Symptoms
The first two are worth acting on immediately. The rest are ordinary faults with straightforward fixes.

Motor windings or a failing capacitor. Switch it off at the wall and leave it off — a fan motor running hot is an ignition source above your head.

A failed starting capacitor almost every time. It is an inexpensive part and it is the single most common ceiling fan fault.

Standard regulators do not suit every motor type, and a DC or inverter fan needs its own controller. Mismatched control causes humming and premature failure.
Balconies and terraces here get humidity, salt and blown sand. An indoor fan outside corrodes at the bearings and the canopy within a season or two.
On a replacement we look at what the old fan was hanging from before reusing it. Inheriting somebody else's fixing without checking is how these come down.
Scope

Slab, timber, steel or nothing but board and a void. This determines the fixing method and occasionally moves the position, and it is settled before anything else.
A bracket rated for a moving load, anchored into structure with fixings suited to the material. On a false ceiling this usually means a support taken back to the slab above.
Drop length selected for the ceiling height so blades sit at an effective height without becoming a hazard. High ceilings need a longer rod than people expect to move air usefully.

How It Works
Usually a short visit, with one question that has to be answered first.

What is above the position. On a false ceiling with no existing support, that changes the job — and it is far better known before booking than discovered on the day.

A balanced, correctly mounted fan puts far less load on its bearings than one that is fighting an imbalance every rotation.
Blades at a sensible height and clear of doors, wardrobes and beds. It matters most in children's rooms and it is easiest to solve at installation.
Matched control means every speed available and no hum, rather than a fan that only really has one useful setting.
Worth Knowing
One of these sections is about safety and the rest are about whether the fan is any use. The safety one is first.
A light fitting is a static load. It hangs there, it does not move, and a cavity fixing rated for its weight will hold it more or less indefinitely.
A ceiling fan is a different problem entirely. It is a rotating mass, and no fan is perfectly balanced — there is always a small residual imbalance, which produces a cyclic force at the mounting, repeated every rotation, for every hour the fan runs. Over a Dubai summer that is millions of load cycles.
Plasterboard is gypsum between paper. Cavity fixings work by spreading load across the back of the board, and under a cyclic load the board around the fixing crumbles progressively. The hole enlarges, the fixing loosens, the fan develops a slight wobble, which increases the cyclic force, which accelerates the process. It is a self-reinforcing failure with a visible warning sign that most people interpret as an annoying wobble rather than as a countdown.
The consequence is not a fitting falling off a wall. It is several kilograms with rotating blades coming down, frequently above a bed or a seating area.
A fan must therefore be fixed to structure — the concrete slab, or a timber or steel member behind the board — using a bracket designed for a moving load. On a false ceiling that means a support taken back to the slab above, ideally installed while the ceiling is being built. Retrofitting one through a finished ceiling is possible and it is more work, which is exactly why it gets skipped.
If you have a fan up and do not know how it is fixed, the things to look for are a canopy that no longer sits flush, a hairline crack radiating from it, or a wobble that has appeared or worsened. Any of those means switch it off and have it checked.
This is worth stating plainly because it changes how a fan is used and it is almost never explained.
A ceiling fan does not lower air temperature. It has no cooling mechanism — in fact the motor adds a small amount of heat to the room. What it does is move air, and moving air across skin increases evaporative cooling and carries heat away from the body, which is felt as a temperature several degrees lower than the actual air.
Two consequences follow. The first is that running a fan in an empty room achieves nothing at all except consuming electricity and adding heat. Switching fans off in unoccupied rooms is genuinely worthwhile and it is the opposite of what people do with air conditioning, where pre-cooling makes sense.
The second is the useful one. Because the perceived temperature is lower, an air-conditioned room with a fan running is comfortable at a higher thermostat setting than the same room without one. Raising a setpoint by two or three degrees while running a fan costs a fraction of what those degrees cost the compressor, and over six months of Dubai summer that difference is substantial.
That is the real argument for fans in this climate: not as a replacement for air conditioning, which they are not, but as something that lets the air conditioning work less hard for the same comfort. It also means the fan is worth having in rooms that are already air conditioned, which is where people often assume it is redundant.
A wobbling fan makes people assume something is broken or that the fan is poor quality. Usually neither is true and the fix takes minutes.
Wobble comes from asymmetry. A blade very slightly heavier than the others, or one sitting a few millimetres lower than its neighbours, produces an imbalance that the fan expresses as a visible wobble at speed. Blades are typically supplied as a matched set for exactly this reason, and mixing blades between fans reliably produces it.
The diagnostic sequence is straightforward. First check that all blades are at the same height — measure from the ceiling to the tip of each one, rotating the fan by hand. A blade out of plane can often be gently corrected at the bracket. Then check pitch, the angle of each blade, which should match. Then look for a loose blade screw, which is common and easy to miss.
