Waterproofing
Tiles and grout are not waterproof, and they were never meant to be. Bathroom waterproofing Dubai is the membrane underneath them — the layer nobody sees, nobody asks about, and everybody discovers when a ceiling downstairs starts staining.
Overview

Symptoms
The first three appear outside the bathroom, which is why they are usually reported by somebody other than the person using it.
Water has reached the structure and found its way through. In an apartment this is somebody else's ceiling and it becomes their claim against you.
Water tracking through the wall from the wet side. Repainting it is the standard response and it reappears within months, every time.
Water leaving at the threshold or moving through the screed. It means the wet area is not contained, whatever the inside of it looks like.
The screed underneath is holding water rather than draining to the gully. It is the earliest visible sign that drainage below the tile is not working.
Falls are wrong or the gully is set too high. It is a construction error rather than a blockage, and no amount of cleaning changes it.
Debonding, often because water in the bed has been working on the adhesive. Loose tiles in a wet area are a symptom, not a cosmetic problem.
Water trapped in a screed with nowhere to go. It is doing that continuously and it will not dry out while the source continues.
Silicone is not waterproofing, it is a finish. Repeatedly failing sealant usually means movement or water arriving from behind rather than through.
Why TRAXICO

The floor is formed to drain to the gully before anything is applied. Falls corrected after waterproofing means the water sits on top of the layer meant to protect you.
Corner bands, upstands, thresholds and penetrations. Membranes do not fail in the middle of a floor — they fail where they stop and where they turn.
Water in the tile bed has to reach the drain, not sit in the screed. It is a detail at the gully that costs minutes and is left out constantly.
Filled, marked, left, checked. If it does not hold, it is fixed while fixing is still possible rather than discovered through somebody's ceiling.
Product, number of coats and where each is used, written down. A category name is not a specification and cannot be compared against anything.

Back to a sound substrate. What the previous failure looked like from underneath tells you more about what to do next than any survey from above.
Cleaned, unsound material removed, cracks treated, surface made even. A membrane bonds to what it is applied to, so this decides whether it stays bonded.
Screed laid to drain toward the gully across the whole wet area, with the gully set correctly relative to the finished floor rather than to the slab.
The right primer for the substrate, which differs between concrete, screed, cement board and blockwork. Skipping it is a debond waiting to happen.
Reinforcing bands at wall-to-floor junctions and internal corners, collars at pipes and mixer bodies, and the gully dressed properly into the membrane.
To the specified number of coats and thickness, taken up walls to full height in shower zones and to a lower height across the rest of the wet area.
Drain temporarily sealed, area filled, level marked, left, and checked — including the ceiling below where there is one. Nothing is covered until it passes.
The membrane protected until tiling starts, and the tiler told where it runs, because the commonest way a good membrane fails is somebody drilling through it.

How It Works
For a new bathroom this is a stage in a project. For a leaking one it starts with a question about where the water is actually coming from.
New bathroom, renovation, or an active leak. If it is a leak, the first job is confirming it is the wet area rather than pipework, which is a different repair entirely.
What the floor and walls are made of, where the gully sits, what falls exist, and whether the room has been waterproofed before and how.
Product, coats, thickness and upstand heights, written down against the substrate rather than chosen because it is what was on the van.
Removal to a sound base, debris out, surface prepared and primed. Most of the labour in a remedial bathroom is here rather than in the coating.
So water reaches the drain at both levels — on the tile surface and inside the bed beneath it. Getting the gully height right is decided at this point.
Bands and collars first, then coats across the area, with drying between coats rather than layers applied onto a surface that is not ready.
Flood test, check below, correct anything that shows. Only then does tiling start — and the membrane's position is communicated to whoever tiles it.

