Everything specific to a gas appliance comes from one fact: it burns fuel inside your property and has to put the exhaust somewhere.

On an electric cylinder a poor repair produces an appliance that does not work. On a gas appliance a poor repair produces an appliance that works, which is a completely different kind of problem.

A gas water heater burns hydrocarbon fuel and produces carbon dioxide, water vapour and heat when combustion is complete. When it is incomplete — because the burner is dirty, the air supply is restricted, the exchanger is blocked with scale, or the flue is not clearing properly — it also produces carbon monoxide. That gas has no smell, no colour and no taste, and its early symptoms are headache and drowsiness, which people attribute to almost anything else.

None of that shows up as a fault the owner would call about. The appliance still delivers hot water. In fact the faults that most concern us are usually found on visits called for something else entirely: a heater that will not ignite, a temperature that swings, a valve that drips.

Which is why the order of work on every gas visit is fixed. Flame picture, burner condition, exchanger condition, flue integrity, termination, ventilation — all assessed before any thought is given to the component that failed. The component is usually straightforward. The assessment is what the visit is actually for.

It is also why "just get it working" is a request we will decline where the appliance cannot be made safe. An appliance that is isolated is an inconvenience. An appliance that is running badly and venting into a bathroom is not, and the difference is not something to negotiate over.

Open-flued geysers in bathrooms: the local problem

The arrangement that concerns us most in Dubai is common enough to deserve its own section: a small instantaneous gas water heater mounted inside a bathroom, taking its air from the room, in a space with no permanent ventilation opening.

An open-flued appliance draws combustion air from the room it stands in. That is a perfectly valid design, and it depends entirely on the room being able to supply air. In a bathroom with a closed door, a sealed window and an extract fan, it cannot. The appliance runs, consumes the oxygen available, and combustion degrades as it does so — which is precisely the condition that produces carbon monoxide.

The extract fan makes it worse rather than better. Mechanical extraction depressurises the room, and a depressurised room can pull exhaust gases back down the flue instead of letting them rise out of it. An appliance that vents perfectly with the fan off can spill with it on, and nothing about the appliance itself has changed.

The person using the shower is in that room, with the door closed, for ten or fifteen minutes, breathing whatever the appliance is producing. This is the arrangement most likely to hurt somebody, and it is not rare in older villas here.

What can be done depends on the property. A permanent ventilation opening of adequate size, which is not the same as a window somebody may or may not open. Relocation of the appliance out of the bathroom. Replacement with a room-sealed unit that takes its air from outside and vents directly outside, which removes the dependency on the room entirely. Or replacement with an electric unit, which many owners choose once the alternatives are priced.

What cannot be done is leaving it as it is because it has always been like that. A carbon monoxide alarm in the room is worth having regardless and is not a substitute for fixing the arrangement — it is a warning that the arrangement has already failed.

What actually fails on an instantaneous gas heater

Setting the safety assessment aside, the faults themselves are a fairly short list, and most are inexpensive.

Ignition first. Older units use a piezo igniter and a standing pilot; newer ones spark electronically, often from batteries hidden behind a cover, which run flat and produce a heater that clicks and does not light. That fault is a five-minute visit and it accounts for a fair number of call-outs.

Flame supervision second. A thermocouple sits in the pilot flame, generates a tiny voltage from the heat, and holds a valve open. As it ages the voltage falls, and eventually it can no longer hold the valve — so the pilot lights, burns while the button is pressed, and dies the moment it is released. That is a safety device wearing out and telling you so, and it gets replaced rather than worked around.

The water valve third, and this is the one people misread as a gas fault. An instantaneous heater fires when it senses water flowing, using either a diaphragm in a venturi assembly or an electronic flow sensor. When the diaphragm perishes or the sensor silts up, the appliance stops recognising normal flow — so it fires only when a tap is opened fully, or fires and cuts out as the flow varies. The fault is entirely on the water side.

The heat exchanger fourth. Water passing through fine passages leaves deposits over the years, and a partly blocked exchanger both reduces the output and disturbs the combustion by changing the heat transfer. It shows as a temperature that swings, a longer wait for hot water, and often a flame that no longer looks right.

And on LPG installations, the regulator and the cylinder itself. A regulator that has lost its setting gives a heater that fires weakly or not at all, and a cylinder emptying in heavy use can chill enough to reduce its own vapour pressure, which presents as an appliance that works in the morning and fails during the evening rush.

