Worth Knowing
Six things. The first is the one that ends most laminate floors early.
Under the photograph and the hard overlay, a laminate plank is compressed wood fibre. Understanding what that means physically explains almost every laminate failure anyone has ever seen.
Fibreboard is wood broken down into fibres and pressed together with resin under great pressure. It is dense, stable and strong in that compressed state. When water reaches it, the fibres absorb it and swell — and because the board was compressed to make it, the swelling is not reversible. The fibres take up water, expand, and when the water dries out they do not return to their original size. The board stays swollen.
What that looks like on a floor is very recognisable. The edges of individual planks rise, so the floor develops a pattern of raised joints you can feel with a bare foot and see in raking light. The surface layer at the edge may crack or lift where the swollen core has pushed it. In bad cases the plank grows enough to push its neighbours and the whole area lifts.
The critical point for anyone deciding what to buy: there is no repair. A swollen plank cannot be sanded flat, because sanding removes the printed decor and there is nothing underneath but brown fibreboard. It cannot be dried out. The only remedy is to take that plank out and put a new one in, which in the middle of a floor means unclicking back to it from an edge.
The water does not have to be dramatic. The joints between planks are the way in, and the sources are ordinary: a washing machine or dishwasher that weeps slowly, a dropped glass that is not wiped immediately, a wet bathmat left overnight at a bathroom door, a mop that is too wet, condensation running off a cold drink, a plant pot without a saucer. In a family kitchen these are weekly events rather than rare accidents.
This is also why the sequence of a laminate failure is so often confusing to the owner. The water that swelled the plank may have arrived weeks before the swelling was noticed, and the plank that swells may not be the one the water landed on — it travels along the joint until it finds a way down.
Laminate is now widely sold with water resistance claims, and they are not meaningless — but they are much narrower than the words suggest, and the gap between the claim and the expectation is where people get hurt.
The claims generally cover two things. First, a core that has been treated or made denser so it absorbs water more slowly. Second, joints that are coated or sealed so that surface water sits on top for a period rather than running straight down into the core. Both are genuine improvements over ordinary laminate.
What they describe is time, not immunity. The realistic promise is that a spill wiped up within some hours does not damage the floor, where on ordinary laminate it might. That is genuinely useful in a kitchen. It is not the same as the material being unaffected by water, and it says nothing at all about water arriving from underneath or standing for a day.
Two situations are outside every such claim. Water that gets under the floor — from a leak, a flood, or a slab giving off moisture — sits between the underlay and the plank where nothing dries, and it reaches the core from below where there is no coated joint to stop it. And standing water over a long period defeats a slower absorption rate, because slower is still absorbing.
So the honest positions are these. In a dry room, ordinary laminate is fine and the water-resistant version is unnecessary. In a kitchen or near a bathroom door, water-resistant laminate is a sensible upgrade and it will still fail if an appliance leaks unnoticed. In a shower room, a bathroom proper, a laundry or anywhere that gets washed down, laminate is the wrong material at any specification — that is where SPC flooring Dubai with its mineral core, or a bonded resilient floor from vinyl flooring Dubai, or tile, are the right answers.
We would rather say that at the quotation stage than fit a floor we expect to be replacing. It is also worth checking what any product claim is conditional on — many are tied to installation details such as sealing the perimeter, which means the claim only stands if the floor was fitted a particular way.
Two laminates can look identical on a display board, cost very different amounts, and be built for completely different rooms. The wear class is what separates them.
The rating describes what the surface is built to withstand — abrasion, impact and staining — and it is expressed as a class number that rises with durability. Broadly, the lower classes are intended for domestic rooms with light traffic, the middle for general domestic use including hallways and kitchens, and the higher classes for commercial spaces such as offices, shops and other public areas.
The reason it matters more on laminate than on some other floors is that laminate cannot be refinished. Timber can be sanded back several times over its life; stone can be honed and repolished. Laminate has a printed decor under a transparent overlay, and when that overlay is worn through in a walkway, the pattern goes with it. At that point the only options are replacing the affected planks — visible, unless spare material from the same batch was kept — or replacing the floor.
So the class should be chosen for the busiest thing that will happen on that floor rather than for the room's name. A "spare bedroom" that is actually the route to the balcony, a home office with a wheeled chair, a hallway that every person and every delivery crosses — all of those want more than the box would suggest for a bedroom.
Chair castors deserve a specific mention because they are the most common cause of a worn patch in an otherwise fine floor. A wheeled office chair drags grit in a small area for hours a day. A chair mat solves it; specifying up a class also helps; ignoring it produces a dull worn circle within a year or two.
The related number to ask about is the thickness of the plank, which affects how solid the floor feels and how well the joints hold, and the joint system itself, which is what keeps planks tight together over years of movement. A thin plank with a weak joint in a busy room opens up regardless of how good the surface is.
None of these figures appear in most quotations by default. Asking for the wear class in writing costs nothing and it is the single most useful comparison between two prices.
A laminate floor is not fixed down. It floats, and floating floors have to be free to move or they destroy themselves.
The core expands and contracts with both temperature and humidity, and here it gets both. A room that is cooled to a fixed temperature all year is the easy case. A villa that is conditioned when occupied and left in ambient heat and humidity when it is not is the hard case, and it puts the floor through a genuinely large cycle.
