Symptoms
Boards give a lot of information to anybody who opens the cover. Most of these can be seen or smelled before anything fails.

Not dangerous in itself, and it makes every future repair longer and every emergency worse. Nobody can isolate the right circuit in a hurry from a board with blank labels.
A common way rooms and air conditioning get added. It puts more load on cable and a breaker sized for the original circuit rather than for what is on it now.
Not a fault, but it is why the next addition ends up spliced into something existing. Worth solving before that decision gets made for you.
Frequently the result of somebody up-rating a device to stop nuisance tripping. It removes the cable protection while leaving whatever caused the tripping.

Worth Knowing
A board tells you almost everything about the installation behind it, if somebody knows what to read.
If a lamp fails somewhere in your property and the whole apartment goes dark, that is not how it is supposed to work, and most people have simply accepted it.
The arrangement in a great many Dubai boards is a single RCD protecting every circuit, with individual MCBs downstream of it. The MCBs handle overload and short circuit on each circuit. But any earth leakage anywhere — a failing kettle element, moisture in an outdoor light, a damaged cable in one bedroom — is seen by that one shared RCD, which disconnects everything.
The consequences are more than inconvenience. Losing the whole board takes the fridge, the freezer and every clock with it, and if it happens while the property is empty, you come back to spoiled food. It also makes fault finding far harder, because there is nothing to indicate which circuit caused it.
The correction is called discrimination, and the modern arrangement is an RCBO per circuit — a device combining overload protection and earth leakage protection for that circuit alone. A fault then disconnects the circuit that has it and nothing else, and the board itself tells you which one.
Not every board can be converted, since it depends on the type and the available ways. But it is worth asking about, particularly on a property where nuisance tripping has already happened more than once. It is the single most noticeable improvement most Dubai boards could have.
Every conductor in a property terminates at the board, which makes those connections the highest-current joints in the installation. They are also the ones subject to the most thermal cycling — heating as load rises through the day, cooling at night, expanding and contracting each time.
Over years that cycling works terminal screws loose. A loose contact has resistance, resistance under current produces heat, and heat accelerates the oxidation that raises the resistance further. It is a self-reinforcing failure that runs for months or years.
The critical point is that nothing in the system can detect it. An MCB measures current, and the current through a loose terminal is completely normal — it is the voltage dropped across the bad contact that is producing the heat. The RCD sees nothing either, because no current is going to earth. The first indicator available to anybody is a smell, a discoloured terminal, or a board that feels warm.
Manufacturers specify a torque figure for each terminal, and there is a difference between tightened by feel and tightened to figure — particularly on aluminium conductors, which creep under pressure and need re-checking after a period.
This is why a board inspection is genuinely worth doing on any property that has never had one, and why in Dubai it matters more than the calendar suggests: boards here frequently sit in garages, service cupboards and other unventilated hot spaces, which makes the thermal cycling more severe than the same board would experience anywhere temperate.
An MCB protects the cable. That is its entire purpose, and everything about choosing one follows from the conductor size behind it.
What we find regularly on Dubai boards is a device rated well above what its cable can carry. It happens for an understandable reason: a circuit was tripping, somebody was called, and the fastest way to stop the tripping was a larger breaker. The customer got what they asked for and lost the protection they did not know they had.
The cable did not change. It still overheats at the same current it always did. The only thing that changed is that nothing now disconnects the circuit before that happens, and the cable is usually buried in a wall or running through a hot ceiling void where nobody will notice it degrading.
The related version is a circuit that has grown. A socket circuit designed for a bedroom that now feeds an air conditioner, or a kitchen that has acquired three more appliances than it was built for. The tripping is genuine information — the circuit is carrying more than it was designed for — and the correct answer is a new circuit with cable sized for the load, not a bigger device on the old one.
It is worth checking on any property you have taken on. Comparing device ratings to cable sizes is a straightforward part of any board inspection and a mismatch is not rare.
Every RCD has a test button, and the standing advice is to press it periodically. That is good advice and it is worth understanding what it does and does not confirm.
Pressing the button creates a deliberate leakage inside the device, and if the device trips, its mechanism is free and functioning. That is genuinely useful, because RCDs that have sat untouched for years can seize.
What it does not tell you is whether the device operates within the time it needs to. An RCD has to disconnect within a specified number of milliseconds at a specified leakage current, and that timing is what determines whether it protects a person in contact with a fault. A device can trip on the button and still be slow enough to be inadequate, particularly as it ages.
Measuring it requires an instrument that injects a known leakage current and times the disconnection, and it is part of any proper board inspection. It takes seconds per device.
The practical advice remains: press the test button every few months, because a seized RCD is worse than a slow one. But if somebody has told you your protection is fine because the button works, that is an incomplete answer, and electrical inspection Dubai covers what a full test involves.
It is not a safety device and it costs nothing, and it is missing from a remarkable proportion of boards in this city.
The value shows up at the worst moments. Water is coming through a ceiling near a light fitting and somebody needs to isolate that circuit now. A tenant needs to switch off a socket circuit while an appliance is smoking. An electrician arrives at three in the morning and has to work out which of sixteen identical unlabelled switches serves the bedroom.
In every one of those cases, an unlabelled board means either guessing or switching off everything, and switching off everything at three in the morning has its own consequences.
It also compounds. Once a board is unlabelled, every subsequent addition is made without knowing what is already on each way, which is one of the routes by which circuits end up overloaded — somebody adds a load to whatever way looked convenient.
Labelling a board properly takes an hour of circuit-by-circuit identification, and it is worth insisting on at the end of any board work. If a contractor leaves a board unlabelled after working on it, they have saved themselves an hour and cost you every future visit.
Board location gets decided during construction and lived with forever, and in Dubai it matters more than it would elsewhere.
Boards here are commonly found in villa garages, in service cupboards with no ventilation, in kitchens near heat sources, and occasionally in positions where nobody can reach them without moving furniture. Each of those has a consequence.
Heat is the main one. Protective devices have their own temperature characteristics, and an MCB in a hot enclosure trips at a lower current than its rating suggests — which produces nuisance tripping that gets misdiagnosed as a faulty device or an overloaded circuit. Meanwhile the thermal cycling is working the terminations loose faster than it would in a cooler position.
Moisture is the second, particularly on boards in garages or near external doors, where humidity and occasional water ingress corrode terminals and cause the earth leakage that trips RCDs seasonally.
The third is simply access. A board that requires moving a wardrobe to reach is a board nobody isolates in an emergency. Where it can be improved — better ventilation, a relocated enclosure — it is worth doing, and where it cannot, it is worth knowing that the board needs checking more often than one in a benign position.
A board with sound terminations, correctly rated devices and spare capacity does not need replacing, and anybody recommending one on the basis of age alone should be asked what specifically is wrong.
Replacement becomes the right answer for a few concrete reasons. When there is no spare capacity and circuits genuinely need adding — because the alternative is splicing new loads into existing circuits, which is how properties end up with overloaded cable. When the enclosure or busbar shows heat damage. When devices are of a type no longer obtainable, so a failed breaker cannot be replaced like for like. Or when the arrangement cannot be given proper discrimination and nuisance tripping across the whole property is a recurring problem.
A board change is a bigger job than it looks, because it is not only the panel. Every circuit is disconnected and remade, everything gets tested, and in an apartment the supply has to come off with the building's agreement. It is generally most of a day.
What it is worth is a property where each circuit is individually protected, everything is labelled, every termination is fresh and to torque, and there is room to add what you need in future.
