Symptoms
A sound tank is worth repairing at any age. These are the signals that the tank itself, rather than a component, is what has reached the end.
Cold running clear and hot running discoloured points inside the tank. That is the steel corroding, and no component replacement addresses it.
A seep from a fitting is a repair. A seep from the tank itself is the end of the unit, and it does not get better or stay small.

Why TRAXICO
Anybody can hang a cylinder. The differences show up in the second year, and in whether the next person can get it out.

A full hundred-litre cylinder is around a hundred and twenty kilograms. Brackets go into slab or steel, never into gypsum board or a partition that is only carrying itself.
The relief valve gets a full-bore discharge to a visible, safe termination. Never capped, never reduced, never run uphill. It is the last safety device on the tank.
Isolation valves both sides, union connections, and an access opening the unit can actually come out through. Ten minutes at installation, hours saved every visit afterwards.
Where a non-return valve makes the cylinder a closed system, heated water has nowhere to go and the relief valve weeps. That gets an expansion vessel rather than a shrug.

Worth Knowing
The cylinder is a commodity. Everything around it is a set of choices you live with for ten years, and most of them are invisible by the time the ceiling is closed.
The number everybody quotes is the tank volume, and on its own it says very little about whether you will run out of hot water.
What matters is two things together: how much hot water gets drawn at once, and how fast the tank replaces what has been taken. That second figure — recovery rate — is a function of element wattage, and it varies enormously between units of the same capacity. A fifty-litre tank with a fast element can outperform an eighty-litre tank with a slow one for a household that showers one after another.
The practical way to size it is to count the outlets that genuinely run together. One bathroom used by two people in sequence is a completely different demand from two bathrooms and a kitchen running at once, even though the total daily volume may be similar.
Oversizing has a cost that nobody mentions at the point of sale. A tank keeps its whole contents hot whether you use them or not, and the standing loss is paid every day for the life of the unit. A large cylinder serving a single bathroom is a small permanent bill.
Undersizing has the obvious cost and one hidden one: the unit runs at full duty far more often, which is harder on the element and on the thermostat than a correctly sized tank cycling gently.
And copying the old label — which is what a same-day replacement usually does — perpetuates whatever the original decision was, including its mistakes. If the hot water never quite lasted, the replacement is the moment to fix that, not the moment to reproduce it.
Three locations cover almost every water heater in Dubai, and each has its own set of consequences.
The ceiling void above a bathroom is the standard apartment arrangement. It uses no floor area and it puts a tank of water directly above a finished ceiling, live wiring and everything in the room. It is a perfectly workable location, but only with a drip tray, a drain that goes somewhere real, and a hatch. That hatch is the detail everybody skimps on: an opening big enough to reach the element cover is not the same as an opening big enough to withdraw the cylinder, and the difference between them is the difference between a service visit and a ceiling being cut.
A cupboard or utility space is the easiest to live with — accessible, visible, and any leak announces itself early. The trade-off is the floor area, which in an apartment is real money.
A villa plant room or roof space gives the most room to work and the least chance of a leak damaging anything expensive, but it puts the tank a long way from the outlets, which means a longer wait for hot water at the tap and more heat lost in the pipe run each time. Insulating that run properly matters more than most people expect.
For a rooftop unit there is a fourth consideration: solar gain and weather exposure age both the casing and the electrics faster than an indoor position, and a unit up there should be specified for it rather than being an indoor cylinder that happens to be outside.
The question worth asking about any position before installation is a simple one: when this unit fails in ten years, how does it come out? If nobody can answer, the position needs revisiting while it is still cheap to do so.
A cylinder installation is five or six fittings, and the ones that get left out are always the same ones.
Isolation valves on both connections come first. Without them, any future work on the heater means shutting down the property, and any leak means finding a stopcock rather than closing a valve. They cost very little and they are the fitting most often missing.
