Symptoms
The shape, position and behaviour of a crack tell you more than its width does. The last three on this list need assessing rather than filling.
Thermal and material movement at a joint. Extremely common here, cosmetic, and it needs cutting out with flexible filler and often taping rather than skimming.
Shrinkage in the plaster itself, usually from application or curing. Cosmetic, and it needs stabilising and filling because paint bridges it for months and no longer.

Openings concentrate stress, and diagonal cracking from a corner can indicate structural movement. This is one to have assessed rather than filled.
Tapering indicates rotation or differential movement rather than simple thermal expansion. It belongs with somebody qualified to assess the structure.
It passes through the full thickness rather than sitting in the finish. That is a different category and it should be looked at before anything covers it.

Geometry, position, behaviour and whether it passes through the wall. Those four answers decide the method, and skipping them is why cracks come back.
A crack filled flush at the surface has almost no material in it and reopens at the first movement. Opening it out gives the repair something to hold.

Where it is unclear whether movement has stopped, the crack is marked and measured over a period. Filling an active crack simply moves the problem forward a few months.

Sanded flat to the surrounding surface and primed, because filler is more absorbent than the wall and an unprimed repair shows as a different sheen forever.
Painted to a corner or a natural break rather than as a patch. A repair that is perfect and then framed by a paint patch has not achieved anything.

The most valuable outcome of an assessment is occasionally that the crack should not be filled. Nobody sells you that, and it is the thing worth having.

