Solid wood doors
The best case. They sand well, they take enamel properly, and they can be stripped and refinished as many times as they need.
Veneered and flush doors
A thin real wood face over a hollow core, which is what most villa room doors are. The veneer sands once or twice and no more, so the sanding is light.
MDF and moulded doors
Common in newer apartments. They paint beautifully but the cut edges drink primer, and any water damage at the bottom cannot be sanded out.
Frames and architraves
The part that makes a door look finished. Painted with the door, in the same product, or the difference shows every time the door is open.
Front and exterior doors
Direct sun and heat need an exterior grade finish. An interior enamel on a Dubai front door chalks and peels within a season.
Wardrobe and cupboard doors
Usually MDF or veneer, usually a lot of them, and almost always done off their hinges laid flat so the finish flows out properly.

Check what the door is made of
Solid, veneer or MDF, and whether there is water damage at the bottom. That decides how hard it can be sanded and whether paint is the right answer at all.
Take the hardware off
Handles, locks, latch plates and stops come off. Masking around a handle leaves a ridge and a line of old colour underneath it.
Wash and degrease
A door carries hand oil around the handle and cooking grease near a kitchen. Paint over either of those will not grip properly.
Fill and sand
Chips, dents and old screw holes filled, then the whole door sanded by hand to key the old finish. This is where the hours go.
Prime bare wood
Every filled area and every patch of bare wood primed. Bare timber and MDF edges drink the finish coat and dry duller than the rest.
Two coats, laid off in one pass
Enamel is applied and then laid off in a single stroke while it is still open. Brushing back over a setting coat is what leaves the marks.
Edges and the top
Both long edges and the top edge nobody sees. An unpainted top edge takes in dust and moisture and is the usual reason a door starts to swell.
Drying time before it goes back
Hardware refitted only once the finish has hardened. A door closed against a frame too early sticks to it and pulls the paint off.

Decide in place or off

Strip the hardware and protect
Handles, locks and plates off and bagged. Floor covered under every door, because this is where drips happen.
Fill, sand and prime
Chips filled, the whole face keyed by hand, bare wood and filler primed. The longest stage by a distance.
Two coats with real drying between
First coat, a light sand once it is properly dry, then the finish coat laid off in one pass. Not two coats in one afternoon.
Refit and leave it open
Hardware back on, and the door left standing open for as long as the product needs. Closing it too early is how a fresh door gets marked.

Worth Knowing
Four things that are true of a door and of nothing else in the property.
This is the only real product decision on a door, and both answers are defensible.
Solvent based enamel is harder. It cures to a tougher film, it survives being knocked, and it lays off to a smoother surface than most water based products. It also smells strongly for a day or two, and it yellows. A white solvent door in a hallway with little daylight will be noticeably cream in three or four years.
Water based enamel stays white. It smells very little, it dries much faster, and modern versions are far tougher than the ones that gave them a bad name. It is slightly softer than solvent, so on a door that gets hammered it will mark sooner.
The honest rule is about the door rather than the product. A front door, a kitchen door or a childrens bedroom door that is pushed open with a shoulder ten times a day is a solvent job. Everything else in a normal home is better in water based, because the white staying white matters more than the last ten per cent of hardness.
What is not defensible is wall paint on a door. Emulsion on joinery never hardens properly and marks with a hand within a fortnight, and it is what a very cheap quote means.
This is the single most useful thing to know about door painting Dubai jobs, and almost nobody is told it.
A finish dries when the solvent or water leaves it, which takes a few hours. It cures when the film chemically hardens all the way through, which takes days. In between, the door looks finished and is still soft.
A door refitted and closed against its frame during that window sticks to the frame. When it is opened, the paint pulls away in a strip along the edge, and the only fix is to sand it back and do it again.
So a freshly painted door is left standing open, and the hardware goes back on last. On a busy house that is inconvenient for a day or two and it is the difference between a door that looks right and one that has a torn edge.
Heat and humidity both slow curing down. A door painted in a room with the cooling off in August takes noticeably longer than the tin says.
Every door has six faces and most repaints cover two of them.
The two long edges, the top and the bottom are all left, because they are not visible when the door is shut. The top edge is the one that matters. It sits horizontal, it collects dust, and in a bathroom or a kitchen it takes in steam. Unsealed timber up there swells, and a door that suddenly catches on its frame in summer is very often this.
The bottom edge is the other one. Mopping puts water against it every week, and MDF in particular soaks it up and swells into a soft edge that cannot be sanded back.
We paint the long edges and the top as standard, and we seal the bottom where the door can be lifted off. It adds very little time and it is most of the reason a door lasts.
The hinge edge is worth mentioning too. Paint built up in the hinge recesses stops a door closing squarely, which is why the hardware comes off rather than being painted around.
Three doors in a typical property are not worth painting, and saying so early saves the money.
A door with five or six coats already on it has lost its detail. The mouldings are soft, the panels are rounded, and another coat makes it worse. That one wants stripping, which is a slow job but the only one that gives the door back.
A door swollen or soft at the bottom has water in the timber. Wood that has moved keeps moving, and paint over it cracks along the same line within a few months. That is a carpenter, or a new door.
A hollow core door with a hole punched through it cannot be filled properly, because there is nothing behind the skin to fill against. A replacement door usually costs less than the hours it takes to make that one look right.
And a door somebody wants back to natural timber is a stripping and staining job rather than a painting one. It works on solid wood and on good veneer, and it does not work on MDF at all.

How many doors
