Most inspection reports are useless for the same reason. They list everything at the same level of importance.

Thirty findings with no ranking is not information. The reader cannot tell the seized main valve from the tap washer, so either everything gets done or nothing does.

A report worth paying for does four things. It ranks each finding as urgent, soon or watch. It photographs anything the reader cannot easily see. It says where the fault is in plain words, not just what it is. And it separates what is failing now from what will fail eventually.

It should also be readable by somebody who is not a plumber, because the person acting on it is usually an owner, an agent or a building manager.

An inspection is not something to buy every year for its own sake. There are three points where it clearly pays.

The first is moving in. A dated report with photographs is the only thing that settles a later argument about whether damage was already there. It costs a fraction of one deposit dispute.

The second is buying. Pipework, drainage fall and old risers are the faults you cannot see on a viewing and cannot argue about after the price is agreed.

The third is a new build handover. Developers fix snags inside a window, free. That window closes, and the same faults become yours. An inspection before it closes is the cheapest one you will ever buy.

Outside those three, once a year is plenty for most homes, and it is a short visit.

This is the part usually left out, so it is worth saying plainly.

A clean report is not a warranty. It says that on the day we looked, with the instruments we had, nothing was wrong that we could find. A braided hose can be perfect in the morning and open in the evening. Nobody can see the inside of a pipe buried in a slab.

What an inspection does is remove the faults that are already there and knowable. Seized valves, ageing hoses, poor fall, a running cistern, a meter that will not sit still. That is a long list and it is worth clearing.

What it does not do is predict. Anyone offering a guarantee that nothing will leak is selling something that cannot exist.
