Every way a cylinder fails except a sudden element burn-out develops slowly and out of sight. The service is the only moment anyone looks.

Inside every steel water heater there is a bar of magnesium or aluminium screwed into the top, and it is the most consequential component in the appliance. Almost nobody knows it is there.

Steel and water in a hot tank want to corrode. The anode is a metal that corrodes more readily, so it gives up its own electrons and the steel is left alone. It is deliberately sacrificed — that is its job and its name.

What follows from that is simple and unforgiving. While the anode has material left, the tank is protected. Once it has been consumed, protection stops and the steel becomes the sacrificial metal instead. From that moment the tank is on a clock, and nothing about the outside of the unit changes to tell you.

How long a rod lasts depends on water chemistry, temperature and how much the tank is used, and the honest answer for any specific cylinder is that you find out by looking. Three years is common. Sometimes it is far less. The only way to know is to take it out.

Replacing a consumed rod is a cheap part and half an hour of labour, and it restarts the protection. Doing that twice in the life of a cylinder is realistically the difference between eight years and fifteen — which is to say the anode decides when you buy your next water heater.

This is why a service that does not include withdrawing the anode is not really a service. Flushing sediment is worth doing, testing the valve is worth doing, but the anode is the one that changes the outcome, and it is the one most commonly skipped because it takes the longest.

Sediment, and why "descaling" is the wrong word here

Customers ask for descaling and what these tanks usually need is flushing, and the distinction is worth making because it changes what a competent visit does.

Hard-water scale is calcium carbonate coming out of solution onto hot surfaces and bonding there — a boiler problem in hard-water regions, treated with chemical dissolving. Dubai's supply is largely desalinated, and desalinated water is soft. The classic limescale crust is much less of a story here than people expect from experience elsewhere.

What does accumulate is sediment: fine particulate carried in through the network and through building storage tanks, plus corrosion products from inside the system, all of which settle to the bottom of a cylinder where the water is still. In a horizontally mounted apartment unit that means a layer running along the length of the tank, often right where the element sits.

Sediment does three things. It occupies volume, so the tank holds less hot water than its label claims. It insulates the element from the water, so the element runs hotter to do the same work and fails sooner. And it traps water underneath itself, which boils and produces the rumbling and popping people describe as the heater "kettling".

None of that is fixed by a chemical descaler. It is fixed by draining the tank, agitating what has settled and flushing it out, repeatedly, until the discharge runs clear. On a cylinder that has never been opened, that can take a surprising amount of water and a surprising amount of time, and the shortcut — opening the drain valve for ninety seconds and calling it done — removes almost nothing.

Where genuine scaling does occur it is usually on a system fed from a source other than the mains, or on a unit that has been run very hot for years. It shows on the element as a hard crust rather than as loose deposit, and then the element is replaced rather than cleaned.

In most climates a water heater service can be done whenever somebody remembers. In Dubai there is a right month, and it is the one before everybody needs the heater at once.

The pattern is consistent. From roughly May, mains and roof-tank water is warm enough that households turn their heaters off. They stay off through the summer. Then a cold morning arrives in late November or December, everyone switches on, and a proportion of those units do not come back — because five months of standing full and cold is genuinely hard on a cylinder.

Sediment compacts around the element while nothing is cycling. Thermostats sit in one position long enough to stick. Relief valve seats dry out. Corrosion continues throughout, with no thermal cycling to disturb it. And the anode carries on being consumed regardless of whether the heater is running.

Servicing in October or early November catches all of that before it becomes a call-out. The sediment comes out before the element has to work through it, the thermostat is exercised and verified, the valve is operated, and any element that has degraded over the summer shows up as a poor insulation reading rather than as a tripped breaker on a Friday night.

It also means you are booking in a quiet month rather than in the week when every maintenance company in the city is answering the same call. The difference in response time between late October and mid-December is substantial, and it is entirely self-inflicted by the market.

The related habit worth adopting: instead of switching the heater off at the breaker for the whole summer, leave it powered at its lowest usable setting. Empty apartments, holiday homes and stagnant tanks

A lot of property in this city sits unoccupied for long stretches — second homes, holiday lets, units between tenancies — and a water heater in an empty apartment is in a specific and unhelpful condition.

A tank of water that is neither being used nor being kept properly hot is stagnant water at a comfortable temperature. That is the condition in which bacterial populations, including the ones responsible for legionellosis, are most at home. The risk in a domestic system is low but it is not zero, and it is highest exactly here: warm, still, and then aerosolised through a shower head when somebody finally arrives.

