Worth Knowing
Five faults account for nearly everything, and telling them apart takes about two minutes.
The single most useful diagnostic in this whole trade is noticing exactly where the door touches, and it takes a piece of paper.
Close the door on a sheet of paper and try to pull it out, working around the perimeter. Where the paper grips is where the door is binding, and each pattern points at a different cause.
Binding at the top corner on the latch side is the classic dropped door. The leaf has rotated downward and across because the top hinge is no longer holding it where it should be — almost always screws that have lost their grip in the jamb. The door has not changed shape at all, which is exactly why planing it is the wrong response.
Binding evenly down the whole latch side usually means the leaf has grown slightly. That is moisture, and in this climate it is seasonal: a property that has been closed up with the cooling off has been sitting in genuine humidity, and timber and board respond by taking up moisture and expanding. Some of that reverses once the property is conditioned again.
Binding along the whole bottom edge means the floor came up. A new tile, timber or vinyl covering adds real height, and the clearance the door had has been used up. Nothing about the door is faulty.
Touching at one corner and gapping at the diagonally opposite one is a twisted frame — the two jambs are not in the same plane, so a flat leaf cannot sit against both. This is the important one to identify, because hinge adjustment moves a door within its plane and cannot fix a twist, and planing it produces a door that is now the wrong shape and still does not close.
And a door that binds only when it is latched, but swings freely otherwise, is usually a strike plate or a keep that has moved rather than a door problem at all — which is where a lock specialist rather than a carpenter is the right call: door lock repair Dubai.
Most dropped doors are a fixing failure, and the repair everybody tries first is the one that guarantees a return visit.
What happens is straightforward. A door is a lever and the top hinge takes most of the tension. Over years of opening, closing and being leaned on, the screws in the top hinge work in their holes, crushing and enlarging them. Eventually a screw spins without tightening. The leaf then rotates slightly around the remaining fixings, dropping at the latch side, and begins to catch at the top corner.
The instinctive fix is a longer or fatter screw. It grips briefly, because it reaches material that has not been crushed yet, and then it crushes that too. Each attempt makes the hole worse and reduces what is left to repair into.
The repair that lasts replaces the failed material. The hole is drilled out cleanly, a hardwood dowel or plug is glued in and left to cure, and a fresh pilot hole is drilled into solid material. On a jamb where a whole section has broken away, a piece is cut out and a solid section let in before the hinge is remounted.
There is a second, better answer available on external and heavier doors where the frame is fixed to structure behind: at least one screw per hinge running long enough to reach that structure rather than stopping in the frame material. It transfers the load from the frame to what the frame is fixed to, and it is why heavy doors on well-installed frames do not drop.
The other things worth checking at the same time: whether the hinge recesses have crushed so the hinge sits deeper than it should, whether the hinge knuckles have worn so there is play in the pin, and whether the leaf ever suited the hinges it was hung on. A heavy door on two hinges concentrates load in a way that guarantees this failure repeats, and adding a third hinge is often the actual repair.
And check the frame itself while the hinges are off. If the jamb has bowed because it was fixed without packing behind the fixings, the hinge repair will hold and the door will still not sit right, because the surface the hinges are mounted on is not straight.
Doors move with moisture, and the pattern in this city is specific enough to be worth explaining.
The mechanism is that timber and engineered board take up and give off moisture until they are in balance with the air around them, and they change dimension as they do. A conditioned interior is dry; the outside air here is very humid for months; and a property that stands empty with the cooling off goes from one to the other. Doors that closed sweetly in the spring bind in September, and drawers and wardrobe doors do the same thing at the same time.
Uniform swelling — the door binding evenly down the latch side — is the mild version and it often partly reverses once the property is conditioned again. That is the argument for patience: a door eased in September can have a permanent gap by January, and a gap cannot be put back.
Bowing is the serious version. It happens when a leaf takes up or gives off moisture unevenly between its two faces, which is why it is so common on doors with one face in a conditioned room and the other in a hot stairwell or a service corridor, and on external doors with sun on one side. The leaf curves, and the corners lift away from the frame so the door will not close against the stop.
The defence is finishing all six surfaces — both faces, both long edges, the top edge and the bottom edge. The top and bottom are the ones left bare, because nobody sees them, and they are exactly where a leaf takes up moisture fastest. Any cut made during a repair should be sealed the same day for the same reason.
Whether a bowed door can be corrected is an honest question with an unsatisfying answer. Mild bow can sometimes be pulled in by adjusting the stop, adding a third hinge or, on some doors, restraining the leaf while it re-equalises. Significant bow in a hollow or engineered leaf generally cannot be corrected, and the leaf is replaced. What can be done in every case is fixing the conditions — sealing the edges, and reducing the differential where possible.
And a property that stands empty is worth mentioning as a maintenance issue rather than a door issue. Taking material off a door is the only genuinely irreversible thing in this repair, and it is where most owner-attempted repairs go wrong.
