Symptoms
Most of these mean a circuit is being asked to do something it was not built for.

Worth Knowing
This is the one trade where every mistake is buried the same week it is made. These are the decisions that get buried with it.
A cable's current rating is not a fixed property of the cable. It is the current at which its insulation reaches its maximum safe temperature under an assumed set of conditions, and change the conditions and the number changes with them.
Two conditions dominate here. The first is ambient temperature. A rating assumes the cable starts at some baseline — commonly thirty degrees in the tables most installers learned from — and the rating exists to limit how far above that the conductor climbs. In a Dubai ceiling void in August, the starting point is not thirty degrees. It can be well over fifty. The cable has far less headroom before it reaches the same limit, so its safe current is meaningfully lower than the table says.
The second is grouping. Cables bunched together each warm their neighbours, and the more of them share a route, the less each one can carry. This is why adding a circuit into an existing bundle is never neutral — it derates everything already in there, including circuits installed years ago by somebody who assumed they were alone.
Applying both factors properly frequently means going up a conductor size compared with what the same circuit would use in a temperate climate. That costs a little more in cable and nothing in labour, and it is the difference between an installation operating comfortably and one sitting near its limit for six months every year.
It also explains something people notice and misattribute: installations here that seem fine all winter and start tripping in July. Protective devices are temperature-sensitive too, and a board in a hot cupboard with cables already derated by their environment is a system operating much closer to its margins than anybody intended.
Every metre of cable has resistance, and current flowing through resistance loses voltage. On a short run that loss is trivial. On a long one it is not, and the effects are subtle enough to be lived with rather than diagnosed.
The symptoms are recognisable once you know them. Lights dimming when a large appliance starts. A motor that runs but sounds laboured. An air conditioner in the furthest room performing worse than the identical unit near the board. A water pump drawing more current than its plate suggests. None of those look like a wiring problem, and all of them can be.
Villas are where this shows most, because the runs are long — a board in a garage feeding a garden pump at the far end of a plot, or an outbuilding, or a first-floor room at the opposite corner. Long runs are exactly where an installer working by habit rather than calculation will use the same cable size they would use for a short one.
The correction is conductor size, decided at design stage from load and length together. It is a calculation that takes a minute and it cannot be retrofitted without pulling new cable, which on a buried run means opening the route again.
Which is the general point about this whole page: everything expensive about wiring is expensive because of access, not because of cable.
Once cable is chased into a wall and plastered, or run above a ceiling that is then boarded and skimmed, nobody is going to look at it again for the life of the building.
That makes the testing done while it is still accessible the only genuine quality control this trade has. Insulation resistance proves the cable was not damaged during installation — a screw driven through a run during first fix, a sharp edge in a conduit, a nail from the plasterboard fixer. Continuity proves every conductor including the earth is connected end to end. Polarity proves the terminations are the right way round.
All three can fail for reasons that have nothing to do with the electrician. A cable can be perfect when it is pulled and damaged an hour later by another trade. Testing at that stage catches it while the fix is trivial.
Skipped, the fault sits there. It might show up during final testing, which means opening the wall you just closed. It might show up as nuisance tripping months later. Or it might not show up at all until an insulation fault develops into something worse.
It costs almost nothing and it is skipped constantly, because the customer never sees it and there is nothing to point at afterwards. It is worth asking to see the readings before plaster goes on — any electrician doing it properly will be pleased to be asked.
If you disconnect the earth conductor in a property, everything continues to work. Every light, every socket, every appliance. Nothing indicates that anything is wrong, and it can stay that way for years.
What has been removed is the path that a fault current takes. When a live conductor contacts the metal casing of an appliance, that casing should become connected to earth through a low-resistance path, which allows enough current to flow that the protective device disconnects almost immediately. Without that path, the casing simply becomes live and stays live, waiting for somebody to touch it.
Bonding is related and equally invisible. It connects metal services — water pipework, gas, structural metalwork — to the same earth reference, so that during a fault everything a person could touch simultaneously is at the same potential. Without it, somebody can be in contact with two metal objects at different potentials and become the connection between them.
Because none of this affects normal operation, it is the first thing omitted on additions. A circuit added by somebody unqualified for a garden light or a home office frequently has no proper earth continuity, and nobody finds out because the light works.
It is one of the main things electrical inspection Dubai tests for, and on any property that has been extended over the years it is worth having verified rather than assumed.
This is the decision that quietly determines whether an installation stays sound as a property changes.
When something new needs power — an air conditioner, a kitchen appliance, an outdoor kitchen, a home office — there are two ways to do it. Run a new circuit from the board, sized for that load and protected accordingly. Or connect into the nearest existing circuit, which is faster, cheaper and requires no board capacity.
The second happens constantly, and it is almost always presented as the sensible economical option. What it does is put a new load onto cable and a protective device that were sized for something else. An air conditioner is the worst case, because it is a large load running for hours continuously through the months when the cable is already derated by heat.
The property then behaves in a way that looks like a fault: a breaker that trips only in summer, or only when two things run together. Somebody is called, and the fastest fix is a larger breaker — which removes the protection and leaves the overload. Two reasonable-looking decisions in sequence, and the property now has a circuit with no effective protection carrying more than its cable was designed for.

Rewiring is disruptive and expensive, and it should not be recommended casually. Age alone is a poor reason.
The findings that genuinely point to it are specific. Insulation resistance readings that are low across multiple circuits, or falling measurably between inspections — that is cable degrading rather than one damaged run. Visible embrittlement or discolouration of conductor insulation where it is accessible, which usually means the buried portions of the same age are similar. Circuits with no earth continuity, which cannot be corrected without new cable. And an installation extended so many times that no coherent design remains and nobody can say what feeds what.
Against that, a property with sound insulation readings and a board that simply lacks capacity does not need rewiring. It needs a board with more ways and perhaps a few new circuits, which is a fraction of the disruption and cost.
The economics turn almost entirely on access. Rewiring during a renovation, with walls already open and floors up, is a moderate additional cost on work happening anyway. The identical job in a finished, occupied property means chasing every wall, opening ceilings, and then plastering, tiling and decorating all of it — and that making good, not the cable, is most of the invoice.
So the honest advice is usually about timing rather than about whether. If a property is going to be renovated within a few years and its readings are acceptable now, waiting and doing it then is the substantially cheaper path, and we will say so.
On anything beyond a single circuit, the constraint is rarely the electrical work.
Most Dubai towers require an application before electrical work begins in a unit — drawings or a scope description, the contractor's trade licence, insurance certificates, and frequently a method statement. Many restrict working hours to a window in the middle of the day, prohibit noisy work on weekends, require service lift bookings for materials, and hold a refundable deposit against damage to common areas.
Chasing walls is noisy work, which puts a rewire squarely into the most restricted category. A job that would take four days of continuous work can take considerably longer when it can only proceed for a few hours each day.
None of this is unreasonable and all of it is predictable, which is the point. It should be established at survey and built into the programme, not discovered in week two. We submit applications early for exactly this reason — the building's response time becomes the constraint rather than a surprise.
For villas the position is easier, though community rules still apply and anything affecting the external appearance or the supply arrangement needs approval. Either way, the question worth asking any contractor before booking is what permissions your particular building requires and who is arranging them.
