Overview

Symptoms
Pumps announce most faults. The first one on this list is the one people misread most often.
Short cycling, and almost always a pressure vessel that has lost its air charge. The pump is fine. Left running like this, it will not be for long.
Pump not making its duty — a worn impeller, a partially closed valve, a clogged strainer, or a suction problem. Fixture-by-fixture pressure is a different fault.
Running against a closed system, running dry, or an electrical fault. Switch it off — a pump running dry destroys its seal within minutes.
It cannot reach cut-off pressure. Either a leak somewhere in the system, a failed non-return valve letting water fall back, or a pump no longer able to make pressure.
Cavitation — vapour bubbles forming and collapsing inside the pump because it is being starved on the suction side. It erodes the impeller and it does not stop on its own.
The mechanical seal. It is a serviceable part on most pumps, and replacing it early is far cheaper than the bearing damage that follows a seal left to leak.
Power, the pressure switch, a tripped overload, or a seized motor. Check whether the tank has water first — a dry tank is the most common answer and the cheapest.
The vessel is doing part of its job but not all of it, or the switch settings have drifted. Both are adjustable rather than terminal.

An oversized pump short-cycles and wears out early. Where replacement is genuine, it is specified to the property rather than to whatever is in the van.

Worth Knowing
The first section is a check anybody can make, and it explains most of the pumps replaced unnecessarily in this city.
If your pump starts and stops every few seconds while a tap is running, this section is almost certainly your answer.
A pressure system has a vessel — a tank with a rubber bladder inside and compressed air on the other side of it. Its job is to hold a reserve of pressurised water so that when you open a tap, the vessel supplies the first part of the demand and the pump does not have to start immediately. Without it, the pump reacts to every small change in pressure.
That air charge leaks away slowly over years, which is normal. As it does, the reserve shrinks, and the pump starts cutting in and out more and more frequently. Eventually you get the machine-gun clicking that people describe when they call, and it is universally interpreted as a pump about to fail.
The pump is fine. The vessel needs air. On most domestic vessels there is a valve — usually a standard tyre valve under a cap — and the charge is set with the system depressurised to a pressure just below the pump's cut-in setting. It takes ten minutes and a foot pump.
What matters is doing it before the cycling has run for months, because that cycling is genuinely destructive: every start is a surge of current and a mechanical shock, and it wears out the pressure switch contacts and the pump's bearings and seal far faster than continuous running would. This is how a vessel with no air ends up killing a perfectly good pump — and then the pump gets replaced and the same vessel starts destroying the new one.
If the vessel will not hold air at all, the bladder has split and the vessel needs replacing. That is still a fraction of the cost of a pump.
Almost every seized pump we open was run dry at some point. It is the dominant cause of catastrophic pump failure in this market and it is entirely preventable.
A pump relies on the water passing through it to cool and lubricate the mechanical seal — the component that keeps water inside the pump and away from the motor. Run it with no water and that seal has nothing cooling it. It overheats within minutes, hardens, and fails. Once it does, water gets into the bearings and the motor, and what began as a dry tank becomes a replacement pump.
The tank runs dry for ordinary reasons: a supply interruption, a stuck float valve, a transfer pump that failed upstream, a tenant using more than expected. The pump has no way to know and simply keeps running.
Low-level protection solves it — a float switch, a level probe or a dry-run sensor that cuts power when there is nothing to pump. It costs very little relative to the pump and it is the single best thing you can spend money on in a pump room.
It is worth asking whether yours has any, because a lot of Dubai villa installations do not. If a supply interruption happens while nobody is home, an unprotected pump can run dry for hours.
A pump that sounds like it is pumping stones is cavitating, and it is destroying its own impeller while it does it.
It happens when pressure on the suction side falls low enough that water begins to vaporise inside the pump. Those vapour bubbles are then carried into the high pressure region and collapse violently against the impeller surface. Each collapse removes a microscopic amount of metal, and millions of them pit and erode the impeller until it can no longer make its duty.
The causes are all on the suction side rather than in the pump. A partially closed or seized isolation valve. A blocked strainer or foot valve. Suction pipework that is too small or too long, or with too many bends. A tank level lower than the pump was designed to lift from. Or a pump mounted too far above the water it is drawing.
This matters diagnostically because the noise comes from the pump and everybody looks at the pump. Replacing it without correcting the suction condition gives you a new pump that cavitates identically, and the second failure is usually blamed on the replacement being poor quality.
