Symptoms
Two on this list are urgent enough to switch off first and call second. They are marked accordingly.

We do not bypass an RCD or fit a larger breaker to stop it tripping. Those are the two things that turn a warning into an injury, and they are both common.
Insulation resistance, continuity, earth loop impedance and leakage measured rather than guessed. A fault located by swapping parts is a fault that comes back.
Before and after, in plain terms. Electrical work is invisible once the cover goes back on, so the numbers are the only evidence anybody has.
Heat at a terminal is the single most common cause of electrical fires, and it is found by checking rather than by waiting for a smell.
The circuit proved once the work is done. An electrician who leaves without testing has fixed something and confirmed nothing.

Conductors proved end to end and connections confirmed the right way round. A reversed polarity fault leaves an appliance live when it is switched off.
Earth path impedance measured and RCD trip time verified. A device that trips is not necessarily a device working correctly, and this is how you tell.
Terminations remade, damaged accessories replaced, faulty cable sections repaired or rerun, and breakers replaced with correctly rated devices rather than larger ones.

How It Works

What is not working, whether anything trips, and whether there is any smell or heat. Those three decide whether this is a booking or an emergency.
If there is a burning smell or lights are brightening and dimming, you will be told what to switch off before anything else. That comes first on the call.

Worth Knowing
The first two sections are about safety rather than about repairs, because they are the parts of this subject where being wrong is expensive in a way nothing else on this site is.
An RCD — the device labelled ELCB or RCCB on many Dubai boards — works by comparing the current going out along the live conductor with the current coming back along the neutral. In a healthy circuit those match. If some current is going somewhere else, the difference is detected and the supply is cut in a fraction of a second.
The reason that matters is what "somewhere else" usually means. It means current is finding a path to earth, and the most serious version of that path is a person. An RCD trips at a leakage level far below what causes a fatal shock, which is why it exists.
So an RCD that trips repeatedly is doing exactly what it was installed to do, and it is reporting a real fault: damaged cable insulation, moisture in an outdoor or bathroom accessory, a failing appliance element, or a neutral touching earth somewhere.
What happens instead, constantly, is one of two things. Somebody resets it a dozen times a day and lives with it — which means living with a leakage fault. Or somebody is called who stops it tripping by disconnecting the device, wiring around it, or replacing it with one at a much higher rating. The nuisance stops immediately, the customer is satisfied, and the property no longer has the protection it was built with.
That is the single most dangerous thing done routinely in this trade, and it is worth being blunt: if an electrician stops your RCD tripping without telling you what was leaking, they have not repaired anything. Ask what the insulation resistance reading was. There is a number, and any real diagnosis produced it.
The other device on the board is the MCB, and it does a different job. It protects the cable, not the person. Every cable has a current it can carry safely, and above that it heats up — first degrading its insulation, eventually enough to ignite what is around it. The MCB is sized so it disconnects before the cable reaches that point.
When a breaker trips repeatedly it is saying one of two things: there is a fault causing excessive current, or the circuit is genuinely carrying more than it was designed for. Both are real information.
Fitting a larger breaker makes the tripping stop. It does not increase what the cable can carry — nothing changes about the cable. It simply removes the thing that was disconnecting the circuit before the cable overheated. The property now has a circuit that can run hot indefinitely inside a wall, and the first sign will be a smell or a discolouration at an accessory, if anybody notices at all.
This is common enough in Dubai that it is worth checking on any property you have bought or rented: whether the breaker ratings on the board actually correspond to the cables they protect. It is one of the things an inspection looks at, and a mismatch is not rare.
Where a circuit genuinely needs more capacity — a kitchen with more appliances than it was built for, an AC added to a room — the answer is a new circuit with cable sized for the load, not a larger breaker on an old one.
Most people assume electrical fires come from overloaded circuits. In practice, the more common origin is a loose connection.
A terminal screw that was not tightened properly, or that has worked loose through years of thermal cycling, creates resistance at that point. Current passing through resistance generates heat — and unlike an overload, this heat is concentrated in one small place, inside an accessory or a junction box, with no protective device that will ever see it. An MCB measures current, and the current here is completely normal.
The connection then degrades in a loop: heat oxidises the contact surfaces, which raises the resistance, which produces more heat. Over months you get a warm socket. Then a discoloured faceplate. Then a smell. Then a fire.