Benefits
None of the value is visible. All of it is the absence of a specific and expensive event.
In a tower this is the whole argument. A wet area failure becomes a neighbour's ceiling, their claim, and a conversation with building management.
Water tracking into an adjoining bedroom is the commonest domestic version of this failure, and it is repainted repeatedly instead of being fixed once.
A bed that drains properly does not hold water against adhesive. Hollow tiles around a shower are usually a drainage problem wearing a cosmetic disguise.
Redoing a wet area means removing everything above it. The finishes are the cost; the membrane underneath is what decides whether you buy them twice.
Most remedial waterproofing we see is a bathroom that was renovated recently by somebody who treated the membrane as a formality.
A specification and a flood test result, recorded. It is the only proof that exists once tiles are down, and it matters at a sale or a handover.
Worth Knowing
Everything below follows from one fact people find hard to accept: the tiled surface is not the waterproof layer.
Ask most people what keeps water inside a shower and the answer is the tiles. It is the single most consequential misunderstanding in bathroom construction.
Ceramic tile itself is effectively impervious. The joints between the tiles are not. Cement-based grout is porous by nature — it absorbs water and passes it slowly — and the joints are also where movement concentrates, so they develop hairline separation over time even when nothing has gone wrong. Silicone at internal corners is a movement joint and a finish, not a barrier, and it has a service life measured in a few years rather than the life of the bathroom.
So water is not kept on the surface. In a shower used daily, water passes through the grout continuously and arrives in the tile bed underneath. That is not a fault. It is how tiled wet areas are designed to behave, and the entire specification assumes it.
What happens to that water is the whole subject. In a correctly built bathroom it lands on a membrane, runs down falls formed in the screed, and leaves through drainage provision at the gully — which is why the gully has to accept water at two levels rather than one. In a badly built bathroom it lands on a screed with no membrane, soaks in, and finds the path of least resistance: through the slab, along it, down a wall cavity, or out under the door.
This is also why "sealing the grout" is not a repair. Grout sealer reduces staining and slows absorption at the surface. It does not turn a tiled floor into a tanked one, and applying it to a bathroom that is leaking into the flat below achieves nothing except a few weeks of hope.
And it is why silicone replacement is not a repair either. If a sealant joint is failing repeatedly, either something is moving more than the joint can accommodate, or water is arriving behind the tile and pushing out at the weakest point — and in the second case the silicone was never the problem.
A membrane that holds water perfectly and drains nowhere is a tray, and a tray in a bathroom floor is not the outcome anybody wanted.
Two things need to drain. The tiled surface, which is obvious: the floor must fall toward the gully so water on top runs to it rather than standing in a corner or heading for the door. Falls that are too shallow are the commonest version of this problem, and they cannot be corrected afterwards without lifting the floor.
The second is the layer people forget. Water that passes through grout lands on the membrane and has to travel across it to the gully. That means the falls have to exist beneath the tile as well as on it, which is why the screed is laid to falls before the membrane goes down rather than levelled flat and dealt with later.
It also means the gully has to accept water from both levels. A drain that only takes surface water leaves whatever is in the bed with nowhere to go, so the screed stays permanently wet — and permanently wet screed is what produces darkened grout in one area, a smell nobody can locate, adhesive failure around the shower, and eventually water finding its way out sideways.
The detail that solves it is small and it is skipped constantly: the drain assembly is dressed into the membrane so that the membrane discharges into it, with provision for the bed to drain at that level as well. It costs minutes, it is invisible forever afterwards, and its absence is behind a large proportion of the wet areas we are asked to look at.
One practical consequence for anybody renovating: the gully height is set relative to the finished floor, not to the slab. Getting this wrong is discovered when the tiles are down and water stands next to the drain, and by then it is a strip-out rather than an adjustment.
Membranes almost never fail in the open field. They fail where they stop, where they turn and where something goes through them.
The wall-to-floor junction is first and it is the most important detail in the room. Floor and wall are different elements and they move relative to each other, so a membrane taken around that corner as a simple coating is being asked to bridge a joint that opens and closes. It cracks along the corner, usually invisibly, and the water goes straight into the junction it was supposed to protect. The answer is a reinforcing band bedded into the membrane at every internal corner and junction — cheap, quick, and the single best indicator of whether a contractor knows the trade.
Upstands are second. The membrane has to continue up the wall high enough to contain the water that will actually hit it — full height in a shower zone, lower across the rest of the wet area. A membrane that stops at the tile skirting is protecting the floor while water enters the wall above it.
Penetrations are third. Every pipe, every mixer body, every fixing through a wet wall is a hole in the barrier. Each needs collaring properly, and each is a place where somebody drilling later can undo the entire system. This is why the tiler and the plumber have to know where the membrane runs.
Thresholds are fourth and they matter more in Dubai apartments than people expect, because level-access bathrooms are common. Where there is no upstand at the door, containment depends entirely on the falls and on the membrane being turned correctly at the threshold. It is the reason a swelling door frame outside the bathroom is a waterproofing finding rather than a joinery one.