Union connections come second. A cylinder plumbed in with soldered or solvent joints on both sides cannot be removed without cutting, which turns every replacement into pipework. Unions mean the next unit is a swap.
Third is dielectric separation. Where a copper pipe meets a steel tank connection directly, the two metals form a galvanic pair and the steel corrodes at the joint. Manufacturers fit dielectric nipples for exactly this reason and they get bypassed by installers using whatever adaptor is to hand. It is a slow failure, showing up as corrosion at the connections years later.
Fourth is the flexible connector. Braided flexible hoses are convenient in tight ceiling voids and they are one of the most common failure points in a domestic water system. Where one is genuinely needed, it needs to be rated for the temperature and pressure of a hot outlet and it needs replacing periodically rather than being treated as permanent pipework.
And fifth is the relief valve discharge — full bore, falling all the way to its termination, visible where somebody would notice it, and never reduced, extended uphill or plugged. It is a safety device for a vessel full of water at above boiling point were the pressure to be released, and it is the fitting most likely to have been tampered with because it dripped once.
This is the commonest complaint after a replacement and it is almost never a faulty valve, despite being treated as one.
Water expands when it is heated. In an open system that expansion pushes back into the incoming main and nothing happens. But if there is a non-return valve, a pressure-reducing valve or a water meter with a check function on the cold feed, the cylinder becomes a closed vessel. The expanded water has nowhere to go, pressure rises with every heating cycle, and when it exceeds the relief valve setting the valve opens and lets a little out.
That is the valve doing precisely what it exists to do, and it happens every single heating cycle. Over months the seat wears from constant operation and then it drips continuously, at which point somebody replaces the valve, and the new one does the same thing within a year.
The fix is an expansion vessel on the cold feed — a small tank with a diaphragm and a cushion of air, giving expanding water somewhere to go. It is inexpensive and it is very frequently omitted, because the installation works perfectly on the day and the symptom appears weeks later.
The related cause is simply high incoming pressure. Where the mains supply, or a pump feeding an apartment, delivers pressure close to the relief valve setting, normal expansion is enough to tip it over. That needs a pressure reducing valve set correctly rather than a new relief valve.
So a dripping relief valve on a recently installed unit deserves a pressure gauge on the system before anybody changes a part. If the pressure climbs while the heater runs, it is expansion, and no number of new valves will fix it. Where the dripping turns out to be from the tank or a fitting instead, that is water heater leak repair Dubai.
A new cylinder can be destroyed in the first minute of its life, and it happens more often than it should.
The rule is absolute: the tank is filled completely and the air purged before power is applied. An element energised in air rather than water reaches destruction temperature in seconds, and a heater that was dry-fired at installation is a heater that fails within days with everybody blaming the manufacturer.
Purging matters for the same reason. Air trapped at the top of a horizontally mounted cylinder can leave an element partly uncovered even though the tank appears full. The way to be sure is to open the highest hot outlet and leave it running until the flow is steady and silent, not just until water appears.
Then the temperature setting, which is a genuine trade-off rather than a default. Stored water below about 60°C is more hospitable to bacteria; water delivered at 60°C scalds quickly, and dangerously fast for children and elderly residents. The sensible arrangement is storage at around 60°C with thermostatic mixing at the outlets, so the tank is stored safely and the tap delivers safely. Turning the tank down to solve a scalding worry solves it by creating a different one.
Finally, everything gets checked once it is hot. Joints that seal cold sometimes weep once the pipework has expanded, electrical terminals that felt tight sometimes need retightening after a full heating cycle, and the relief valve should be watched through a complete cycle to confirm it is not being opened by expansion. A commissioning that ends at "hot water comes out" has skipped the part where the faults show.
Two things get requested on installation jobs that are usually worth less than they cost, and we would rather say so up front than fit them.
