Worth Knowing
This service varies more between companies than almost anything else on this site, and price tells you very little about which you are getting.
There is no definition of a deep clean. It is not a standard, it is a marketing term, and it means precisely whatever the company using it decides it means. That is why quotes for the same property vary by a factor of three.
The reliable way to tell them apart is not price and it is not the description. It is one question: what gets opened.
A thorough surface clean wipes what it can see. A deep clean opens things — inside the oven and behind it, the extractor filters, inside the fridge, cupboard and drawer interiors, inside wardrobes, the tops of units, behind furniture that moves, AC supply and return grilles, window and door tracks, and the balcony drain.
Every one of those takes real time, and every one of them is invisible from the middle of the room. Which is exactly why they are what gets dropped when a quote is cut, and why a property can be cleaned for six hours and still have a grey return air grille and a grease-coated extractor filter.
So ask for the list. Any company doing this properly has one and will send it. A company that answers with "everything, madam, full deep cleaning" is telling you something useful about what you are buying.
The most common complaint about cleaning is that a team was in the property for hours and it looks much the same. Usually the reason is chemistry rather than effort.
Cleaning products are not paint. A limescale remover works by acid reacting with the mineral deposit, and that reaction takes time — several minutes of contact, sometimes longer on heavy scale. A degreaser works by breaking down fats, and that also takes time. Disinfectants have a stated contact time, and below it they simply have not killed what they claim to kill.
What happens in a rushed clean is spray and wipe. The product goes on and comes off within seconds, before it has done any chemical work at all, and what is removed is whatever mechanical scrubbing achieves. The property smells strongly of cleaning and looks about the same, and the customer cannot articulate what went wrong.
Doing it properly means applying product to the shower screen, the oven, the taps, and then leaving it while working elsewhere, returning after it has had its time. It is slower and it is the difference between removing limescale and polishing it.
This is also why a deep clean quoted at an implausibly short duration cannot be doing what it says. The chemistry has a minimum time and no amount of staff shortens it.
Almost every property in this city runs air conditioning for most of the year, and all the air in the property passes through the return air grille repeatedly, every day, for months.
Everything airborne — dust, fine sand, cooking aerosols, skin cells, fibres — gets drawn toward that grille, and a proportion of it sticks. Over a year the grille goes visibly grey, and the filter behind it, if there is an accessible one, goes considerably worse.
Two things follow. The obvious one is that it is dirty, and it is on the ceiling where nobody looks. The less obvious one is that it is directly in the airflow, so anything sitting on it is being passed over by air that then goes into the room. It is the one surface in a property where cleanliness genuinely affects the air rather than the appearance.
It is also the most reliably omitted item in cleaning. It is above head height, it needs a step, and it is not visible from where anybody stands when they inspect a finished clean.
Worth knowing that grille cleaning is not the same as servicing the system. Cleaning the visible grille and any accessible filter is a cleaning job; the coil, the drain pan and the ductwork behind it are not, and where airflow or smell is the actual complaint, AC servicing Dubai is what addresses it.
This one is unglamorous and it matters more than most of what gets advertised.
A cloth used on a toilet, rinsed, and then used on a kitchen worktop moves bacteria from one to the other. Rinsing in a bucket does not solve it — the bucket becomes the vector. This is well established, it is why every commercial cleaning standard specifies colour-coded cloth systems, and it is skipped constantly in domestic work because nobody sees it happen.
A proper system is simple: different coloured cloths for bathrooms, for kitchens, for general surfaces, and for glass, kept separate and laundered separately. It costs almost nothing to implement and requires only that the team is trained to keep to it.
The same applies to mop heads and to the mop bucket. Water that has cleaned a bathroom floor and is then used in a kitchen is dirtier than what it is being used to clean, and mopping a large property with one bucket of water changed once is doing very little by the end.
It is a fair thing to ask about, and the answer tells you whether a company has a method or just staff. It also costs nothing to check while a team is working.
Managing this expectation before a job rather than after it is worth more than most of what happens during it.
Etched glass is the big one. Hard water leaves mineral deposit on shower screens, and while it is deposit it comes off with the right product and enough dwell time. Left for long enough, particularly with heat and repeated wetting, it chemically etches the surface of the glass — microscopic pitting that scatters light. At that point the cloudiness is the glass, not something on it, and no cleaner in existence removes it. The options are professional restoration polishing or replacement.
Failed grout is the second. Grout that has gone porous or cracked absorbs staining into its body. Scrubbing removes surface soiling and the discolouration remains, because it is inside the material. That is a regrouting job.
Then there is stone. Marble and other calcareous stone is damaged by acidic cleaners — including many limescale removers and anything citrus-based — which etch the surface dull. A cleaner who uses a general descaler on a marble worktop or bathroom will leave permanent marks, and this is a real and common form of damage.
And smells. A persistent smell with no visible source is usually a dry drain trap, a wardrobe with no air movement, or something in the AC system, and none of those are solved by cleaning surfaces. It is worth investigating rather than repeatedly deodorising.
Any of these will be flagged before work starts rather than discovered afterwards, because a clean that was always going to disappoint is worse for everybody than a straight answer at the quote.
Three local factors shape what a deep clean here actually has to deal with.
Fine sand is first and it is relentless. It enters through window and door tracks, through balcony doors, through AC intakes and simply through the act of opening a door. It is finer than household dust, so it settles into fabric, into track channels, into the gaps around windows, and into cupboard interiors that seem sealed. A property left empty for a summer accumulates a genuinely surprising quantity, and window and door tracks are where it packs down hardest.
Hard water is second. Desalinated supply here leaves mineral deposit readily, which is why shower screens, taps, kettles and glassware scale quickly. It is manageable while it is deposit and permanent once it etches, which makes it one of the few cleaning issues with an actual deadline.
Humidity is third and it is seasonal. Through the humid months, any space with poor air movement — a closed wardrobe, a spare room with the AC off, a bathroom with a weak extractor — develops the musty smell and eventually the growth that people describe as mould. Cleaning treats the symptom. The cause is air movement, and it recurs until that is addressed.
The practical upshot is that deep cleaning Dubai properties well is weighted differently from a temperate climate. Tracks, grilles, descaling and enclosed storage matter more here than they would elsewhere, and a scope imported from another market will miss most of it.
It is worth saying, because it is true reasonably often and nobody in this trade says it.
If a property is cleaned regularly and thoroughly, and the interiors get attention every few months, a full deep clean may add very little. What people frequently want when they book one is not a different service but a better version of the one they already have — a regular clean that includes the oven occasionally, that does the grilles twice a year, that gets into tracks and behind appliances rather than only what shows.
Deep cleans genuinely earn their cost at transitions: moving in, moving out, after a property has stood empty, after building work, before guests, or when nobody can remember the last time an interior was opened. Those are moments when the property can be worked on properly, often empty, and the difference is dramatic.
On a maintained, occupied property, the honest advice is often to improve the routine rather than book the occasion. That conversation costs us a booking and it produces a customer who trusts the next thing we say.
The exception is anything health-related. If somebody in the property has allergies or asthma, the case for periodic deep cleaning is stronger, because dust that has accumulated in soft furnishings, grilles and enclosed storage is exactly what makes those conditions worse.
