Before anything else, the possibility that has to be eliminated on every apartment ceiling leak in this city: the fan coil unit.

In a typical Dubai apartment, the ceiling void above a bathroom or corridor contains the water heater and, very often, the air conditioning fan coil unit with its condensate drain pan and drain line. Both are directly above the same ceiling. Both produce water. And when either fails, the water appears through the same gypsum in the same place.

A fan coil unit produces a genuinely surprising amount of condensate in summer here, and its drain pan is a shallow tray with a small outlet that blocks with dust, biological growth and building debris. When it blocks, the pan overflows, and the resulting stain is indistinguishable from a leaking cylinder.

There is a simple discriminator and it is worth knowing before you call anybody. Condensate is cold and it appears when the air conditioning is running. Heater water is warm, and it appears in relation to when the heater heats. If the water is cold and the stain grows on hot afternoons with the AC on, the cylinder is almost certainly innocent.

The definitive test is isolation. Switch the heater off and close its cold feed. If water keeps arriving, the source is elsewhere. Switch the AC off in that zone instead and see whether it stops. Between those two, the answer usually arrives within a few hours and without opening anything.

We say this because replacing a sound cylinder on the strength of a stain beneath it is something that genuinely happens, and the leak carries on afterwards. Where the source turns out to be the air conditioning, the work is AC repair Dubai rather than anything to do with the water heater.

Once the heater is confirmed as the source, the list of possible origins is short, and they are worth knowing in order of how easy they are to fix.

The drain valve is first and it is the most trivial. Usually a small plastic or brass valve at the low point, and it very often starts weeping after somebody has drained the tank and closed it again on a piece of grit. Cheap, quick, and no reflection on the cylinder.

The inlet and outlet connections are second. Threaded joints and flexible connectors that have loosened with thermal movement, corroded at a dissimilar-metal junction, or simply aged. A large share of "the water heater is leaking" calls end at one of these two fittings.

The flexible braided hose is third and it deserves its own mention. These are used constantly in ceiling voids because they are convenient, and they are one of the most common failure points in a domestic water system — the inner liner perishes, the braid corrodes, and they can fail suddenly rather than by weeping. Any hose of unknown age near a cylinder is worth replacing on sight during another visit.

The element flange gasket is fourth. It sits between the element and the tank, it is compressed once, and reusing it after a repair — which happens — produces a slow weep that appears two weeks after somebody signed off the work. It is the reason a gasket is renewed every time, without exception.

The relief valve is fifth, and it is usually not a leak at all, which is the next section.

And the tank itself is sixth. That is the end of the appliance, and it is the one item on this list that no repair addresses.

A discharging relief valve is not a leak

Water dripping from the small pipe on the side of a cylinder is the most misread symptom in the category, and the wrong response to it is genuinely dangerous.

That pipe is the discharge from the temperature and pressure relief valve, a safety device that opens if the tank exceeds a set pressure or temperature. If it is discharging, it is working. The correct question is not how to stop it but what is making it operate.

Two causes cover almost all of it. The first is thermal expansion in a closed system: if a non-return valve, a pressure reducing valve or certain meters sit on the cold feed, water heated in the tank cannot expand back towards the main, so pressure rises with every heating cycle until the valve lifts. The fix is an expansion vessel, and without one a new valve will do exactly the same thing within a year.

The second is simply high incoming pressure — a mains supply or a booster pump delivering pressure close enough to the valve setting that normal expansion tips it over. That needs a pressure reducing valve set correctly.

The third possibility, less common, is a valve that has failed to reseat, usually after operating on debris. Then the valve itself is replaced — but only after the pressure has been measured, because replacing it while the underlying cause remains simply resets the clock.

What must never happen, and what we find with depressing regularity, is a discharge pipe that has been capped, plugged, valved off or crimped by somebody who was tired of the drip. That removes the final protective device from a vessel containing water above 60°C under pressure. If you have a capped relief discharge, that is worth a call today rather than at your convenience.

The reason a slow leak from a ceiling-mounted cylinder costs so much more than the repair is that the damage happens entirely before anybody knows about it.