If all of that is even and it still wobbles, it is a weight imbalance, and balancing kits — small adhesive weights placed by trial on the top of a blade — resolve it. It is fiddly rather than difficult.
What matters is not tolerating it. Beyond being irritating, wobble is the cyclic load working on the mounting, and it is the mechanism by which an adequate fixing becomes an inadequate one. A fan that has recently started wobbling when it did not before is telling you something has changed, and that is worth looking at rather than living with.
Fan height gets treated as an aesthetic decision and it is mostly a performance and safety one.
Too close to the ceiling and the fan cannot draw air in from above the blades properly, so it moves far less air than it should. This is the common mistake with flush-mounted fans on high ceilings — the fan runs, it looks right, and the room barely notices. On a high ceiling a longer downrod that brings the fan down to a working height moves dramatically more air across the people in the room.
Too low and it becomes a hazard, particularly in bedrooms with bunk beds, in rooms where somebody might lift something overhead, or near a doorway where a tall person walks under the blade path.
Distance from walls matters too. A fan too close to a wall or a wardrobe cannot draw air evenly from all sides, which reduces output and can create a low hum from the uneven inflow.
The practical approach is to work from blade height above the floor, which should be comfortably above head height with margin, and blade tip clearance from surrounding obstructions, and then choose the downrod that achieves both. On a very high ceiling that may be a rod considerably longer than the one supplied in the box, and it is worth ordering with the fan rather than discovering on the day.
Almost every ceiling fan fault we attend is one of three components, and none of them is the motor.
The capacitor is first by a wide margin. Most conventional ceiling fan motors need a capacitor to start turning and to run efficiently, and capacitors degrade with heat and time — which in a fan motor mounted near a hot Dubai ceiling happens faster than the manufacturer assumed. The symptom is distinctive: the fan hums but does not start, or starts only if you give a blade a push. It is an inexpensive part and the repair is straightforward.
The regulator is second. Traditional speed control works by switching between capacitor values or by resistance, and a failed section means specific speeds stop working while others continue. A fan that has lost its low speeds but runs fine on high is almost always this rather than a motor problem.
The remote receiver is third, and it is a modern addition to the list. The receiver sits in the canopy, directly above the motor, in the hottest position in the whole assembly. It fails there for exactly that reason, and the symptom is intermittent response before total failure. It is replaceable on its own.
The reason all this matters is that fans get replaced over faults that cost a fraction of a new fan. If a fan is mechanically sound, well mounted and quiet, a capacitor or a receiver is worth doing.
One caveat: DC and inverter fans use different motor technology and their own dedicated controllers, and a conventional regulator will not control them properly. Fitting the wrong control to one of those causes humming and shortens its life.
Two local factors shape how fans age here, and they affect indoor and outdoor installations differently.
Indoors, the issue is dust and heat. Fine dust settles on the top surface of blades, and it does not settle evenly — which means a fan that was balanced when installed gradually becomes unbalanced as dust accumulates on one side more than another. A wobble that develops over a year or two, on a fan that was fine when new, is very often exactly this and is resolved by cleaning the tops of the blades. It is worth doing a couple of times a year and almost nobody does.
Ceiling void heat matters too. Fan motors in this climate operate at higher ambient temperatures than their designers assumed, and heat is what kills capacitors and receivers. It is the main reason those components fail earlier here.
Outdoors, the problem is corrosion. Balconies and terraces get humidity, and near the coast salt. An indoor-rated fan mounted outside corrodes at the bearings, the blade fixings and inside the canopy where the electrical connections are. It typically looks fine for a season and then deteriorates quickly.
Outdoor-rated fans use sealed motors, corrosion-resistant finishes and blades that do not warp with moisture — ABS or treated materials rather than plain timber or MDF, which swell and lose their shape and then cause the wobble that works the mounting loose. In humid coastal areas the difference in service life is not marginal.
A replacement looks like the easiest version of this job and it contains the one assumption worth not making.
The existing fan is coming down from a fixing somebody else made, and the temptation is to hang the new one from the same point. That is reasonable only if the fixing is sound and rated for the new fan, and neither is a given — the old fan may have been lighter, the fixing may have been marginal all along, or years of cyclic loading may have degraded it.
So the fixing gets assessed with the old fan off and the bracket exposed. What is it anchored into, is the anchor sound, and is it appropriate for the weight and dynamics of the new unit. It takes a few minutes and it is the whole safety question.
The second thing worth checking is the electrical point. Older installations sometimes have a fan point with no earth, or a connection made in an inaccessible position. Both get corrected during a replacement rather than reused.
And the third is whether the new fan actually suits the room. A replacement is a natural moment to reconsider blade span against room size, drop length against ceiling height, and whether a remote-controlled or DC model would be a better fit. People frequently replace like for like and inherit whatever compromise the original installer made.
