Symptoms
Some of these are about a new screen. Most are about one that is already up and should not be.
The top fixings are pulling out of the wall. In plasterboard this is the stage before it comes down, and it will not stabilise on its own.
The anchor is working in the hole and taking the wall with it. Common in hollow block where a plug was used instead of a through fixing.
Means a trailing cable down the wall, or a socket added. Deciding which before mounting saves drilling the wall twice.
The old bracket rarely carries it. Weight, VESA pattern and centre height all change, and reusing the bracket is the commonest mistake.
A gypsum partition. It will hold a large screen properly, but only off the studs or a spreader plate, never off the board alone.
Some towers prohibit fixings into structural walls or require a permit. Worth checking before the day rather than at the door.
A screen at low height on a marginal fixing is the worst combination in a home. This is the case where the fixing specification is not a preference.
Most tenancy contracts require walls made good. Removing a bracket leaves holes that need filling and touching in, not covering.

Mostly it gives you something you never have to think about again.
A correctly specified fixing carries several times the screen weight. The failures we attend are almost never marginal — they are fixings that were wrong from the start.
Screens are routinely mounted too high because the installer stood up to mark the wall. Set from the sofa, the room is more comfortable to sit in.
The visible difference between a mounted screen and a well mounted one is almost entirely the cable route, and it costs very little to do at the time.
Correct anchors spread load. Oversized holes and repeated attempts weaken blockwork permanently, and that damage shows up when the bracket comes off.
Detection before drilling is a few minutes. A cut conduit in a Dubai apartment is an electrician, a chase, a patch and a repaint.
Fixings made good properly at the end of a tenancy is a small job. Landlords deducting for a damaged wall is not a small deduction.
Worth Knowing
Four of these are about the wall. The rest are the decisions people regret afterwards rather than during.
Every screen that comes off a wall in this city comes off for the same reason. The fixing suited a different wall from the one it went into.
Dubai homes are built in a handful of ways and each behaves differently under load. Solid concrete — shear walls, columns and core walls — is the best thing you can mount to. It takes a sleeve anchor or a chemical anchor and it will hold far more than any television weighs. The difficulty with concrete is drilling it, not trusting it.
Hollow blockwork is the commonest wall in villas and older apartments, and it is the one that catches people out. From the outside it looks like solid masonry. Inside it is a shell of a few centimetres with voids behind. An expansion plug set in the shell has almost nothing to expand against, and under a static load it slowly works its way out. What it needs instead is either a fixing long enough to reach a web, a chemical anchor with a mesh sleeve that keys into the void, or a toggle that opens behind the shell.
Gypsum board on metal studs is standard in newer towers and in almost every partition wall. It will carry a large television without complaint, but only if the load goes into the studs or into a spreader plate that bridges several. Board alone will not do it. Board anchors are rated in kilograms for a reason, and those ratings assume a shear load close to the wall, not a bracket that pulls outward at the top.
Then there is the wall that looks like one thing and is another: a dry-lined face fixed over blockwork, leaving an air gap of thirty or forty millimetres. A fixing that stops in the board is in nothing. A fixing that reaches the block behind, through a sleeve that keeps the board from crushing, is solid. Telling these apart takes a probe hole and a minute, which is why we do it before rather than after.
None of this is exotic. It is the reason two installers can fit the same bracket to the same screen and get completely different outcomes.
Worth setting out on its own, because it is the single most common failure we are called to and it is entirely predictable.
A bracket does not hang straight down. The bottom of the plate pushes into the wall and the top pulls away from it, and the further the screen sits from the wall — a full-motion arm extended, for example — the harder the top pulls. So the top fixings are in tension, which is precisely the direction plasterboard is weakest in.
What that looks like in practice is a screen that developed a slight forward lean over several months, or one that was fine until somebody swung the arm out to watch from the kitchen. By the time the lean is visible the board around the anchors has already crumbled and the hole is oversized, which means the fix is not a bigger anchor in the same hole.
Done properly, a partition wall is not a compromise. Find the studs, fix into them, and the load is carried by steel or timber rather than by gypsum. Where the studs do not line up with where the screen has to go — which happens often, because studs sit at fixed centres and sofas do not — a timber or steel spreader fixed across two or three studs gives a solid substrate anywhere along its length. It takes longer and it is the correct answer.
The stud detector is a starting point rather than an authority. Detectors read insulation edges, conduit and services as studs regularly. Confirming with a fine probe before committing to a large hole is standard practice.
The one thing that is never right is a set of plastic plugs in the board carrying a large panel. It holds during the visit, which is the problem — nobody is there when it stops holding.
Most people buy more bracket than the room needs, and it costs them twice: once at the till and again in how the installation looks.
A flat mount holds the screen close to the wall, usually within thirty or forty millimetres. It is the cleanest look, the strongest arrangement, and it is right for the large majority of living rooms and bedrooms where everybody watches from roughly in front of the screen. Its drawback is access — reaching connections behind it is awkward, which is an argument for getting the cabling right at installation.
A tilting mount adds a few degrees of downward angle. It earns its place where the screen has to sit higher than ideal, above a fireplace or a console unit, because tilting the panel down at a seated viewer reduces both the neck angle and the glare from ceiling lights.
A full-motion arm swings the screen out and rotates it. In a large room with two seating positions, or a kitchen and dining space where you want the screen visible from both, it is genuinely useful. In a standard apartment living room it is usually paid for and then never moved. It also holds the screen further off the wall when folded, puts a much greater pulling load on the top fixings, and demands a stronger substrate.