And bath and shower tray perimeters are fifth: the membrane belongs under and behind them, not up to their edge with silicone doing the rest.
Once tiles are down, nobody can see the waterproofing again without destroying the bathroom. So there is exactly one moment when the system can be verified, and a great many bathrooms are built without using it.
The test itself is unglamorous. The drain is temporarily plugged, the wet area is filled with water to a marked level, and it is left. Then the level is checked, and — in an apartment — so is the ceiling below. If the level has dropped or anything appears underneath, the system has failed while it is still possible to fix it.
It sounds obvious. It is skipped because it costs a day in a programme where everybody is waiting for the tiler, and because a contractor who is confident does not want to introduce a step that might produce bad news.
It is worth insisting on, and worth being present for. Ask for the fill level to be marked in front of you and to see it again afterwards. This is the one point in a bathroom renovation where a customer can verify quality directly rather than trusting a description.
It also catches a category of fault nothing else finds: a pinhole in the membrane, a corner where the band was not bedded properly, a penetration collar that has not sealed, or a gully connection that leaks around rather than into the drain. None of those are visible by looking at a finished membrane.
Where a test is genuinely impractical — some remedial situations, some occupied properties — that should be stated as a limitation rather than glossed over, because it changes what anybody can honestly promise about the result.
This is the decision that comes up in every apartment renovation, and there is a genuine argument on both sides.
A full strip-out takes everything back to a sound substrate: tiles off, screed out where necessary, gully exposed, falls re-formed, new membrane, new finishes. It is the only approach that lets anybody verify what is underneath, correct falls, and put in a system that can be flood tested. It is also more disruptive, produces a lot of debris — which in a tower means service lift bookings and permit conditions — and costs more.
An overlay applies a waterproofing layer over existing tiles and finishes, with new tiles on top. It is faster, cheaper and far less disruptive. It is also a genuine option in specific circumstances: where the existing tiles are sound and well bonded, where falls are correct, where the gully can be adapted to the new floor level, and where there is height available to lose.
What an overlay cannot do is fix falls, correct a gully set at the wrong height, or address a substrate that is already wet. And it cannot tell you what condition anything underneath is in — you are building on an assumption.
The honest rule is about cause. If the bathroom is being renovated for appearance and there is no history of damp, an overlay can be reasonable. If it is being renovated because it has leaked, an overlay is the wrong answer, because the reason it leaked is underneath and it will still be there.
One more consideration specific to apartments: floor height. Overlays add height, and a bathroom floor that ends up level with or above the corridor outside removes the small step that was containing water at the door.
Before anybody strips a bathroom, this question is worth several thousand dirhams of getting right.
A stain on the ceiling below a bathroom has two families of cause. Either water is passing through the wet area — through the floor, through a wall, or out at the threshold — or a pipe is leaking. They look identical from below and the repairs are completely different: one is a strip-out and re-tank, the other is a joint or a section of pipe.
Some patterns help. Damage that appears only after a shower is used points at the wet area. Damage that continues while the bathroom is unused points at a pressurised supply pipe, because that leaks whether or not anybody is home. Damage that appears when a bath drains or a toilet flushes points at waste pipework. And damage that appeared suddenly, at full flow, is a supply failure rather than the gradual soaking that a failed membrane produces.
None of those are conclusive, which is why tracing it properly is its own discipline with its own equipment rather than a guess. That is leak detection Dubai, and it is the correct first call when the cause is genuinely unclear.
The reason this matters commercially is that stripping and re-waterproofing a bathroom whose leak was a pipe fixes nothing and costs everything. It happens regularly, and the customer usually finds out weeks later when the stain returns through the new ceiling.

Waterproofing is a small line in a bathroom budget and effectively the whole of its risk, which is a bad combination when quotes are being compared on total price.
Think about where the money in a bathroom goes: sanitaryware, mixers, tiles, joinery, glass, labour to install all of it. The membrane and its detailing are a modest fraction of that. But every one of those items sits on top of the membrane, so if it fails, all of them come out to reach it.
That asymmetry is exactly why waterproofing is where a competitive quote finds its savings. Reducing the number of coats, leaving out reinforcing bands at junctions, lowering the upstands, skipping the flood test and not forming falls properly are all invisible on handover day and all save real hours. The bathroom looks identical. It is a different bathroom.
Which leads to a practical way of reading a renovation quote: look for the waterproofing to be a specified line rather than a phrase. Product name, number of coats, upstand heights, treatment at junctions and penetrations, and whether a flood test is included. A quote that says "waterproofing" and a number has told you nothing, and it is the line where the two competing quotes most likely differ.
The comparison worth making is not between two bathroom prices. It is between the cost of the specified waterproofing and the cost of removing the entire bathroom in three years, plus the ceiling below it, plus whatever conversation the neighbour wants to have.
