The background, for anyone who wants to understand why the advice here differs from what you would be told in a milder climate.

AC maintenance Dubai: twice a year, not once

Standard guidance in most countries is an annual service. That guidance assumes a system that runs for three or four months of the year against moderate outdoor temperatures. A Dubai unit runs near-continuously from April to October, often against outdoor air above 45°C, which is several times the duty.

Two services a year is the sensible baseline, and the timing matters as much as the count. One should land in February or March, before the season starts, because that is the service that determines whether the system copes with July. The second sits around October, clearing out what the summer put into it.

Dust and salt are the local enemies

Fine sand works into filters, settles on evaporator coils and packs the fins of outdoor condensers. A condenser exists to dump heat into the outside air; when its fins are packed, it cannot, so pressures climb through the whole system and the compressor draws more current to achieve less cooling.

Near the coast there is a second problem. In Dubai Marina, JBR, Palm Jumeirah and anywhere within reach of sea air, salt accelerates corrosion on aluminium condenser fins measurably. Fins that have gone powdery and crumble when touched are a sign the unit has less service life left than its age suggests, and coil cleaning on those properties is not cosmetic.

What AC maintenance catches before it becomes a repair

A capacitor drifting below its rated value still starts the compressor, just with more strain each time, until one hot afternoon it does not. A drain line silting up still drains, until the day it backs up into a ceiling. A charge two hundred grams low still cools, just less efficiently, while the leak that caused it gets slowly worse.

None of these are visible to the person living in the property. All of them are visible on a gauge. That is the entire argument for maintenance: the failures are gradual and measurable long before they are noticeable, and each one is far cheaper to correct at the drift stage. Once one has gone past that point you need AC repair Dubai rather than servicing, and the bill is a different size.

Apartments on district cooling are a different job

In towers supplied by Empower, Emicool and similar providers, there is no compressor in your apartment and no refrigerant to check. Chilled water arrives from a central plant and a fan coil unit above your ceiling blows air across it.

Maintenance there means coil cleaning, filter replacement, drain line treatment, actuator valve checks and thermostat calibration. It is genuinely worth doing — a fouled FCU coil reduces cooling exactly as a fouled evaporator does — but it is a shorter visit and priced accordingly. What no contractor can service is the building chiller plant, and anyone offering to is selling you something they cannot deliver.

AC maintenance contracts versus paying per visit

For a single apartment with one newer unit, paying per service is usually cheaper and there is no reason to sign anything. We will say so rather than push a contract, just as we will tell you when a system is far enough gone that booking AC installation Dubai beats servicing it again.

The arithmetic changes with the number of units and the age of the equipment. A villa with four or five systems, or a landlord with several properties, is scheduling and tracking a lot of separate visits — and paying full emergency rates when something fails in August. A contract converts that into one fixed annual figure with scheduled visits and priority response, and priority is the part people underestimate until the summer they need it.

How to tell whether a service was actually done

AC servicing is easy to fake and most customers cannot tell. A contractor who spends fifteen minutes in the property, rinses a filter, sprays some water at the outdoor unit and leaves has technically visited. Plenty of the systems we see for the first time were serviced last year by somebody, and it shows.

There are a few things worth checking. Ask what the temperature split was — the difference between the air going into the indoor unit and the air coming out. A technician who measured it will tell you a number, usually somewhere between 8°C and 12°C on a healthy system. One who did not will change the subject. Ask what the suction and discharge pressures read. Ask whether the drain line was flushed or just looked at.

Then look at the coils yourself after they leave. A cleaned evaporator coil looks clean between the fins, not just on the face. A condenser that has been properly washed has water on the ground beneath it and clean aluminium fins you can see daylight through. If the outdoor unit still has a grey mat of dust packed into the fins, it was not cleaned, whatever the invoice says.

This is also why we write the readings down and leave them with you. It is harder to do a superficial job when the numbers have to go on paper, and it means the next visit has something real to compare against rather than starting blind.

What you can do between visits

Rinse your filters. Open the front panel of the indoor unit, slide the filter out, and if it looks grey and matted, wash it under a tap and let it dry completely before refitting. In Dubai summer this wants doing every few weeks, and it is the single most effective thing a non-technician can do.

Keep the area around the outdoor unit clear. It needs open air on all sides to reject heat, so anything stacked against it, or a layer of construction dust from a neighbouring site, is directly costing you cooling. Beyond that, leave it alone — refrigerant lines run at pressure and the capacitor holds a charge that can injure you even with the power switched off.

How many units
The largest factor. A one-bedroom apartment with a single split unit and a villa with five systems are different visits, and per-unit cost falls as the count rises.
System type
A wall-mounted split is straightforward. Ducted and concealed systems take longer simply to reach. Fan coil units in district cooling towers are a shorter visit, since there is no refrigerant circuit to check.
Condition and age
A system serviced regularly takes an hour. One that has not been touched in three years takes considerably longer, and we will tell you that before we come rather than after.
Access
A condenser on an accessible balcony is one job. The same unit on a roof or in a service shaft is another. Access is often the difference between one hour and three.
Plan or single visit
Contract rates are lower per visit than one-off servicing, and include priority response. For a single newer unit the one-off is usually the better value, and we will say so.