This is why a warm socket or switch plate is not a curiosity. It is the middle of that sequence, and it is a small repair at that stage.
It is also why a competent visit checks terminations rather than only chasing the reported symptom. Boards in Dubai villas frequently sit in hot garages or service cupboards where thermal cycling is severe, and connections there work loose faster than they would in a temperate climate.
If lights across a property go unusually bright while others go dim, or appliances in different rooms fail at the same time, this section is why it should be treated as an emergency.
In a three-phase supply, the neutral is the shared return path that keeps each phase at its correct voltage relative to it. If that neutral connection is lost or high-resistance — a corroded terminal, a loose connection at the board or upstream — the voltages between phases and neutral stop being balanced. Lightly loaded circuits rise well above their rated voltage while heavily loaded ones fall below it.
The result is that everything plugged into the over-voltage side is subjected to a voltage it was never designed for. Electronics, LED drivers, appliance boards and chargers fail, often all within a short period, and the damage is done in minutes rather than hours.
The tell is exactly what people describe when they call: lights brighter than normal in one part of the property and dim in another, at the same time, with no obvious cause. Anybody who has seen it once recognises it immediately.
What to do is simple and worth knowing in advance: switch off at the main switch, unplug what you can safely reach, and call. Every minute the situation continues is more equipment destroyed, and unlike most electrical faults, waiting has a direct and immediate cost.
Cable current ratings are not a fixed property of the cable. They are calculated for a set of conditions, and the two that matter most here are ambient temperature and grouping.
A cable in free air at 30 degrees carries more than the same cable at 55, because its rating exists to stop the insulation exceeding its safe temperature and the ambient is where it starts from. Ceiling voids in Dubai buildings reach temperatures that would be exceptional almost anywhere else, and cables run through them, often bunched together with others, where each one warms its neighbours.
The practical consequence is that an installation designed to figures appropriate for a milder climate is running closer to its limits here than its designer intended. It also means that adding circuits into an existing bunched run is not neutral — it derates everything already there.
The second local factor is load profile. Air conditioning dominates domestic consumption here in a way it does not in most markets, and it runs for months rather than hours. Circuits and connections serving AC are therefore under sustained load for long periods, which is precisely the condition that finds a marginal termination.
None of this is alarming in a well-executed installation. It is the reason that shortcuts which would be survivable elsewhere are not survivable here, and it is why the age and condition of a board matters more in this climate than the calendar suggests.
A large share of electrical call-outs are described as a broken switch, a dead socket or a light that has stopped working. Frequently the accessory is fine.
Accessories are simple mechanical devices and they do fail, but the more common cause of a dead outlet is a connection somewhere in the circuit — often inside a different accessory entirely, since sockets are typically wired through one another rather than each having its own run to the board. A loose terminal in the socket behind a sofa can kill the two sockets after it while working perfectly itself.
This is why replacing the dead accessory sometimes appears to work and sometimes changes nothing, and why a fault treated by substitution can wander around a property for months as different pieces get replaced.
Tracing it properly means testing continuity along the circuit rather than swapping parts, and the useful side effect is that the loose connection actually causing the problem is the one that was quietly getting hot. Finding it is the safety benefit, not the working socket.
The same logic applies to lighting. A light that has stopped is usually a lamp, a driver or a connection, and only occasionally the switch — and if the switch is genuinely at fault, it is worth knowing why, because a switch that has failed under normal load usually did so at its terminals.
Electrical work in Dubai is regulated, and for good reason. Anything touching the supply side — the meter, the incoming supply, the main isolation — is DEWA territory and is not something any contractor should be interfering with.
Beyond that, most buildings require that work inside a unit is carried out by a licensed contractor, and towers generally require a permit before an electrician works in an apartment at all, along with the company trade licence and insurance certificates. Facilities management asks for these because a fire in one apartment is a building-wide problem.
For the property owner there are two practical points. The first is that using an unlicensed handyman for electrical work can invalidate insurance in the event of a fire, quite apart from the immediate risk — and that is a conversation nobody wants to have retrospectively.
The second is that where work needs building approval, the paperwork usually takes longer than the work does. On anything more than a repair — new circuits, a board change, wiring installation Dubai — it is worth starting the approval process before the schedule depends on it.