The flue is the part of the installation with the least glamour and the most consequence, and it is the part most often altered by somebody who was not thinking about it.

What matters is that it is continuous, properly supported, correctly sized, rising all the way to its termination, sealed at every joint, and terminating in open air away from openings into the building. Each of those gets violated in practice.

The common findings are worth listing because owners can look for several of them. Flue sections pulled apart at a joint, usually behind or above the appliance where nobody looks. Flexible flue crushed or kinked where it passes through a ceiling. A flue terminating inside a ceiling void or a service duct rather than outside — which means the exhaust is being delivered into the building. Terminals blocked by birds, sand or debris. And terminals that were once in open air and are now inside an enclosure, because a balcony was glazed, a screen was built, or an extension was added around it.

That last category is the one that catches people out, because nothing was done to the appliance at all. A heater that vented perfectly for years starts spilling because the space outside its terminal was enclosed by building work that had nothing to do with it.

The check that is worth doing between visits is simply looking. Find where the flue terminates outside and confirm it is clear, in open air, and not now inside something. If you cannot find where it terminates, that is worth a phone call in itself, because a flue nobody can trace to the outside sometimes does not reach it.

A large share of gas water heating here runs on LPG from cylinders rather than on piped gas, and the installation around the appliance is as much a part of the job as the appliance.

The hose or flexible connection between cylinder and regulator has a service life and it is frequently well past it. Rubber hardens, cracks at the ferrules and perishes in heat and sunlight, and a hose that has been in place for years in a hot service area is a component to replace on sight rather than to assess optimistically.

The regulator is the second item. It sets the pressure the appliance is designed for, and one that has drifted, corroded or been swapped for something that happened to fit gives an appliance that underperforms in ways that look like appliance faults. A weak flame is very often a regulator rather than a burner.

Cylinder siting matters too. Cylinders belong upright, secured, in ventilated space, away from heat sources and drains — LPG is heavier than air and collects at low level, which is why a leak in an enclosed space is so much more serious than the equivalent with natural gas. Cylinders in cupboards under stairs, in unventilated kitchen units, or lying on their sides are all things we find and all things worth correcting immediately.

And the changeover. Where a heater is fed from a cylinder that gets swapped periodically, the connection is being made and broken by whoever swaps it, which means the joint most likely to leak is the one made most often. Leak testing that connection after every change, with soap solution rather than by smell, is the habit worth teaching every household on cylinder gas.

If you ever smell gas: turn off at the cylinder valve, open up, avoid switches, flames and anything that sparks, get everybody out, and call from outside. That is not a cautious version of the advice — it is the whole of it.

A fair number of the gas heaters we see are old, and at some point the sensible conversation stops being about a component.

The case for repair is straightforward when the appliance is sound: combustion is clean, the flue and ventilation are correct, parts are available, and one component has failed. Thermocouples, electrodes, diaphragms and thermostats are inexpensive, and an appliance in good condition is worth keeping.

The case for replacement builds from a few things at once: parts that are no longer available for the model, a heat exchanger that is scaled beyond cleaning or showing signs of overheating, a combustion chamber with heat damage, or a unit that has needed several visits in a short period. On these appliances a body that shows overheating is not a repair candidate, because the damage indicates it has been running in the condition we most want to avoid.

The third option is worth putting on the table honestly, because for many properties here it is the right one: replacing the gas appliance with an electric cylinder. It removes the combustion, the flue, the ventilation dependency and the cylinder handling entirely. It costs more to run per litre of hot water, it needs an adequate electrical circuit, and it stores rather than heating on demand.

That trade-off lands differently in different properties. A villa with an existing bank of LPG and a well-installed room-sealed appliance has little reason to change. An apartment with an open-flued geyser inside a bathroom, no ventilation opening and no straightforward way to create one has a good reason, and the conversion often costs less than making the gas arrangement genuinely safe.

What a household should watch for between visits

Gas appliances give warnings, and they are legible to anybody once they know what to look at. Four things are worth knowing.

The flame. A healthy gas flame is blue, stable and defined. Yellow, orange, lazy or lifting flames all mean combustion is not right, and the appliance should be turned off at the gas supply and looked at. This is the single most useful thing an owner can check, and on most instantaneous heaters it is visible through a sight window.

Staining. Soot, scorching or brown discolouration on or above the appliance, or around the flue, means exhaust products are getting somewhere they should not, or that combustion is depositing carbon. Neither improves on its own.
