Symptoms
None of these mean the unit has failed. They mean it is dirty or drifting, and both are cheap to fix at this stage.

Worth Knowing
Servicing is easy to fake and most customers cannot tell the difference until the following summer. Here is what actually happens in a proper one.
Everything else on a service checklist matters, but coil cleaning is where the performance comes back. Your air conditioner works by moving heat across two coils: the evaporator indoors absorbs heat from the room, and the condenser outdoors dumps it into the air. Both rely on air passing freely between very closely spaced aluminium fins.
In Dubai those fins fill with fine sand. The evaporator, permanently wet during the cooling season, collects a paste of dust and biological growth that is genuinely difficult to remove. Spraying water at the face of it achieves very little — the fouling sits between the fins, several millimetres deep, and it needs a chemical that lifts it plus enough pressure to flush it out the other side.
This is the step that separates a fifteen-minute visit from a real one. A technician who has properly cleaned an evaporator coil will have removed the covers, protected the electrics, applied a treatment, waited for it to work, and rinsed it into a bag or a tray. If none of that happened, the coil is as dirty as it was and the cooling will not have improved.
Behind the evaporator coil sits a long cylindrical blower wheel with dozens of small curved blades. Each blade collects a felt-like layer of dust that builds up unevenly, and because the wheel is hidden it is almost never cleaned.
A blower carrying that build-up moves substantially less air. The symptom is a room that cools slowly with weak flow from the vents, and it is routinely misdiagnosed as low refrigerant — which leads to gas being added to a system that did not need any. Cleaning the wheel is fiddly and takes time, which is exactly why it gets skipped.
If your airflow has dropped and a new filter has not fixed it, ask specifically whether the blower wheel was cleaned. The answer tells you a great deal about the quality of the last service.
People use both words and mean roughly the same thing, so it is worth being plain about it. A service is the visit — the physical work described on this page, booked when you want it, paid for once.

If you live in a tower supplied by Empower, Emicool or a similar provider, there is no compressor in your apartment and no refrigerant circuit to check. Chilled water arrives from a central plant and a fan coil unit above your ceiling blows air across it.
Servicing there is coil cleaning, filter replacement, blower cleaning, drain treatment and a check of the actuator valve and thermostat. It is a shorter visit than a split system and priced accordingly — and it is genuinely worth doing, because a fouled FCU coil reduces cooling exactly as a fouled evaporator does. What no contractor can service is the chilled water plant itself, and anyone offering to is selling you something they cannot deliver.
