Water drains slower than it used to
A partial blockage narrowing the pipe. It will not improve on its own — the restriction catches more of what passes it, so it closes gradually and then suddenly.
Plumbing
Clearing a blockage is the easy part. Blocked drain cleaning Dubai is worth paying for when somebody also establishes why it blocked — because a drain that backs up twice a year has a defect, not bad luck.
Overview
Sinks, showers, toilets, floor drains, kitchen waste and external lines — cleared mechanically, then surveyed where the blockage has happened before.
Slow and blocked sinks, showers and floor drains, toilets that will not clear, kitchen waste lines, external drainage, gully traps and drain odours.
A blockage cleared without a cause found comes back. Half our drain callouts are to properties that were cleared by somebody else within the last year.
Apartments and villas, including the branch lines that feed a building stack and the floor drains people forget exist until they smell.
Restaurants, cafés, salons and offices, where grease and hair load the drains far faster and a blockage stops trading.
Symptoms
Drains give warning for weeks before they stop completely. Acting at the slow stage is a fraction of the cost of acting at the overflow stage.
A partial blockage narrowing the pipe. It will not improve on its own — the restriction catches more of what passes it, so it closes gradually and then suddenly.
Air being pulled through a trap because the system cannot breathe properly. Usually a ventilation or stack issue rather than a local blockage, and often misdiagnosed as one.
Almost always a dried-out trap on a floor drain in a bathroom nobody uses. The water seal evaporates in this climate and sewer gas comes straight up. Pour water in — that is the whole fix.
The blockage is downstream of that point, so waste is finding the lowest opening. Stop using water in the property and treat it as urgent.
Not a blockage problem. Something about that run is wrong — insufficient fall, a sag holding water, a damaged section or a badly made joint catching everything that passes.
The building stack, not your apartment. Worth establishing before you pay anyone, because that is the building's responsibility rather than yours.
Fat and oil cooling and solidifying on the pipe wall. It builds in layers and narrows the bore until one plate of leftovers closes it.
A partial obstruction past the pan. Wipes are the usual cause, including the ones sold as flushable. Do not keep flushing to test it.
Why TRAXICO
Anyone can push a blockage along. The difference is whether it comes back and whether the pipe survives the method.
Jetting and rodding, never caustic drain cleaner. Those products damage pipework and seals and leave the next person working in alkali. We would rather do it properly.
If a drain has blocked before, we put a camera down it. A defect, a sag or a lost fall shows on screen, and then you can decide about it once instead of paying to clear it forever.
Rodding makes a hole through the blockage. Jetting scours the pipe wall back to full bore, which is the difference between clear now and clear next year.
If the building stack is the problem, paying us to clear your branch achieves nothing. We will tell you that rather than take the job.
Sheeting down, containment and proper cleaning afterwards. Drainage work in somebody's kitchen should not leave evidence that it happened.
Waste coming back into a property is a health matter, not a booking. Attended day or night, including weekends.
Scope
The visit works from the cheapest possibility to the most involved.
Which fixtures are affected tells you a great deal before anything is opened. One slow sink is a branch; several fixtures on one floor is the stack; the whole property is downstream of everything.
The P-trap under a sink or in a floor drain catches most of what causes a local blockage, and clearing it by hand solves a surprising share of calls without any equipment at all.
Flexible rods or a powered auger worked through the line to break the obstruction and restore flow. This is what gets a property usable again quickly.
Water at pressure directed back along the pipe wall, scouring grease, scale and residue to restore full bore. Rodding opens a channel; jetting cleans the pipe.
A camera run through the line where the blockage has recurred or the cause is unclear. It shows fall, sags, joint condition, damage and what actually caught.
Water seals confirmed, dry traps refilled, and ventilation checked where gurgling or smells were reported. Those symptoms are frequently ventilation rather than blockage.
The line run under real load rather than declared clear. A drain that takes a basin and fails on a full bath has not been finished.
What blocked it, what to do differently, and where a repair rather than a clean is the honest answer — with footage where we took it.
Quoted separately, so nothing appears on your invoice unexpectedly.
How It Works
From the call to a drain that runs and a reason it stopped.
Which fixtures, whether anything is coming back up, and whether it has happened before. Those three answers usually locate the problem before anyone leaves the workshop.
If waste is backing up, stop using water in the property — every litre added has nowhere to go and makes the situation worse while you wait.
Same or next day for slow drains, and as an emergency where anything is overflowing or sewage is present.
Traps first, then rodding, then jetting. Most residential blockages are cleared within the hour.
A camera goes down anything that has blocked before or that cleared in a way that suggests a defect. This is where a recurring problem stops recurring.
Run properly, not just watched briefly. A partial clearance looks identical to a full one for the first thirty seconds.
Cleaned and no defect found means you are done. A defect found means a quote for the repair, with the footage, and our honest view on whether it needs doing now.
Our Work
What the job actually looks like — the state we find systems in, and the state we leave them in.
Photographs of completed work are being added. We would rather show an empty frame than stock images of somebody else's technicians.
Benefits
Beyond the water going down.
Finding why a drain blocks converts a recurring call-out into a one-off repair. That is usually cheaper by the second year.
