Monitoring: the step nobody wants to hear about

Where it is not clear whether a crack is still moving, the honest answer is to find out rather than to guess, and that means time.

Monitoring is straightforward. The crack is marked at defined points, its width measured and recorded, and the date noted. Sometimes a simple tell-tale is fitted across it. Then it is left and reviewed after a period — weeks to months depending on what is suspected — and measured again.

If it has not moved, the movement has stopped and the repair can be made with confidence, including rigid materials where appropriate. If it has moved, that is important information: the cause is ongoing, and it changes both who should look at it and what any repair needs to accommodate.

Nobody enjoys being told to wait. It feels like an evasion, and it costs the contractor a job they could have done that afternoon. But the alternative on an active crack is a repair that fails, a customer who believes the work was poor, and a second visit that establishes exactly what monitoring would have established for free.

The practical middle ground, where somebody genuinely cannot wait — a property being handed over, a room being used — is a flexible repair with reinforcement that will accommodate some further movement, done with the customer understanding it is a managed compromise rather than a permanent fix. That is a legitimate choice as long as it is made knowingly.

A few features of how buildings are built here shape what cracking looks like, and they are worth knowing because they explain why so much of it is normal.

Gypsum block and gypsum plaster are widely used for internal partitions and finishes. Gypsum is dimensionally sensitive and it responds to both temperature and humidity, and it is comparatively brittle — which means hairline cracking at joints and junctions is close to universal rather than exceptional. Cracks with damp around them

A crack with staining, discolouration or a damp feel around it is a different problem wearing a crack's clothing.

Water reaching a wall causes several things. It can expand and degrade the plaster, cracking it from behind. It can carry dissolved salts which then crystallise as it evaporates at the surface, and that crystallisation exerts real pressure, breaking up the finish. And where a crack already exists on an external wall, it becomes the route by which more water arrives.

So the sequence matters. Filling a damp crack seals the moisture in behind the repair, where it continues to do exactly what it was doing — and the repair fails, usually pushed off from behind, with the damp patch now slightly larger.

The correct order is to find the water and stop it, allow the wall to dry, and only then repair the finish.