Anywhere that noise is reported, the suction side gets investigated first. It is usually something simple and cheap, and it is upstream of the machine making the sound.
This distinction narrows the problem enormously and it is worth making before calling anybody.
If pressure is poor at every outlet in the property, the problem is the supply, the pump or the pipework common to all of them. Look at pump performance, the pressure switch settings, a partially closed main valve, a clogged strainer, or a leak losing water before it reaches the outlets — which on a villa can run underground for months with no sign inside the house.
If pressure is poor at one fixture only, the pump is almost certainly not involved. A blocked aerator, a scaled cartridge, a partially closed isolation valve at that fixture, or a flexible connector that has collapsed internally are all far more likely. Those are ordinary plumbing repairs and no pump work will improve them.
And if pressure has fallen gradually across the whole property over years rather than suddenly, consider the pipework itself. Older galvanised installations narrow internally as they corrode, and the flow falls away steadily. That is a pipe repair Dubai question rather than a pump one, and no amount of pumping fixes a pipe that has closed to half its bore.
A pressure switch has two settings: cut-in, the pressure at which the pump starts, and cut-out, the pressure at which it stops. The gap between them is the differential.
Set the differential too wide and you get the surge-and-fade shower — strong pressure just after the pump cuts out, weakening steadily until it cuts back in. Set it too narrow and the pump cycles frequently, with the wear that brings. Neither is a fault in the pump; both are adjustment.
They also have to relate to the vessel. The vessel air charge should sit just below cut-in, and if either is changed without the other, the system behaves badly regardless of how good the equipment is.
This is why commissioning matters. A pump installed and left at factory settings, with a vessel charged to whatever it came with, will work — and it will not work well, and it will wear faster than it should. Setting them together to the property takes a few minutes and it is the difference between equipment that lasts and equipment that gets replaced.
A pump is a motor, a shaft, an impeller and a seal in a housing. Several of those are serviceable.
Mechanical seals are replaceable on most pumps, and a weeping seal caught early is a modest repair. Impellers can be replaced where wear or cavitation damage has reduced performance. Capacitors, pressure switches and vessels are all separate components with their own prices. None of those require a new pump.
Replacement becomes the honest answer when the motor windings have failed, when the shaft or bearings have been damaged by running with a failed seal, when the housing has corroded through, or when the pump is old enough that parts are no longer available. It is also the right answer when the pump was wrongly sized in the first place — an oversized pump short-cycles permanently no matter what you do to it, and it will keep destroying its own components.
The reason this needs saying is that replacing is easier and more profitable than repairing, and a diagnosis that stops at "the pump has gone" is not a diagnosis. If you are told a pump needs replacing, it is fair to ask what specifically failed and whether it is a serviceable part.
Most villas here are tank-fed rather than mains-pressure fed. Water arrives, fills a tank, and a pump then delivers it to the property at usable pressure. That means the pump is not an accessory — it is the reason there is water at the taps at all.
Two things follow. The first is that pump failure means no water anywhere, immediately, which is why it is treated as an emergency rather than a booking.
The second is duty. A villa pump in Dubai runs a great deal, in high ambient temperatures, often in a pump room that is not ventilated well. Heat is hard on capacitors, on seals and on motor insulation, and a pump in a hot enclosed space ages faster than the same pump in a cooler one. Improving ventilation in a pump room is a cheap and rarely considered way of extending equipment life.
The third factor is water quality. Sediment reaching a pump from a tank that has not been cleaned wears the impeller and clogs strainers, so tank maintenance is pump maintenance by another name. If a pump has ingested sediment repeatedly, the tank is the thing to deal with.

If the tank is dry, switch the pump off before anything else — running dry destroys the mechanical seal within minutes and turns a supply problem into a replacement pump.
The water passing through cools and lubricates the mechanical seal. With no water, that seal overheats and fails in minutes, and once it does, water reaches the bearings and the motor. It is the dominant cause of catastrophic pump failure here and it is preventable — a low-level cut-out costs very little compared with the pump it protects, and a lot of villa installations do not have one.
Cavitation. Pressure on the suction side has fallen far enough that water is vaporising inside the pump, and those bubbles collapse against the impeller and erode it. The cause is always upstream — a seized valve, a blocked strainer or foot valve, undersized suction pipework, or a tank level below what the pump can lift from. Replacing the pump without fixing that gives you a new pump doing the same thing.