The reason to resist it is that most sticking doors are not the wrong size. They are hanging in the wrong position because a fixing failed, or hanging against a frame that has moved, or temporarily swollen. Each of those has a repair that restores the door, and each of them can be undone by removing material — because when the underlying problem is fixed, the door that was planed is now permanently small.
That is the classic sequence we are called to correct: a door binds after an empty summer, somebody planes the latch edge, the humidity drops in winter and the door shrinks back, and now there is a visible gap down the closing side, the latch no longer reaches properly and the door rattles.
When easing genuinely is the answer — a door that has always been too tight, or a leaf that has permanently changed — there are rules that make it a repair rather than damage. Take it off the hinge side wherever possible: that edge is largely hidden, the hinge recesses can be reset to suit, and the visible gap on the closing side stays as it was. Take the minimum that clears, checked repeatedly rather than in one confident pass. Keep the edge square to the faces, because a rounded or angled edge shows every time the door is open. And seal the cut edge the same day, since a freshly planed edge is bare material in a humid environment and will take up moisture faster than anything else on the door.
One thing that should never be planed away is a large amount from the bottom of a hollow core door. The solid timber in the bottom rail is finite, and cutting past it opens the void: no fixing material, nothing to seal, a drumming edge, and a leaf that will absorb water from the first wet floor it meets.
And where a door has been ruined by a previous attempt, it is worth saying that repairs exist. A planed edge can be built back up with a strip let in and finished, which on a solid or solid core door is a genuine repair rather than a bodge. It is more work than the original fault would have been, which is the argument for diagnosis in the first place.
A door that slams is a maintenance problem rather than an annoyance, because it is steadily destroying the thing everything else depends on.
Every slam is an impact into the frame, transmitted to its fixings. Repeated a few thousand times, it works those fixings loose, and a loose frame produces exactly the faults that bring people to this page — gaps that go out of line, a latch that no longer meets its keep, and hinge screws that fail early. Stopping the slamming is a repair to the frame that has not happened yet.
The first cause is air pressure, and it is significant here. Air conditioning moves air, and a property with a system running, extract fans on and windows shut develops pressure differences between rooms. That is why a door pulls itself shut when the AC starts, why a bedroom door slams when the front door opens, and why it happens on still days when there is no wind at all. It is not the door misbehaving.
The second is a closer that has never been adjusted. Almost every closer has at least two adjustments — the sweep speed for most of the arc and the latch speed for the last part where the latch engages — and many also have a backcheck that resists the door being flung open into a wall. They are set at the factory and adjusted approximately during installation, and then never touched. A closer producing a bang is usually a latch speed set too fast, which is a small adjustment rather than a fault.
A closer can also be under- or over-specified. They are rated by door size and weight, and a closer too weak for the leaf will not push it into the latch — so the door sits ajar, which is a genuine problem on any door that should be closed. One too strong slams it and makes the door difficult to open. Neither is fixed by adjustment alone.
The other reasons doors slam: a frame leaning front to back, so gravity is closing the door and a slam is inevitable; a missing or badly positioned door stop, so the leaf hits the frame rather than a stop; and worn hinges with enough play that the door arrives with a bang regardless.
What is worth avoiding is the reflex of removing a closer that is being irritating. On a door that should stay shut, the closer is doing a job, and the right response is adjusting it or replacing it with one rated correctly. Not every damaged door is worth repairing, and the deciding factor is usually what the leaf is made of rather than how bad it looks.
Solid timber doors are the most repairable objects in the property. Splits can be closed and reinforced, sections let in, edges rebuilt, mouldings matched and finishes reworked. A solid door with serious-looking damage is very often worth saving, particularly where it is one of a matching set and a replacement would be visibly different.
Solid core doors sit in the middle. The facings can be repaired locally, damaged edges can be built back up, and the core takes fixings. What they do not tolerate is impact damage that has crushed the core, because the repair area is not stable to build on.
Hollow core doors are the least repairable. A hole punched through the facing opens a void with nothing behind it, and while fillers and patches exist, the result is a visibly repaired door with a weak spot. Given what a hollow core leaf costs relative to an hour of skilled repair, replacement is usually the honest recommendation — and it is a simple job when the frame is sound.
Water damage at the bottom rail is a specific case. Board that has swollen does not recover, so the affected part is replaced rather than dried out. On a solid door the bottom rail can be cut back and a new section let in. On an engineered or hollow leaf that is rarely worthwhile. Either way, the repair should include finding out why the door is standing in water — a wet bathroom floor, a shower with no threshold, a floor being over-washed.
Finish failures are their own category and they are frequently what people mean by a door "looking bad": a varnish that has crazed in the sun, a paint film that has failed on an external face, or a stained door that has faded unevenly. The general rule we apply: repair anything solid, replace hollow leaves that have been holed, and never replace a door for a fault that turns out to be in the frame, the hinges or the floor.
Door repairs are the easiest thing in this trade to diagnose remotely, which means a small amount of information saves a visit.
Do the paper test and say where it grips: top corner, whole latch side, bottom edge, or one corner with a gap opposite. That sentence identifies the likely cause and decides what we bring.