A blockage left to close completely does not stay in the pipe. Waste comes back through the lowest opening, and that clean-up is a different order of cost.
Drain odour has a cause — a dry trap, a failed seal, residue in the line. Each has a real fix, and none of them is an air freshener.
A jetted pipe runs at its designed bore. A rodded one runs through a hole in whatever is still coating the wall.
Mechanical clearing does not attack the pipe. Repeated caustic dosing does, and it fails at the joints and seals first.
Where the fault is in a shared stack or predates your tenancy, camera footage is what settles it. An opinion after the fact does not.
Worth Knowing
Drains are simple until they are not. These are the things that separate a drain that stays clear from one you keep paying for.
This is the most useful thing on the page, so it comes first. Supermarket drain cleaners are strongly caustic — sodium hydroxide or sulphuric acid — and they work by chemical attack combined with the heat that reaction produces.
Three problems follow. That heat is generated inside plastic waste pipework and at rubber seals and compression joints, none of which were designed for it, and repeated dosing softens and degrades exactly the components that keep the system watertight. Second, on a real blockage the product rarely gets far: it reaches the standing water above the obstruction, dilutes, and attacks the top surface without clearing anything. Third, and this one matters practically — the water sitting in that pipe is now caustic, and the person who comes to clear it has to open a trap and work in it.
If you have already used it, say so when you book. It changes how the job is approached and it is a safety matter rather than an embarrassment.
The alternative for a slow drain, before calling anyone, is genuinely boring: very hot water, and mechanically clearing the trap under the sink, which is a bucket and two hand-tightened connections. That handles a good share of kitchen and basin blockages at no cost.
A recurring call is a sewage smell in a bathroom or utility room with nothing blocked and nothing leaking. In almost every case it is a dry trap.
Every drain has a U-bend holding a small amount of water, and that water seal is the only thing between the room and the sewer. It is not a mechanical valve — it is just water. If the fixture is not used, that water evaporates, and in Dubai heat a floor drain in a guest bathroom can dry out in a couple of weeks.
Once it is dry, sewer gas comes straight up through an open pipe. The fix is to pour a jug of water down it, which restores the seal immediately. For a drain that genuinely never gets used, a small amount of cooking oil on top of the water slows evaporation for months.
It is worth knowing because the alternative is paying somebody to clear a drain that was never blocked. If a bathroom you do not use starts smelling, try the water first.
Wipes are the single biggest cause of serious blockages, and the ones marked flushable are the worst of it because people trust the label. Flushable means it goes down the pan. It does not mean it breaks up. Toilet paper disintegrates within seconds in water; a wipe is a textile and it stays intact, catches on any imperfection in the pipe, and then collects everything that arrives afterwards.
Kitchen grease is the other. Oil poured down a sink is liquid when it goes in and solid twenty centimetres along, where the pipe is cooler. It coats the wall in layers, the bore narrows over months, and the blockage that finally closes it looks like it was caused by whatever went down last. It was not.
In bathrooms it is hair bound with soap residue, which forms a mat across the trap and catches everything else. In older buildings, scale deposits do the same thing more slowly.
None of this is unusual and none of it means anybody did anything wrong. But it explains why the answer to a kitchen blockage is jetting the wall of the pipe rather than pushing a rod through the middle of what is on it.
These are different jobs and the difference decides whether you are calling again in eight months.
Rodding pushes a flexible rod or a powered auger through the obstruction. It breaks a channel, water starts moving, the property is usable again, and everybody is happy. What it has not done is remove the layer of grease and residue lining the pipe. The bore is still narrowed and the surface is still rough, so the next thing that passes catches on it.
Jetting sends water at high pressure through a nozzle that directs it backwards along the pipe wall. It scours that lining off and flushes it downstream, restoring the pipe close to full bore. On a kitchen line with years of fat on it, the difference in flow afterwards is obvious.
Rodding is the right call for a quick clearance in an emergency and for solid obstructions. Jetting is what you want on anything that has built up gradually, which is most drains. A visit that only ever rods is fast and cheap and does not last.
A drain that blocks once had something go down it. A drain that blocks two or three times a year has a defect, and clearing it repeatedly is treating a symptom.
The usual causes are all about the pipe rather than its contents. Insufficient fall, so waste moves too slowly to carry solids — waste pipes need a specific gradient, and too steep is as bad as too shallow because water runs away and leaves solids behind. A sag in the run, where the pipe has dropped between supports and now holds standing water that everything settles into. A joint made badly during construction, leaving a lip inside the bore that catches. Or a damaged section, cracked or crushed during other work.
A camera answers this in twenty minutes. You see the fall, you see standing water where there should not be any, you see the joint or the damage, and then it is a decision you make once about a repair rather than a bill you pay every few months.
We put a camera down anything that has blocked before, because the alternative is a service arrangement we would rather not have.
A drainage system needs air. When a large volume of water goes down a stack it pushes air ahead of it and pulls air behind it, and vent pipes exist to let that happen without disturbing anything.
