Almost every expensive mistake with a leak comes from opening up before the source is known. Here is what a proper survey is actually doing.

Leak detection Dubai starts with the air conditioning

A split system in this climate pulls a remarkable volume of water out of the air — several litres a day from a single unit in summer. That condensate collects in a pan and leaves through a narrow drain line, and both usually sit above a ceiling or inside a bulkhead, directly over finished rooms.

When the line silts up, or the pan sits slightly out of level, or a condensate pump fails, that water goes into the ceiling instead. What the occupant sees is a damp patch, a stain spreading across plasterboard, or water running down a wall — visually identical to a burst pipe, and reported as one.

A plumber who does not know to look at the AC will find no plumbing fault, and will then start opening walls looking for a pipe that was never leaking. We have been called to properties where exactly that had already happened twice.

So the AC drainage is checked first, before anything is opened. If it is condensate, the fix is usually clearing a drain line and it belongs with AC repair Dubai rather than with a plumber. That is the cheapest possible outcome for you and the smallest possible job for us, and it is right often enough that skipping the check is indefensible.

The bill went up and there is nothing to see

A DEWA bill that has climbed with no change in household usage means water is going somewhere continuously. The instinct is to imagine a burst pipe, but a burst pipe announces itself. The leaks that show up only on a bill are the silent ones.

The most common by a wide margin is a toilet flush valve. The rubber seal at the bottom of the cistern hardens over time and stops seating properly, so water passes down the back of the pan continuously. It makes almost no sound, leaves no mark because it is going straight into the drain, and can waste a startling volume over a month. Put a little food colouring in the cistern, wait twenty minutes without flushing, and if colour appears in the pan, that is your answer.

After that: a water heater pressure relief valve discharging to a drain, a mixer passing internally, a garden or terrace line with a failed valve, or a supply line running underground on a villa plot. The underground one often gives itself away with one patch of garden that is greener than the rest.

The meter test settles whether the leak is real. Close every tap, switch off appliances that use water, and watch the meter. If it is still turning, water is being used somewhere you cannot see.

Why the stain is never above the leak

Water does not fall straight down through a building. It follows whatever surface it lands on — the top of a slab, the underside of a screed, the run of a conduit, the back of a stud wall — until it reaches a joint, a low point or an opening, and only then does it appear.

That means the visible mark can be metres from the actual escape, and sometimes on a different wall or in a different room. Cutting into the ceiling directly above a stain is therefore about as likely to find the pipe as it is to find nothing, and it is the single most common way people end up with three holes and an unsolved leak.

Moisture mapping is what corrects for this. A meter run systematically across a surface shows not just where moisture is but where it is highest, and the gradient points back toward the source. Combined with thermal imaging, which shows the path water has taken behind the finish, you get a direction rather than a spot.

This is also why a detection visit that begins by breaking tiles is not detection. If somebody arrives with a chisel and no instruments, what you are buying is exploratory demolition.

Acoustic, thermal and tracer gas in leak detection Dubai

Acoustic detection listens for the sound a pressurised leak makes as water forces its way out through a small opening. That noise carries through screed, tile and concrete, and amplified ground microphones can follow it to a small area. It is the most precise method available for supply pipework, and it works best when the system is pressurised and the property is quiet, which is why some surveys happen early in the morning.

Thermal imaging does not see water. It sees temperature, and it is useful because water changes the temperature of the material it is in — a hot water leak warms the floor above its path, and evaporation from a cold water leak cools the surface. It shows the shape and direction of the affected area behind a finish, which is exactly what you need before deciding where to open.

Tracer gas is the method for the difficult cases. A safe gas mixture is introduced into an emptied line and, being far lighter than air, escapes at the fault and rises through screed and tile where a sensitive detector picks it up at the surface. It is what finds a small leak in a pipe under a slab when acoustic and thermal have narrowed it but not pinpointed it.

No single method answers every case, and any of them used alone will sometimes mislead. Agreement between two is what makes a location worth opening a wall for.

Pipe or membrane: the question that decides who pays

When water appears in the apartment below a bathroom, there are two very different possibilities and they lead to very different repairs.

A pipe has failed — a joint, a corroded section, a fixing that has worn through a run. That is a plumbing repair, generally contained, and it is fixed by exposing and remaking that section.

Or the waterproofing membrane under the bathroom floor has failed. In that case no pipe is leaking at all: ordinary shower and floor water is passing through tile grout, as it always has, and the membrane that was supposed to stop it reaching the slab is no longer doing so. That is not a plumbing repair. It means lifting the floor, laying a new membrane, testing it and re-tiling, and it is a substantially larger job that belongs with waterproofing.

Telling them apart matters beyond cost. In a shared building it often decides whether the responsibility is yours, the building's or a previous contractor's, and that conversation goes very differently with a pressure test and thermal imagery than with an opinion. It is worth knowing which one you have before anyone starts negotiating.

What Dubai construction does to plumbing

Two local factors shape the leaks we find here. The first is that pipework in most Dubai properties is concealed — buried in blockwork, run under screed, or hidden above ceilings. Very little of it is accessible without opening a finish, which is precisely why non-invasive detection is worth paying for rather than a luxury.

The second is water chemistry and heat. Desalinated supply and high ambient temperatures are hard on fittings, and in properties where the original fit-out used lower-grade materials, joints and flexible connectors age faster than their nominal life suggests. Flexible braided hoses under sinks and behind toilets are a recurring culprit: they have a service life measured in years, they are almost never replaced proactively, and when one fails it does so all at once.

Villas add a third: long underground supply runs across a plot, laid in ground that shifts, with irrigation lines alongside. A leak there can run for a very long time without any sign inside the house at all, which is why an unexplained bill on a villa is treated differently from the same complaint in an apartment.

Before leak detection Dubai arrives: the first ten minutes

If water is actively running, find the main isolation valve and close it. In an apartment it is usually in a service cupboard, under the sink or near the water heater; in a villa it is commonly near the tank or at the boundary. Knowing where it is before you need it is worth five minutes of anyone's time.

If water is anywhere near electrics — a light fitting, a socket, a distribution board — do not touch either. Switch off the affected circuit at the board if you can safely reach it, and stay clear of the area.

Do not push at a bulging ceiling. Plasterboard holding water is far heavier than it looks and it comes down all at once. Put a container underneath, move what you can out of the way, and leave it.

And do not repaint. A stain that has been painted over three times has destroyed the one piece of evidence that shows how far the water has actually travelled.