The first is a timer. The logic sounds right — heat the water only when you need it — but on a modern insulated cylinder in a warm climate the standing loss is genuinely small, and the amount of energy a timer saves is modest. It also introduces two irritations: hot water not being available when the schedule and the household disagree, and a tank that spends longer at lower temperature, which is the condition that encourages bacterial growth and the smell that comes with it. If you want to save energy on hot water, the useful moves are setting the thermostat sensibly, insulating the first few metres of pipe leaving the tank, and fixing dripping hot taps. A timer comes a long way after those.
There is one case where a timer earns its place: a property on a tariff or a solar arrangement where heating at a particular time genuinely costs less, or a villa with several cylinders where some serve rooms nobody uses for months. Then it makes sense, and we will fit one.
The second is relocation. Moving a water heater is rarely about the heater — it is about hot and cold pipework, a drain for the tray, a discharge route and usually a new circuit, most of it inside walls or ceilings that have to be opened and made good. The cost is in the builder's work, not the plumbing.
Which means the moment to move a unit is when the room is already being taken apart. During a bathroom refit, relocating a heater is a marginal cost. As a standalone job in a finished apartment, it is an expensive way to reclaim a cupboard. If the reason for moving it is access or leak risk, say that, because sometimes the answer is a better hatch and a proper tray rather than a new position. The choice between a storage cylinder and an instant heater gets made on price far more often than on fit, and they behave very differently.
A storage cylinder heats a fixed volume and keeps it hot. It delivers a strong flow at a steady temperature for as long as the tank lasts, then needs time to recover. It draws a moderate current for a long period. For a household where two or three outlets can be running at once, this is almost always the right answer.
An instant heater heats water as it flows, storing nothing. It never runs out, it loses nothing standing, and it takes up very little space. The cost is electrical: heating water on demand needs a great deal of power in a short time, which means a substantial dedicated circuit, and the outlet temperature depends on flow rate — open a second tap and both go cooler.
That makes instant units excellent for a single point of use — a guest cloakroom, a maid's bathroom, a kitchen sink a long way from the main cylinder — and a poor fit as the sole source for a family bathroom, unless the electrical supply genuinely supports a large unit.
The mistake we are called to correct most often is an instant heater installed to serve two bathrooms because it was cheaper than a cylinder and there was no space. It works when one person uses it and disappoints permanently after that.
The reverse mistake also exists: a large storage cylinder installed to serve a single rarely-used bathroom, quietly paying standing losses every day for a decade. We can, and often that is right. But if the hot water never quite lasted, replacing like for like reproduces the original mistake and you live with it for another ten years. The replacement is the cheapest moment to correct sizing, because the labour is being spent anyway.

If anything on the cold feed prevents water flowing back towards the main — a check valve, a pressure reducing valve, some meters — then yes. A pressure gauge on the system answers it definitively: if pressure climbs while the heater runs and stays up, the system is closed and needs somewhere for expansion to go.
Around 60°C stored, with thermostatic mixing at the outlets. That is hot enough to discourage bacterial growth in the tank and the mixing valves make what reaches the tap safe. Turning the tank down instead solves scalding by creating a stagnation problem, and turning it up without mixing valves puts genuinely dangerous water at the tap.
Wherever it can be supported off structure, drained, isolated and — critically — removed again. A ceiling void is fine with a tray, a real drain and a hatch big enough to withdraw the cylinder. A cupboard is easier to live with and any leak shows early. A plant room is the safest but adds a wait for hot water at distant taps unless the pipe run is insulated.
Usually not. On a modern insulated cylinder the standing loss is small, so a timer saves less than people expect, and it holds the tank at lower temperature for longer, which is what encourages the rotten-egg smell. Setting the thermostat sensibly, insulating the first few metres of hot pipe and fixing dripping hot taps all save more. Timers do make sense on multiple cylinders in a large villa where some serve rooms nobody uses.
They suit different jobs. An instant unit never runs out, stores nothing and takes up almost no space, but it needs a large dedicated circuit and its temperature drops as flow increases — open a second tap and both go cooler.
