A duct clean means the whole system: supply and return runs, every grille and diffuser, the drain pan and the air handler itself. Anything less is cleaning the part you can see.

Duct cleaning is oversold. These are the situations where it is actually justified — if none apply, you probably do not need it yet.

If the unit itself has been serviced and the musty smell comes back within days, the source is further into the system — usually damp lining or growth in the duct.
Particles landing on furniture below a diffuser, or grey streaking around the grille itself. That material is coming from inside the duct, not the room.
Wet duct insulation does not dry out in a sealed ceiling void. It grows things instead, and cleaning without replacing soaked lining achieves nothing.
Worth investigating, though ducts are only one possible source. We would rather inspect first and tell you it is not the cause than clean and take your money.
Sometimes duct build-up, but more often a crushed flexible run, a disconnected joint or a fouled blower. All of those need finding before anything is cleaned.
In this climate that is long enough for a measurable layer to accumulate. Worth an inspection at minimum, even if the answer turns out to be that they are fine.
Ducts left still and humid for months, with a drain pan holding water, are where growth starts. Worth checking before a new occupant moves in.

Worth Knowing
This is the most oversold service in the trade. Here is a straight account of when it helps, when it does not, and how to tell whether it was actually done.
Duct cleaning is routinely sold on an annual schedule, and for most properties that is unnecessary. Ductwork is not a filter — it is a path. In a system with a reasonable filter, changed regularly, and no water ingress, the ducts accumulate material slowly and stay serviceable for years.
The situations that genuinely justify cleaning are specific: after construction or renovation, after a water leak into the ceiling void, where a pest problem has got into the system, where growth is visible on inspection, or where nobody has looked in five years or more.
If none of those apply and someone is quoting you for an annual duct clean, ask them to show you the inside of the duct first. A contractor confident the work is needed will be happy to. That single question filters out most of what is wrong with this part of the trade.
Proper duct cleaning works on a simple principle: put the whole system under negative pressure, then dislodge what is stuck to the walls so the suction carries it out. The extraction unit is large, it connects to the trunk duct, and it runs throughout.
Agitation is what actually frees the material. Rigid sheet metal duct takes a rotary brush on a flexible shaft. Flexible duct — the insulated concertina type used through most Dubai ceiling voids — cannot take a brush, because it tears the inner liner and creates a far worse problem than dust. That needs compressed air whips instead.
The common substitute is a technician with a shop vacuum held at the grille. That removes what is within arm's reach of the outlet and nothing beyond it. Since the visible dirt is at the grille, the result looks convincing and the ducts are as they were. If nobody brought in a large extraction unit, your ducts were not cleaned.
Fine desert sand is smaller than much of what a standard AC filter is built to stop, so a proportion of it passes straight through and settles wherever airflow slows — which is inside the duct run, particularly at bends and behind dampers.
Construction is the second factor. In a city where something is always being built, gypsum and cement dust travels far further than people expect, and a fit-out three floors down can load a duct system in a fortnight. Any property that has had building work is a genuine candidate for cleaning regardless of when it was last done.
Humidity is the third. A duct carrying cold air through a warm ceiling void sits close to dew point, and where insulation is damaged or a leak has soaked it, that dust turns into a medium for growth. Dust alone is inert; wet dust is not, which is why a water leak into a ceiling changes the calculation entirely.
Most people who book duct cleaning are chasing a smell or weak airflow, and in a good share of those cases the ducts are not the cause.
A musty smell most often comes from the evaporator coil, which stays wet through the whole cooling season and grows exactly what you are smelling. That is a coil clean, part of AC servicing Dubai, and considerably cheaper than a duct clean. Weak airflow is more often a clogged filter, a felted blower wheel or a crushed flexible run than a duct full of dust.
This is why we inspect before quoting. Telling someone their ducts are fine and the problem is a coil costs us the larger job, but selling a duct clean that does not fix the complaint costs us the customer.
Antimicrobial treatment has a place: where inspection has found actual growth, applying an approved product to cleaned surfaces slows it returning. That is a reasonable step in a reasonable sequence.
What is not reasonable is fogging a system as a standard add-on, or applying anything to ducts that have not been physically cleaned first. Chemical on top of dust achieves nothing except a smell that people mistake for cleanliness.
Be wary of anyone offering ozone treatment for occupied premises. Ozone is a respiratory irritant at the concentrations needed to be biologically effective, and there are safer ways to reach the same result. We do not use it.
The camera survey routinely finds problems that have nothing to do with dust and that nobody knew about. Flexible duct crushed above a light fitting, cutting the airflow to a room by half. A joint that has pulled apart and is delivering cooled air into the ceiling void instead of the bedroom. Insulation soaked by an old leak and never dried.
These are worth knowing about because each is quietly costing you money every month the system runs. We flag them with imagery and quote the repair separately rather than folding it into the cleaning price.
