Symptoms

What is wanted is a dated history of extract cleaning with evidence, not a receipt for a wipe-down. Commercial premises are asked for this routinely.
Nobody can say when the extract was last done, and that becomes your problem at the first inspection. Worth establishing early rather than at one.
Why TRAXICO
The difference on this job is almost entirely what happens above eye level.
Cleaning the visible canopy and leaving the ductwork is the industry norm and it leaves the fire load exactly where it was. Access panels are used, and where there are none we say so.
Grease is dissolved chemically and that takes minutes on the surface. Spray-and-wipe removes the top film and leaves the deposit, which is why kitchens get cleaned and stay greasy.

Worth Knowing
The first section is about fire and applies to any commercial kitchen. The rest apply to both.
In a commercial kitchen, cooking produces grease-laden vapour. The extract system's purpose is to capture it and remove it from the building, and along that route some of it condenses — first on the filters, then in the canopy plenum, then along the ductwork, and finally on the fan itself.
Over months that deposit builds into a layer of combustible material running from directly above the cooking line to the roof. If a flame reaches it — a flare-up on a range, a fat fire in a fryer — it does not stay in the kitchen. It travels along the duct, inside the building fabric, above ceilings, past fire compartmentation, to wherever that duct goes. Kitchen extract fires are among the more serious commercial fires precisely because of that path.
What is normally sold as extract cleaning is a cleaned canopy. The canopy is visible, it looks dramatic when it goes from brown to bare steel, and a photograph of it satisfies most people. Behind it, the duct is untouched.
Doing it properly means access into the duct itself, cleaning through its length where it can be reached, and cleaning the fan and the discharge point. Where a duct has no access panels — which is common, particularly in older fit-outs — panels have to be installed, and that is a genuine additional cost that a cheap quote avoids by simply not mentioning the duct exists.
The question worth asking any contractor is direct: will you clean the duct, do you have access, and will you photograph inside it. Photographs inside a duct before and after are the only way anybody can verify this work happened, which is exactly why they should be part of it.
The most common reason a kitchen gets cleaned and stays greasy is that products were not given time to work.
Degreasers are alkaline, and they work by saponifying fats — converting them chemically into something water-soluble that can be rinsed away. That reaction takes time on the surface. On light films it is a minute or two; on baked carbonised deposit in an oven or a heavily loaded filter it is considerably longer, and heat helps.
What happens in a rushed clean is spray and wipe. The product touches the surface for a few seconds, does almost no chemical work, and what comes off is whatever the cloth removes mechanically. The top film goes, the deposit stays, and the kitchen smells strongly of cleaning and feels tacky again within days.
The professional version is: apply, leave, work on something else, come back, agitate, rinse. Filters go into a soak tank rather than being wiped. Oven interiors get product left on them while the hob and splashbacks are done. It is slower and it is the difference between removing grease and smearing it.
This is also why a kitchen deep clean quoted at a very short duration cannot be doing what it says. There is a minimum time that chemistry requires, and adding staff does not shorten it.
This one costs people real money and almost nobody warns them.
Many modern ovens have special interior surfaces. Catalytic liners are rough, porous panels that absorb and oxidise grease at cooking temperatures. Pyrolytic ovens have an enamel formulated to withstand a very high self-cleaning cycle that reduces residue to ash.
Standard caustic oven cleaner attacks both. On catalytic liners it clogs and destroys the porous structure so they stop working permanently, and the panels then need replacing. On pyrolytic enamel it damages the surface finish, and manufacturers are generally explicit that using such products voids the warranty.
The trouble is that neither type looks different from an ordinary oven from the inside, so somebody cleaning without checking will treat all three identically. It is a genuinely common form of damage.
Before anything is applied, the oven type should be established — from the manual, from the model number, or from the presence of a self-clean cycle on the controls. A pyrolytic oven usually needs its own cycle run and then the residue removed, not chemical cleaning at all. A catalytic oven needs the liners left alone and the non-catalytic surfaces treated around them.
If you are cleaning your own oven, this is the single most useful thing to check first. If somebody else is doing it, it is worth asking whether they know what kind of oven you have.
A domestic complaint that has a specific cause and a specific fix, and the fix is not more cleaning.
When you cook, fats vaporise and rise with hot air. An extractor that is working captures that vapour and removes it from the room. One that is not — because the filters are loaded, or the duct is coated, or it is a recirculating hood with an exhausted carbon filter, or it is simply undersized — lets that vapour circulate instead. It then condenses on the coolest surfaces it reaches: wall units, the ceiling above the hob, the tops of cupboards, and eventually every surface in the room.