Gypsum board absorbs water. A seep of a few drops an hour goes into the board, spreads through it and evaporates slowly into the void, and for the first few weeks nothing at all appears on the finished surface. The board is losing strength throughout that time.

Then a stain appears, which people reasonably treat as a small matter because it is a small stain. By that point the board around it is saturated and the paper facing has begun to separate. Failure, when it comes, is sudden — a section of ceiling comes down in one piece, usually with the accumulated water above it.

Meanwhile the void is a warm, dark, enclosed space with wet material in it, in a climate with high ambient humidity. That is an efficient environment for mould, which grows on the paper facing of the board and on any dust and organic material present. The musty smell in a bathroom with no visible water is that process already under way, and by the time it smells it is established.

And the same void carries cables. Lighting circuits, the heater's own supply, sometimes data and control wiring, in a space that is now damp. That is the reason a ceiling leak is treated as urgent rather than as housekeeping, and why the first instruction on the phone is to switch off the breaker for that area.

All of which is an argument for two cheap things: a drip tray under any ceiling-mounted cylinder, with a drain that actually goes somewhere, and looking at the ceiling under the unit occasionally. The tray converts a hidden failure into a visible one, which is the entire point of it.

What to do in the first ten minutes

The actions that matter most on a water heater leak are taken by whoever is there, before anybody arrives.

First, the electricity. Switch the heater off at its isolator and turn off the breaker for that circuit at the board. If water has reached a ceiling void containing lighting, switch that circuit off too, and do not operate switches in a room where water is coming through a fitting.

Second, the water. Close the cold inlet valve to the heater — the isolation valve on the pipe entering the unit. If there is no such valve, close the main stopcock for the property. This is the moment people discover their heater has no isolation, which is worth correcting afterwards for exactly this reason.

Third, relieve the pressure. Open a hot tap somewhere in the property. That releases the pressure in the cylinder and lets air in, which slows or stops the flow from the leak considerably. It is the step most people do not know about and it is the one that buys the most time.

Fourth, contain and protect. Buckets under the drips, and anything valuable moved from underneath. If a ceiling is sagging or bulging with water above it, stay out from under it — that is a genuine weight, and it comes down all at once.

Fifth, if the property is a rented one or in a managed building, tell the manager or landlord at the same time as calling for repair, particularly if water may be reaching a neighbouring unit below. Photographs at this stage are worth taking and take thirty seconds.

Then call. Having done those five things, you have converted an active flood into a contained problem, and the difference between arriving to that and arriving to a running leak is usually the difference between a repair and a refurbishment.

The one category on this page that has no repair is a cylinder leaking from its body, and it is worth explaining why so plainly.

A storage cylinder is a steel pressure vessel, usually glass-lined internally, protected from corrosion by a sacrificial anode. When the anode is consumed the steel becomes the sacrificial metal and corrosion works from the inside outwards. The first indication is a pinhole, and by the time a pinhole exists the surrounding metal is thin.

Nothing applied externally fixes that. Sealants, epoxy, clamps and compounds all fail on a vessel that is cycling between cold and hot at pressure, and they fail with less warning than the original pinhole gave. A tank that has perforated in one place is thin in others, and the second failure is often larger than the first.

The signals that point at the tank rather than a fitting: rust-coloured water around the base, weeping that appears from the insulation rather than from any identifiable joint, damp that returns after every fitting in reach has been remade, and — beforehand — rusty hot water and a sulphurous smell that comes back quickly after flushing.

Leaks that are not the heater and not the AC

Occasionally the water is from neither, and it is worth knowing the other candidates so that a fruitless cylinder replacement is avoided.

Pipework crossing the void is the first. Hot and cold distribution, sometimes drainage from the unit above, frequently runs through the same ceiling. A leak from a pipe two metres away travels along the top of the ceiling board and appears wherever the board dips, which is not necessarily near the source at all. Water finds the lowest point and the lowest point is rarely under the fault.

The unit above is the second, and it is common enough in towers to consider early. A failed waterproofing membrane in a bathroom upstairs, an overflowing appliance or a leaking drain produces water in your ceiling with nothing wrong in your apartment at all. The pattern that suggests it is water appearing in relation to somebody else's usage rather than yours.

Condensation on cold pipework is fourth and it is under-appreciated in this climate.