The reason the standard advice is to store hot water at around 60°C is precisely this — that temperature suppresses growth. A tank turned down to save energy, or switched off with water still in it, loses that protection.

For a property left empty, the sensible approach is either to leave the heater running at its normal setting, or to drain the cylinder down properly if it is going to be unused for months. What causes problems is the middle option everybody picks: switching it off and leaving it full.

And when a property is reopened after a long absence, the routine is worth following: run the hot outlets for several minutes each with the shower head removed rather than spraying, bring the tank up to full temperature, and flush through before anybody showers. It takes twenty minutes and it addresses both the stagnation and the discoloured first draw.

The temperature and pressure relief valve is the device standing between a pressurised tank of superheated water and a very bad afternoon, and it is routinely never touched from installation to demolition.

It should be operated periodically. Lifting the test lever should produce a solid discharge through the pipe, and releasing it should let the valve close cleanly with no continued dripping. That test tells you two things at once: that the valve will open when it needs to, and that its seat is still good.

The reason nobody does it is the failure mode people have heard about — a valve that has sat undisturbed for eight years is lifted, a piece of deposit lodges on the seat, and it drips continuously afterwards. That is a real outcome, and it is why some technicians quietly avoid the test.

But that outcome is information rather than damage. A valve that will not reseat after being operated was a valve that had already deteriorated, and the alternative to finding out on a service visit is finding out during an over-pressure event, which is when it matters. The right response is to replace it, which is an inexpensive part.

The other thing the test reveals is whether the discharge is piped correctly at all. We regularly find discharge pipes reduced in diameter, run uphill, terminated inside a ceiling void, or — worst — capped by somebody who was tired of the dripping. A capped relief valve removes the last protective device on a vessel of hot water. It is not a small thing and it gets corrected on the spot.

If a valve has been discharging repeatedly, the fix is usually not the valve. Persistent discharge means thermal expansion in a closed system or excessive incoming pressure, and it needs an expansion vessel or a pressure reducing valve — covered in water heater installation Dubai.

Insulation, standing losses and the pipe nobody lags

Insulation on a hot water system is unglamorous and it is one of the few things that pays for itself in a genuinely short time.

Modern cylinders come with foam insulation bonded to the tank and it is generally good. What is almost never insulated is the pipework — specifically the first few metres of hot pipe leaving the cylinder, which is where the largest losses occur because it holds the hottest water and it is doing so continuously.

In a villa with the cylinder in a plant room or roof space and the bathrooms some distance away, uninsulated hot pipe means two costs: heat lost from the pipe between draws, and the wait at the tap while all that cooled water runs off. The second is the one people notice and the first is the one they pay for.

There is a Dubai-specific version of this that runs the other way. A hot pipe in a roof space or an unconditioned duct is losing heat in winter, but the same pipe run through a conditioned interior is dumping heat into a space you are paying to cool. Insulating it saves on both sides of the year.

Cold pipework in unconditioned spaces is worth insulating too, for a different reason: in summer, water sitting in an uninsulated cold pipe in a roof void gets uncomfortably hot, which is why the cold tap runs warm for the first thirty seconds in so many properties here.

The material matters. Closed-cell insulation with sealed joints holds up; the cheap open foam sold in a coil perishes in a few years, particularly anywhere it sees sun or heat, and by year five it is a crumbling sleeve providing nothing. Replacing perished lagging is part of a service visit and it is one of the few maintenance items with an obvious return.

Maintenance is preventive, and it is worth being clear about the boundary, because a service visit is sometimes sold as though it were a repair.

It cannot restore a tank that has already corroded through. Once the steel is perforated the cylinder is finished, and no amount of flushing, anode replacement or valve work changes that. A service on a tank in that condition is money spent finding out it needs replacing — which is still useful information, but it is not a repair.

It cannot make an undersized unit larger. Flushing recovers the capacity lost to sediment, and that is often substantial, but a fifty-litre tank serving two bathrooms was always going to be marginal and it will still be marginal when it is clean.

It cannot fix a bad installation. A cylinder mounted on inadequate fixings, with no tray, an unsafe discharge and no isolation, is a service visit's findings rather than its outcome. And it does not make a heater immortal. Even a perfectly maintained cylinder wears out — the tank is a consumable with a life measured in years, and the point of maintaining it is to reach the far end of its range rather than the near end, and to know roughly when the end is coming.

What it does do is remove most of the failures that arrive as surprises. Elements caught before they trip, valves proved before they are needed, anodes replaced before the tank starts paying for their absence, and leaks found as a damp tray rather than as a stained ceiling. That is the whole proposition, and it is worth what it costs.