That is the sticky film that returns within days of a thorough clean, and it is why it accumulates fastest on high surfaces and on the underside of wall cabinets.
So the useful diagnostic is not how often you clean but whether extraction is working. Hold a tissue against the extractor while it runs on full; it should hold there. If it does not, the system is moving very little air and the filters are the first thing to check — many domestic hood filters have never been removed since installation and can be washed in a dishwasher or soaked.
Recirculating hoods, which are common in apartments where no external duct exists, rely on carbon filters that are consumables with a life of a few months. Once exhausted they filter nothing, and the hood is effectively an expensive fan blowing grease-laden air back into the room. Replacing them is cheap and it is almost never done.
A kitchen inspection covers a great deal more than whether surfaces are clean, and the items that carry weight are consistent.
The extract system is first, and specifically whether there is a documented cleaning history rather than whether it looks acceptable today. A single recent invoice is much weaker evidence than a consistent dated record with photographs.
Behind and under equipment is second. Cookers, fryers and fridges get pulled out, and the gap behind them is where grease, debris and pest evidence accumulate together. It is also the area most reliably skipped by daily cleaning, which is exactly why an inspector goes there.
Floor gullies and drains are third and they are consistently ignored. A gully full of grease and debris is both a smell source and a blockage waiting to happen, and it is trivially easy for an inspector to lift a cover.
Then the ordinary items: food contact surfaces, equipment interiors, storage, hand wash facilities, and the condition of surfaces themselves — cracked tiles, damaged grout and worn work surfaces are recorded because they cannot be cleaned properly.
The pattern is that inspections look where daily cleaning does not. Which is a reasonable way to describe what a deep clean is for, and why the interval should be set by how fast a kitchen actually loads rather than by a number in a contract.
The load reaching a deep clean is largely determined by daily habits, and a few of them make a disproportionate difference.
Filters are the first line and they are cheap to maintain. In a commercial kitchen they should come out and go through the wash on a regular cycle — weekly in a busy fried-service kitchen. In a home, every month or two. A loaded filter stops capturing grease and starts sending it into the duct, which converts a five minute job into a very expensive one over a year.
Wipe down while the kitchen is still warm. Grease that has cooled and hardened is far more work than grease removed at the end of service while surfaces are warm and it is still soft.
Keep grease out of the drains. Scraping and dry-wiping pans before washing puts the fat in the bin rather than into the waste system, which protects the drain line and the grease trap. And pull equipment out periodically rather than only when somebody inspects. What is behind a fryer after three months is not a cleaning job anybody enjoys, and it is the difference between a routine deep clean and a recovery one.
Extract cleaning intervals are frequently sold as a fixed schedule, and the honest position is that they should follow the kitchen.
What determines loading is cooking type and hours. A kitchen doing heavy fried and grilled service for fourteen hours a day loads its filters and duct at a completely different rate from a café doing sandwiches and coffee. Applying the same interval to both means one is being over-serviced and the other is running with a fire load for months longer than it should.
The sensible approach is to measure. Deposit thickness in the duct and on the filters at each visit tells you how fast that particular kitchen loads, and the interval follows from it. A kitchen consistently found in good condition at three months can reasonably move to four; one found heavily loaded needs shortening rather than the same schedule repeated.
For domestic kitchens the equivalent is simpler. An oven and filters once or twice a year suits most households; a kitchen that fries frequently needs more, and one that mostly reheats needs less.
What we do is record the condition found each visit and adjust, and tell you when we think you are booking more often than you need. That conversation costs revenue and it produces a client who believes the interval when we say it needs shortening.

It should, and frequently it does not. Most extract cleaning sold is a cleaned canopy — visible, dramatic in a photograph, and it leaves the duct untouched. The duct is where a fire travels, past ceilings and compartmentation to wherever it discharges. Ask any contractor directly: will you clean the duct, do you have access, and will you photograph inside it.
It should follow how fast your kitchen loads rather than a fixed schedule. Heavy fried and grilled service over long hours loads a system at a completely different rate from a café. Hold a tissue to the hood while it runs on full: if it does not hold there, the system is moving very little air.
It changes the maintenance. A recirculating hood filters air through carbon and returns it to the room, and those carbon filters are consumables with a life of a few months. Once exhausted they filter nothing and the hood is a fan blowing grease-laden air back at you. They are inexpensive and they are almost never replaced.
