Each of these is entirely the owner responsibility, and together they usually outweigh the inside.

    Waterproofing, drainage outlets and whatever equipment sits on it. In full sun all year, and a failure appears as a ceiling stain.

  • The exterior walls

    Paint that degrades in the sun, render that cracks, and a boundary wall that gets the same treatment.

  • The garden

    Irrigation, plants and grass, and in this climate that means a lot of water and constant attention.

  • A pool, if there is one

    Chemicals, cleaning, a pump and a filter. It is a piece of plant, not a feature.

  • The water system

    Tank, pump and often more than one water heater. All yours, and all working hard here.

  • More air conditioning

    Six or eight units instead of two, each needing servicing and each eventually needing replacing.

The garden is usually the surprise

People budget for the house and forget the plot, and in a UAE villa the plot can be the larger number.

Water is the first part. Keeping a lawn green through a summer here takes a very large amount of water, and it shows on the bill rather than in the maintenance budget.

Then there is the irrigation itself. Buried pipe, drippers and a controller, all of which fail, and a leak in an irrigation line is invisible because it soaks straight into the ground.

Then the gardening: cutting, feeding, replanting what does not survive, and dealing with the sand that arrives constantly.

The honest way to reduce it is to change the planting rather than to cut back the care. A garden designed around plants that belong in this climate needs a fraction of the water and a fraction of the replacement.

That is a design decision rather than a maintenance one, and it is the only change that makes a large difference.

The pool is plant, not decoration

A swimming pool is a mechanical system with a pump, a filter, chemistry and a lot of water, and it needs attention every week.

Chemistry first. Chlorine, pH and stabiliser all move constantly here because of heat and sunlight, and a pool left alone for two weeks in July is a repair rather than a top up.

Evaporation is the second. An uncovered pool loses a serious amount of water every day in summer, and that is water you are paying for.

The pump and filter are the third. They run daily, they are outdoors, and they wear.

And the surface itself has a life. Tiles, grout and any waterproofing layer will eventually need attention, and that is a large job when it comes.

None of this makes a pool a bad idea. It means it belongs in the budget as a system rather than as an occasional cost.

The roof is the one people never look at

Nobody goes on their roof. That is exactly why roof problems are discovered as a stain on a bedroom ceiling.

Roofs here take the full force of the sun all year. Waterproofing membranes degrade under UV, and once they crack, water finds its way in.

It does not need rain to cause trouble. Condensation from air conditioning equipment, a leaking tank, or a blocked outlet holding water after the few times it does rain are all enough.

Drainage outlets are the specific thing to check. They block with sand and dust, and a blocked outlet means water sitting on a roof that was designed to shed it.

A look once a year, ideally before the humid months, costs almost nothing. Finding out through a ceiling costs a great deal more.

Where the money actually goes

Across a typical UAE villa, the order is fairly consistent.

Air conditioning first, because there is a lot of it and it runs most of the year. Servicing plus the replacements that come round.

Garden and pool second, and in a villa with both they can rival the air conditioning.

Water systems third: the tank, the pump, the heaters and the pipework that connects them.

Exterior and roof fourth, which is low in most years and large in the year a repaint or a waterproofing renewal falls due. That is exactly what spreading it over the years is for.

Inside the house last, which surprises people. A villa interior is not much more expensive to maintain than an apartment interior. It is everything around it that costs.