When ventilation is restricted — a blocked vent terminal, a badly modified system, an air admittance valve that has failed — the water pulls its air through the nearest available opening, which is a trap. That produces the gurgle you hear from a shower drain when a toilet flushes, and it can pull enough water out of that trap to break the seal, which is then followed by a smell.
It matters because the symptom points at the wrong place. People report a blocked shower drain, somebody rods it, nothing changes, and the conclusion is that the drain needs replacing. The shower was never the problem.
Anywhere gurgling or an unexplained smell is reported, ventilation is checked before anything is cleared. In an apartment this frequently turns out to be a building-side issue rather than yours, which is worth knowing before you spend anything.
Apartments connect to a shared stack running the height of the building, and that stack is the building's responsibility rather than the individual owner's. When it restricts, several apartments on adjacent floors have problems at roughly the same time, and the lowest ones get the worst of it because waste from above finds their fixtures first.
So before paying anybody, it is worth asking two questions. Has a neighbour had the same problem this week? And is water backing up out of a floor drain rather than simply draining slowly? Backing up in particular suggests the restriction is below your apartment.
If it is the stack, clearing your branch achieves nothing and you have paid for it. Report it to building management and let them instruct their contractor. We will tell you when we think that is the situation, including on arrival, because taking the money for work that will not help is not a business worth having.
Where the building does need convincing, a camera survey of your branch showing it clear is what makes that conversation short.
Pricing
Priced by what the line needs rather than by the fixture, because a slow basin and a blocked main line are not the same job.
One fixture, blocked or slow.
Quoted on inspection
For lines with years of build-up.
Quoted on inspection
For recurring blockages and pre-purchase checks.
Quoted on inspection
Restaurants, cafés and salons.
Quoted on inspection
No surprises on the invoice
If we find the problem is in a shared building stack rather than your property, we will tell you and charge only for attending rather than clearing something that will not help. Recurring blockages are quoted with a camera survey included, because clearing them repeatedly is not a service worth selling.
Coverage
Technicians are dispatched from whichever team is closest, which is why a call from Business Bay and one from Dubailand get different arrival windows.

Questions
What customers ask before booking, answered without the sales pitch.
Same or next day for a slow drain, and as an emergency where anything is backing up or sewage is present. Most residential blockages are cleared within the hour once we are there, because traps and branch lines account for the majority of them.
Please do not. They are strongly caustic and generate heat inside plastic pipework and at rubber seals, which degrades the parts that keep the system watertight. On a real blockage the product usually just sits in the standing water above it without clearing anything, and it leaves whoever opens that trap next working in alkali. Very hot water and clearing the trap under the sink by hand is safer and more effective.
Because the pipe has a defect rather than bad luck. Insufficient fall, a sag holding standing water, a badly made joint leaving a lip inside the bore, or a damaged section. A camera shows which within twenty minutes, and then it is one repair decision instead of a call-out every few months. We survey anything that has blocked before.
Almost certainly a dry trap. Every drain holds a small amount of water as a seal against sewer gas, and in a floor drain in a bathroom nobody uses, that water evaporates within a couple of weeks in this climate. Pour a jug of water down it and the smell goes immediately. For a drain that never gets used, a little cooking oil on top slows the evaporation for months.
Rodding pushes through the obstruction and opens a channel, so water moves again. Jetting directs high pressure water back along the pipe wall and scours off the grease and residue lining it, restoring close to full bore. Rodding is right for a solid obstruction and for getting a property usable quickly. Jetting is what you want on anything that built up gradually, which is most kitchen drains.
They go down the pan, which is all the label claims. They do not break up. Toilet paper disintegrates in seconds; a wipe is a textile and stays intact, catches on any imperfection in the pipe, and then collects everything arriving behind it. They are the single most common cause of serious blockages we attend.
Very likely. Apartments share a stack running the height of the building, and that is the building's responsibility rather than yours. If several apartments have trouble at once, or waste is backing up out of a floor drain rather than draining slowly, the restriction is probably below your apartment. Clearing your branch will not help, and we will tell you that rather than take the job.
The system cannot get enough air. Water going down a stack pulls air behind it, and if the vent is restricted it takes that air through the nearest trap instead — which is what you hear, and which can pull enough water out of the trap to break the seal and let a smell through. It is a ventilation problem rather than a blockage, and rodding the drain that gurgles changes nothing.
No, and it would be dishonest to charge for one on a straightforward first-time blockage with an obvious cause. We survey where a drain has blocked before, where it cleared in a way suggesting a defect, or where you want the line documented before buying a property.
Keep fat and oil out of it. Oil is liquid going in and solid twenty centimetres along where the pipe is cooler, and it builds in layers until one ordinary plateful closes the line. Wipe pans out before washing, use a sink strainer, and run hot water for a while after washing up. On a heavily used kitchen, jetting every year or two keeps the bore open.
Yes, and commercial kitchens need a different regime from homes because the grease load is far higher. Scheduled jetting out of hours so trading is unaffected, coordinated with grease trap cleaning Dubai, with records suitable for inspection.
Stop using water anywhere in the property if something is backing up — every litre added has nowhere to go. Do not keep flushing a toilet to see whether it clears. Move anything valuable off the floor near the affected area, and if you have already used chemical drain cleaner, tell us when we arrive.