When the floor expands, it needs somewhere to go. That somewhere is the expansion gap: a deliberate space left between the edge of the floor and every fixed thing it meets. Every wall. Every door frame. Every pipe coming through the floor. Every column. The kitchen plinth. A staircase. Anything that will not move.
When the gap is missing at even one point, the floor pushes against it. Since the planks are locked to each other, the force travels through the field, and the floor relieves itself by lifting: a ridge appears, usually across the middle of the room or along a line between two fixed points. Once it has peaked, the joints have been stressed and often the only proper repair is to lift the affected area, restore the gap and relay.
The mirror-image failure is gaps opening between planks. That is contraction — usually a floor that was laid warm, or laid without acclimatisation straight from a hot store, then settled in a cooled room. It looks like poor workmanship at the joints and it is really a temperature story.
A second cause of open joints is flexing. Where the base has a hollow and the planks span it, every footstep works the joint. Click joints are mechanical connections and they wear; worked long enough, they loosen and separate. This is why base preparation and joint failure are the same subject.
Two practical rules follow. Very large uninterrupted areas need a break at a doorway rather than running as one continuous field, because movement accumulates across the run. And skirting or beading covering the expansion gap must be fixed to the wall, never through the floor — a bead pinned into the planks removes the gap it was installed to hide.
The layer under a laminate floor is cheap, invisible and does three separate jobs, which is why it should not be an afterthought.
The first job is cushioning small unevenness. A thin resilient layer lets the floor sit evenly over minor variation in the base, which reduces the flexing that works joints loose. It does not substitute for levelling — no underlay bridges a real hollow — but it takes care of the last small tolerance.
The second is moisture separation. Over a concrete slab, a moisture barrier between the slab and a fibreboard floor is not optional. Concrete gives off moisture for a long time, and a fibre core sitting directly on it will take that up from below, where nothing is visible until the plank edges start to rise. Where the barrier is not built into the underlay it goes down as a separate sheet, lapped and taped.
The third is acoustics, and it has two halves that people conflate. Impact sound is what the apartment below hears when you walk — footsteps transmitted into the structure. It is reduced by the resilient layer between the floor and the slab. Airborne echo is what you hear in your own room, the hard sound a room takes on when a soft floor is replaced with a hard one. Underlay helps a little with that; rugs and soft furnishings help far more.
For anyone in an apartment above another dwelling, this is worth settling before ordering. Many buildings here have rules about replacing carpet with hard flooring and some specify an acoustic performance for the layer underneath. Retrofitting a better underlay means lifting the entire floor, which is a bad way to discover the rule.
The trade-off to understand: thicker and softer is better acoustically and worse structurally. Too soft a layer lets the planks flex more under foot traffic, which works the joints — the same failure caused by a hollow base. The right product is one made for laminate at the thickness the manufacturer supports, not the thickest roll available.
And a detail that gets missed: underlay is butted and taped, not overlapped. An overlap is a permanent ridge under the floor, and it telegraphs as surely as anything in the slab.
Laminate is not repairable in the way timber is, so most of what extends its life is prevention.
Grit is the main enemy of the surface. In this city fine sand comes in on shoes every day, and it is what abrades a floor — not walking. Barrier mats at every external door, and vacuuming rather than only sweeping, do more for a laminate floor than any product sold for it.
Water discipline is the other half. Wipe spills rather than leaving them, use a damp mop rather than a wet one, never use a steam mop on laminate, and keep a mat under anything that holds water. At the door of a bathroom, a small mat is doing real work.
Furniture feet matter more than people expect. Felt pads under chairs and table legs prevent the scratching that dragging causes, and load spreaders under very heavy items prevent indentation. Wheeled chairs get a mat.
On repairs: a damaged plank near the edge of a room can be replaced by unclicking planks back to it and relaying, which is straightforward. A plank in the middle of a large floor is cut out and the replacement bonded in, which is invisible when done carefully. Both depend entirely on having spare material from the same batch, because decors and dye lots change between production runs and a plank from another run reads as an obvious patch in daylight. Surface scratches cannot be sanded. Repair kits with coloured wax and filler exist and they are genuinely useful on isolated scratches; they do not restore a worn walkway.
And the honest end-of-life conversation. A laminate floor that has been walked through for years, has a worn strip in the hallway, or has swelling at several plank edges is finished as a floor. Patching it further is money spent on something that is going. That is the point at which the right question is what to replace it with, and whether the base underneath needs attention at the same time — which is floor replacement Dubai.
Laminate is the least disruptive floor on this hub, and a few decisions before we arrive keep it that way.
Be honest about the rooms. Where does water actually reach the floor — the kitchen, the utility area, the door of a bathroom, the threshold from a balcony? Those are where the specification changes, and a room described optimistically gets the wrong floor.
Say what is below. An apartment above another dwelling has an acoustic question that a ground-floor villa does not, and building rules are easier to check now than after the floor is down.
Think about height. Laid over an existing floor, the level rises, which affects doors, thresholds at every doorway, the kitchen plinth and the step at a balcony door. Doors can be trimmed; a threshold that now blocks a drainage channel is a harder problem.
Clear the rooms fully if you can. A floating floor is laid as one continuous field, and working around furniture means laying in stages, which is where alignment and gap problems begin.
Let the material sit in the room. Planks brought from a hot warehouse and laid the same hour will contract afterwards and open at the joints. This is the cheapest step in the whole job and the one most often skipped.
And keep a spare box, unopened, in a cupboard. Every future repair depends on it.
