Why surface area is the number that gets quoted

Duct cleaning and duct insulation both cost by how much skin there is, not by how much air goes through.

A cleaning crew has to get a brush and a vacuum along every metre of the inside. A long thin duct and a short fat one can carry the same air and be very different amounts of work.

Insulation is even more obvious. It is a material that wraps the outside, so it is bought and fitted by the square metre.

That is why a quote in square metres is the honest way to price both, and why knowing your own figure lets you tell whether a number is sensible.

How to measure your ducts

You need a tape measure and access to the ceiling void, or the drawings if you have them.

Measure the outside
Width and depth for a rectangular duct, or the diameter for a round one. Measure the metal, not the insulation around it.
Add up the lengths
Walk the run and add every straight section of the same size together. Different sizes get worked out separately and added at the end.
Do not forget the branches
The main trunk is usually the biggest number, but the branches to each room add up faster than people expect.
Allow for bends
A bend has more surface than a straight piece of the same length, and it takes longer to clean. That is what the fittings allowance is for.
Use the drawings if you can
For a villa or an office, the mechanical drawings give you every size and length without crawling anywhere.

Why duct cleaning matters more here

Ducts in the UAE collect more, and worse, than ducts in most climates.

Fine desert dust is the main one. It gets in through returns, past filters, and around every joint that is not sealed. Over years it builds a layer along the inside of the duct.

Construction dust is the second. A building that is still finishing out, or a neighbour renovating, puts a great deal of very fine material into the air.

Then there is moisture. High humidity plus a cold duct means condensation, and dust plus moisture is exactly the situation where mould grows. That is the difference between a duct that is dirty and a duct that is a problem.

The signs are a smell when the AC first starts, dust marks around the grilles, and people in the house sneezing more than they should. None of them are subtle once you know what they mean.

What a duct cleaning quote should tell you

Before you accept one, these are the things worth asking about.

How it is priced
By square metre, by outlet, or a flat price for the property. All three exist. Knowing your area lets you compare them properly.
What is actually cleaned
Supply ducts only, or returns as well. The return side is often dirtier and it is sometimes left out of a cheaper quote.
The method
Brushing with a vacuum under negative pressure is the normal approach. Ask what happens to the dust that comes loose.
Grilles and diffusers
They should be taken off, washed and refitted. Wiping the front of a grille is not cleaning it.
Before and after
Photographs or camera footage inside the duct. This is the only way you will ever see whether the work was done.
The coil
Cleaning ducts and leaving a dirty coil solves half the problem. Ask whether it is included.

Insulation, and the other reason area matters

It matters here more than almost anywhere, because a ceiling void in a UAE building gets very hot. Air travelling through an uninsulated duct in that void picks up heat every metre of the way.

The result is cold air leaving the unit and cool air arriving at the grille. You paid for the difference.

The second job insulation does is stop condensation. Cold duct in hot humid air sweats, and water dripping in a ceiling void eventually appears as a stain on a gypsum ceiling. That is a common call and the cause is usually missing or damaged insulation rather than a leak.
