Worth Knowing
Four things that are true of a ceiling and not of anything else in the property.
A brown ring on a ceiling is not dirt. It is what the water left behind when it dried.
Water travelling through concrete or plasterboard picks up salts, rust from reinforcement and whatever else is above. When it dries, that residue stays in the surface. It is soluble, so the moment you brush wet emulsion over it, it dissolves back into the paint and travels to the top of it.
That is why a stain painted with two coats of white looks perfect on the day and reappears within a fortnight, usually darker than before.
The fix is a stain blocking primer. It seals the residue underneath a barrier the emulsion cannot dissolve, and it is a cheap product that takes twenty minutes. Almost nobody uses it because almost nobody knows why the stain came back.
The step before that is the important one: the water has to have stopped and the ceiling has to be dry. A stain that is still cool or soft to the touch is live, and nothing painted on it will hold.
A ceiling shows laps and stripes that the same paint on a wall would never show.
It is the light. Daylight and downlights both cross a ceiling at a shallow angle rather than hitting it straight on, and a shallow angle exaggerates any difference in thickness or texture. There is also nothing on a ceiling. No furniture, no pictures, no doorway, so the eye has nothing else to look at.
A lap happens when the wet edge of one roller pass dries before the next pass meets it. The overlap ends up slightly thicker and it reads as a stripe.
So a ceiling is rolled in one direction, end to end, in a single continuous pass, keeping a wet edge the whole way. Stopping halfway for a phone call is genuinely how a ceiling ends up striped.
It is also why ceilings take a flat matt. Any sheen at all amplifies the same problem, which is why a shiny ceiling almost always looks worse than a flat one.
Most new apartments and every office in Dubai have a gypsum board ceiling hung below the slab.
It is board screwed to a metal grid, with the joints filled and taped when it was built. Over time the grid moves very slightly, and the joint opens as a hairline that runs dead straight across the ceiling.
A crack that is perfectly straight is a board joint. That is useful, because it tells you the fix. The joint is opened, re taped with proper jointing tape and compound, sanded flat and primed. Filler pushed along the line and painted over splits again in the same place.
The other common one is a ring of fine cracking around a downlight, where the board was cut. Same treatment, less of it.
Board also hides everything above it, which is why a stain on a false ceiling is worth taking seriously. Whatever leaked has been dripping onto the back of that board for a while before the mark appeared underneath.
The practical difference between a wall and a ceiling is that nothing stays where you put it.
Everything drips. That is why covering a room for ceiling work is more thorough than covering it for walls: floors, furniture, the tops of wardrobes and anything with a horizontal surface.
Fittings are the second difference. Downlights, air conditioning grilles, smoke detectors and sprinkler heads all sit in the surface being painted. They are masked or dropped, never painted around with a steady hand. A sprinkler head is the one that matters most, because paint on the head can stop it operating in a fire.
Height is the third. A normal ceiling is straightforward. An entrance hall or a stairwell void needs a tower, and a painter reaching a double height ceiling from a ladder is either not reaching it properly or taking a risk nobody should.
None of this is difficult. It is just slower per square metre than the walls underneath, which is why a ceiling quote and a wall quote for the same room are not the same number.

Sealing is quick but it is a separate stage, and a large or repeated stain needs more than one pass of blocking primer.
What the ceiling is made of
Plaster on a slab, or gypsum board. Board with open joints needs re taping, which is the slowest part of any ceiling job.

A flat ceiling is quick. Bulkheads, coving, and a room full of downlights and grilles are all cut in and masked by hand.
Height and access
Normal ceilings need a pole roller. A stairwell void or a double height hall needs a tower, and that is time as well as equipment.
