AC repair means finding out what actually failed, then fixing that — not replacing parts until the symptom disappears. We work on every common system type in Dubai, in properties of every size.

Symptoms
Most call-outs start with one of these. Finding yours here will not replace a diagnosis, but it tells you how urgent it is.
Low refrigerant from a leak, a failed capacitor stopping the compressor, or a condenser coil choked with dust. Refrigerant is never consumed — if it is low, there is a leak.
Almost always a blocked condensate drain. Your AC pulls a lot of water out of Dubai air and it leaves through a narrow pipe that silts up. Act quickly — that water is going somewhere.
Microbial growth on a permanently damp evaporator coil. A burning or electrical smell is different — switch off at the breaker and call immediately.
A system working harder than it should. A slightly low charge, a fouled coil or leaking ducts raise consumption months before anyone notices the cooling has dropped.
Rattling is usually a loose panel. Squealing points to a worn blower bearing. Grinding from the outdoor unit is the one to act on — that can turn a motor job into a compressor job.
A safety cut-out doing its job. The system is protecting itself from a dirty condenser, a failing fan, or a compressor drawing too much current.
A clogged filter first, then a dirty blower wheel, crushed flexible ducting, or a failing fan motor. In ducted systems, leaking joints lose air into the ceiling void — found by a duct survey.
A tripped breaker, failed contactor, or dead control board. If the breaker trips again straight after resetting, stop — that is a short circuit and it is dangerous.

Worth Knowing
The technical background, for anyone who wants to understand what is actually happening inside the system and why this climate is unusually hard on it.
The symptom you notice is the end of a chain, and the same symptom can come from several different causes. An air conditioner blowing warm air might have lost refrigerant through a pinhole leak, or have a failed capacitor stopping the compressor from starting, or a condenser coil so choked with dust that it cannot reject heat. Those are three different repairs at three very different costs.
So the visit starts with measurement. Suction and discharge pressures show whether the charge is right. Temperature split across the evaporator coil shows whether the system is actually removing heat. Amperage at the compressor and fan motor shows whether they are drawing what they should. Only once those numbers are on the gauge does replacing a part make sense.
Fine sand works its way into filters, coats evaporator coils and packs the fins of outdoor condensers. A condenser that cannot shed heat drives up pressures throughout the system until something gives — usually the compressor, which is the most expensive thing in it.
Salt is the second problem. In Dubai Marina, JBR, Palm Jumeirah and anywhere else within reach of sea air, condenser coils corrode measurably faster. Aluminium fins that have gone powdery are a sign the unit has less life left in it than its age alone would suggest.

Many Dubai towers are supplied by district cooling providers such as Empower or Emicool. In those buildings there is no compressor in your apartment and no refrigerant to top up. Chilled water is produced centrally and piped to a fan coil unit above your ceiling, which blows air across it.
When such a unit stops cooling, the cause is usually a seized actuator valve, a fouled coil, a blocked drain or a thermostat fault — all of which we handle. But if the chilled water arriving at your apartment is not cold, the problem sits in plant you neither own nor pay us to touch, and the right move is a call to building management rather than a repair bill.
A split unit in Dubai works far harder than the same unit would in a temperate climate. Most residential units give good service for around eight to twelve years, and efficiency drops well before they actually fail.
Under about six years old, almost any repair is worth doing. Between six and ten it depends which part has gone. Past ten, a major failure like a compressor usually means spending a large share of a new unit's cost to keep an inefficient one alive for another season or two. We will tell you when that is the case, even though it means a smaller invoice for us.
That decision comes up most often around the compressor, and it is worth being careful there, because the symptom people arrive with — a unit that hums and will not start — has a cheap cause far more often than an expensive one. Refrigerant type can force the decision on its own. Older systems still run on R22, which has been phased out under the Montreal Protocol and is no longer produced — supply now comes from reclaimed stock and prices reflect that. If your unit uses R22 and has developed a leak, topping it up is a holding measure rather than a repair. Newer systems use R410A or R32, both readily available.
If the same fault has come back two or three times, the underlying cause was never found. Refrigerant topped up repeatedly means an unrepaired leak. A capacitor that keeps failing usually means the compressor is drawing more current than it should, and the capacitor is the symptom rather than the problem.
When you call us, tell us what has already been done. It genuinely shortens the diagnosis and stops you paying twice for the same conclusion.
A reasonable share of call-outs turn out to be one of these, and we would rather you found that out for free. First, the filter — if it looks grey and matted, rinse it, dry it fully and refit it. In Dubai that needs doing every few weeks in summer, not annually. Second, the thermostat: check the mode as well as the temperature, because a unit set to Fan rather than Cool will blow air all day without cooling anything.
Third, the breaker. Reset it once. If it holds you may simply have had a surge; if it trips again immediately, stop, because that is a short circuit and repeatedly closing a circuit onto a fault risks fire. There is usually also an isolator switch near the outdoor unit that gets knocked off during cleaning. Fourth, go and look at the outdoor unit — the fan should be turning with warm air coming off the top, and anything leaning against it or burying it in construction dust is worth clearing.
Stop at those four. Do not open the electrical compartment and do not attempt anything involving refrigerant. Lines run at pressure and the capacitor holds a charge that can injure you even with the power off.
