the service life of exterior coatings here, and they are worth understanding when a five-year interval seems short.
Ultraviolet is first and it is relentless. UV breaks down the polymer binders in coatings, and the intensity and duration of exposure here is at the top of the global range. This is why colour fades, why chalking develops, and why a coating that a manufacturer rates for ten years in a temperate climate performs for considerably fewer here.
Thermal cycling is second. The difference between a facade surface in direct afternoon sun and the same surface before dawn is large, every single day. That expansion and contraction stresses both the render and the coating, and it is what produces the hairline cracking that is so characteristic of buildings in this region.
Sand is third. Blown sand abrades exposed surfaces, particularly at lower levels and on windward faces, and it accelerates the erosion of the coating film. It also lodges in any texture and gives dirt something to hold on to.
Salt is fourth and it is coastal. Within reach of sea air, salt is aggressive on metalwork, corrodes fixings, and crystallises in porous surfaces, causing spalling of render and staining that recurs. Facades in Marina, JBR, Palm Jumeirah and similar locations need specification and intervals that reflect it.
Taken together, a realistic repaint interval on a Dubai exterior is four to five years for most elevations, with the west and south faces often needing attention sooner than the rest. Anybody quoting a ten-year expectation is quoting a manufacturer figure that was not measured here.
Every facade has movement joints and perimeter seals — around windows and doors, at junctions between materials, at expansion joints — and they are consumable.
Sealant degrades under UV just as coatings do. It hardens, loses its flexibility, and then splits or pulls away from one face of the joint when the building moves. At that point it is no longer a seal, it is a gap, and it is a direct route for driven rain into the wall.
What happens on most exterior repaints is that the sealant gets painted over. It looks tidy on completion, and it achieves nothing: the sealant is still perished, the paint film over it cracks at the first movement, and water continues to enter.
Worse, coating a sealant joint can accelerate the failure, because a rigid paint film across a moving joint splits immediately and creates a capillary path.
The correct approach is to cut out perished sealant, clean the joint properly, and replace it with an appropriate sealant during the preparation stage — before painting rather than after. It is a genuine cost and it is one of the more valuable things on an exterior scope, because it addresses water ingress rather than appearance.
It is also the item most easily left out of a cheap quote, since nobody looks at sealant on handover day. Worth asking about specifically, along with whether it happens before or after the coating.
On exterior work the constraint is rarely the painting, and the things that delay a facade project are consistent.
Access first. Anything above ground floor needs scaffold, mobile elevating platforms or rope access, and each has implications — scaffold needs space and time to erect and often permission to occupy ground, platforms need level standing and clearance, and rope access needs anchor points and specialist operatives. On a villa, access to the rear elevation across a garden is frequently the limiting factor.
Permits second. Work at height requires the appropriate permits and insurance, and buildings and communities require approvals before contractors mobilise. That process takes days to weeks and it should be started early rather than when the schedule needs it.
Community rules third, and these catch people out. Many Dubai communities operate approved colour palettes for exteriors, and painting a villa a colour outside that palette can result in being required to repaint it. Getting written approval on the colour before ordering material is a five minute step that occasionally saves an entire job.
And seasonal timing fourth. The practical painting window here is shaped by summer, and the months either side of it are considerably more productive. A facade programme scheduled for July will be slower, more restricted in daily hours, and more constrained by surface temperature than the same programme in a cooler month.