The numbers that actually matter are two. VESA is the bolt pattern on the back of the screen, quoted in millimetres, and the bracket has to match it or come with the correct adaptor. Weight rating is the mass the bracket is rated to carry, and there is no reason to buy one rated close to your screen — the headroom costs almost nothing.
One more thing that is not on the box: the bracket has to physically clear the ports. Some screens have connections in a recess that a plate covers, and the time to discover that is before it is on the wall.
A mounted screen with a bundle of cables hanging beneath it undoes most of the reason for mounting it. There are three ways to deal with that, and they differ mainly in how much has to be decided beforehand.
Concealing cables inside the wall is the best-looking answer. Signal cables — HDMI, aerial, network — can be run inside a partition wall or in a chase cut into blockwork, entering behind the screen and coming out behind the console unit below. In a gypsum partition it is a straightforward job between studs. In blockwork it means chasing, which means making good and touching in paint afterwards, so it is a decision to take with the room in mind rather than on the day.
Mains power is the part that has rules. A standard flexible mains lead is not permitted to be buried in a wall, and running one through a chase because it is convenient is both an inspection failure and a genuine risk. The correct solution is either a new socket outlet behind the screen, installed as a proper spur by an electrician, or an approved recessed inlet-and-outlet plate pair designed for exactly this purpose. Trunking is the third route and it is unfairly dismissed. Slim surface trunking, fixed straight, painted the wall colour and taken behind the unit rather than stopping halfway down, reads as almost nothing. It is the right answer in a rented apartment where chasing is not permitted, and it can be removed at the end of a tenancy leaving four small holes.
What to avoid is the arrangement everybody ends up with by default: a screen on the wall, a socket at skirting level, and a loop of black cable in between with a cable tie on it. It is the visible part of the job, and it is the part that takes the least time to get right if it is decided before the bracket goes up.
Televisions in Dubai apartments are mounted too high. Not occasionally — as a rule.
The reason is mundane. The installer is standing when they mark the wall, and a mark at standing eye level feels right to a standing person. Everybody who then watches the screen is sitting down, roughly forty centimetres lower, looking up at it for two hours at a time.
The comfortable arrangement is to have the centre of the screen at or slightly below seated eye level. On a normal sofa that puts the centre of the panel around a metre to a metre and ten above the floor, which looks surprisingly low on an empty wall and correct the moment somebody sits down. The test costs nothing: sit where you will actually sit, and have somebody hold a marker at the height you want the middle of the picture.
Where the screen genuinely has to go higher — over a fireplace, above a long console, in a room where furniture cannot move — that is what a tilting bracket is for. A few degrees of downward tilt makes a materially different viewing angle and, as a bonus, throws ceiling light reflections away from the viewer rather than into their eyes.
Glare is the other half of the same decision, and in this city it is mostly about windows. A screen mounted opposite a large west-facing window will be unwatchable in the late afternoon regardless of how good the panel is. Mounting on the same wall as the window, or on the wall perpendicular to it, solves the problem completely and costs nothing at the planning stage. It is not something that can be fixed later without drilling the wall again.

The reason this page covers wall mounting generally rather than only televisions is that the hard part is identical. A wall-hung cabinet, a heavy mirror, a floating console or a bracket carrying an air purifier all present the same question: what is behind the plaster, and what will hold in it.
Where they differ from a screen is in how the load acts. A television hangs on a plate close to the wall. A deep cabinet — a kitchen wall unit, a bathroom vanity, a floating sideboard — puts its centre of mass a long way out from the wall, which multiplies the outward pull on the top fixings considerably. A cabinet that weighs less than a large television can load its fixings harder once it is full.
That is why wall-hung units are the fixture we most often find in trouble. They were fixed when empty, they behaved, and then they were loaded with crockery or books and started to move. For anything cantilevering out from the wall, the fixings need rating for the loaded weight, not the delivered weight, and the top row is doing most of the work.
Kitchen and bathroom units carry a further complication in that they are usually going onto a wall with pipework and cable in it. In a bathroom, water services frequently rise inside the wall directly behind where a mirror cabinet is wanted. Detection there is not optional.
The same visit generally covers all of it, which is the practical argument for doing wall fixtures together. If a room needs a screen mounted, a mirror hung and a set of shelves put up, that is one attendance rather than three, and the fixings are chosen consistently. Two administrative things affect this job in Dubai more than they do elsewhere, and both are cheaper to handle before the drill comes out.
The first is what the building permits. Many towers restrict what tenants and owners may fix to walls, particularly walls that are structural or that carry building services, and some require a work permit or an approved contractor before any drilling. A few prohibit chasing outright. This is set by building management, it varies enormously from tower to tower, and the person at the front desk usually knows the answer in thirty seconds. Finding out afterwards is how a screen ends up being taken down again.
The second is the tenancy. Standard Dubai tenancy contracts require the property to be returned in the condition it was taken, fair wear excepted, and bracket holes in a wall are not fair wear. That does not mean do not mount a television — it means know that four or six holes will need filling, sanding and touching in at the end, and that a landlord who arranges that themselves will charge more for it than it costs.
Which makes a small argument for how the job is done. Fixings placed where a console or a unit will sit in front of them are less visible if a future occupant does not mount a screen. Keeping the paint colour recorded, or a small tin of it, makes the eventual making good a fifteen-minute job. Taking a mount down is its own small service and worth doing rather than improvising.