This is the important part and it is worth putting first.
Most cracking in a Dubai property is cosmetic — movement in finishes rather than in structure. A minority is not, and covering that minority does two things: it removes the visible evidence that something is moving, and it delays anybody looking at it properly.
The indicators worth taking seriously are geometric rather than about width. A crack running diagonally from the corner of a door or window opening, because openings concentrate stress and that is where structural movement expresses itself. A crack that is measurably wider at one end than the other, which indicates rotation or differential movement rather than uniform expansion. A crack visible on both faces of the same wall, meaning it passes through the full thickness rather than sitting in the plaster. A crack that continues across more than one element — through a wall and into a ceiling, or across a floor level. And any crack that is measurably growing.
Any of those means the right answer is an assessment by somebody qualified to look at structure, not a decorator with a tube of filler. In an apartment it also means informing building management, because the cause may not be within your unit at all.
We will decline that work and say why. It is not a large amount of business and it is the single most useful thing on this page, because the alternative — filling it, painting it, and everybody forgetting — is how a problem gets a few more years to develop unobserved.
Cracks fall into recognisable families, and reading which one you have is most of the job.
Thermal movement cracks appear at junctions between different materials or elements — where a wall meets a ceiling, where plaster meets a concrete column or beam, around a boxing or bulkhead. Different materials expand at different rates, and in this climate the daily cycle between air-conditioned interiors and extreme exterior heat drives significant movement. These cracks are straight, follow the junction, and stay hairline. They are cosmetic, they will move again, and they need flexible repair and usually reinforcement rather than rigid filler.
Shrinkage cracking appears as fine, irregular, map-like crazing across a plaster surface. It comes from the plaster drying and curing, often too quickly or applied too thickly. It is cosmetic and it needs the surface stabilised and filled rather than painted, because paint bridges crazing for a few months and then it reappears.
Settlement cracks appear in new or newly extended buildings as the structure takes up its load. They can be more substantial than thermal cracks and they generally stabilise once settlement is complete — which is why monitoring matters, since a settlement crack that has stopped is straightforward to repair and one that has not is not.
Structural cracking is the category above. It reflects movement in the structure itself and it is not a finishing matter.
And moisture-related cracking, where water in the substrate has caused expansion, salt crystallisation or degradation of the plaster. The crack is a symptom and the water is the problem.
The commonest technical mistake in crack repair is filling at the surface, and it is worth understanding why it cannot work.
A hairline crack is perhaps a fraction of a millimetre wide. Smearing filler across it deposits an extremely thin film — there is nowhere for material to go, because there is no volume to fill. That film has almost no strength and no key into the substrate. At the first thermal cycle, which in this climate is the same day, the crack opens fractionally and the film splits.
The correct method is to cut the crack out: open it along its length into a proper profile, wide enough and deep enough for filler to key into, with the edges cut back to sound material rather than feathered dust. Then remove the debris and dust, because filler applied over dust bonds to dust.
Then fill in depth, in layers where the profile is deep, with material chosen for whether the substrate will move again. Rigid fillers are stronger and appropriate where the crack is dead. Flexible fillers accommodate ongoing movement and are appropriate at junctions and anywhere thermal cycling will continue.
And where movement is expected to continue, reinforce. Tape or mesh bedded across the joint and skimmed over spreads the movement across a wider area so the surface does not crack at a single line. At a wall-to-ceiling junction, this is the difference between a repair that lasts and one that reappears next summer.
It is more work than smearing filler along a line, and it is the entire difference between the two outcomes.
Where it is not clear whether a crack is still moving, the honest answer is to find out rather than to guess, and that means time.
Monitoring is straightforward. The crack is marked at defined points, its width measured and recorded, and the date noted. Sometimes a simple tell-tale is fitted across it. Then it is left and reviewed after a period — weeks to months depending on what is suspected — and measured again.
If it has not moved, the movement has stopped and the repair can be made with confidence, including rigid materials where appropriate. If it has moved, that is important information: the cause is ongoing, and it changes both who should look at it and what any repair needs to accommodate.
Nobody enjoys being told to wait. It feels like an evasion, and it costs the contractor a job they could have done that afternoon. But the alternative on an active crack is a repair that fails, a customer who believes the work was poor, and a second visit that establishes exactly what monitoring would have established for free.
The practical middle ground, where somebody genuinely cannot wait — a property being handed over, a room being used — is a flexible repair with reinforcement that will accommodate some further movement, done with the customer understanding it is a managed compromise rather than a permanent fix. That is a legitimate choice as long as it is made knowingly.
A few features of how buildings are built here shape what cracking looks like, and they are worth knowing because they explain why so much of it is normal.
Gypsum block and gypsum plaster are widely used for internal partitions and finishes. Gypsum is dimensionally sensitive and it responds to both temperature and humidity, and it is comparatively brittle — which means hairline cracking at joints and junctions is close to universal rather than exceptional. It is also why the junction between a gypsum partition and a concrete structural element is such a reliable location for a crack.
Thermal cycling is the driver. An interior held at low twenties by air conditioning, adjacent to a structure exposed to extreme summer heat, produces differential movement every single day for months. Materials that would sit still in a temperate climate do not sit still here.
New buildings add settlement to that. Dubai has a great deal of relatively recent construction, and structures take up their load over a period after completion. Cracking during that period is expected, generally stabilises, and is a normal part of a building bedding in.
And in high-rise construction, movement between floors and around structural elements is designed for — which is why movement joints exist and why filling a movement joint solid is a mistake rather than a repair. A joint that is meant to move will move, and material packed into it will crack every time.
None of this means cracking should be ignored. It means the base rate of cosmetic cracking here is high, and that reading the crack matters more than reacting to its existence.
A crack with staining, discolouration or a damp feel around it is a different problem wearing a crack's clothing.
Water reaching a wall causes several things. It can expand and degrade the plaster, cracking it from behind. It can carry dissolved salts which then crystallise as it evaporates at the surface, and that crystallisation exerts real pressure, breaking up the finish. And where a crack already exists on an external wall, it becomes the route by which more water arrives.
So the sequence matters. Filling a damp crack seals the moisture in behind the repair, where it continues to do exactly what it was doing — and the repair fails, usually pushed off from behind, with the damp patch now slightly larger.
The correct order is to find the water and stop it, allow the wall to dry, and only then repair the finish. Sources include failed external sealants, a leaking service pipe within the wall, waterproofing failure at a terrace or roof, ground moisture in a low-level or boundary wall, or condensation where cooling and construction detail combine badly.

This is another case where the useful answer costs a delay: the wall has to dry before it can be repaired properly, and how long depends on the season and how wet it got.
A structurally sound repair that you can see from across the room has only half succeeded, and the finishing is where most repairs are let down.
Sanding is the first factor. Filler needs to be sanded genuinely flat with the surrounding surface, and the test is not touch but light — raking sunlight across a wall in the late afternoon reveals every high and low spot that a hand cannot feel. Sanding to that standard takes longer than most people allow.
Priming is the second and it is skipped constantly. Filler is far more absorbent than the surrounding painted wall, so paint applied over an unprimed repair soaks in differently and dries with a different sheen. The result is a patch that is perfectly flat and perfectly visible, and no number of additional coats fixes it because the absorbency difference is still there. One coat of primer over every repair solves it entirely.
Painting to a break is the third. Even with perfect filling, sanding and priming, painting only the repaired area leaves a patch that differs slightly in batch, age, texture and sheen from the wall around it. Painting to a corner or a natural break means the eye reads a whole wall rather than a repair.
On a wall with an aged or strongly coloured finish, that usually means the full wall — which is worth knowing when comparing a quote that includes it against one that does not.
