Worth Knowing
Six things follow from one physical fact, and two of them are costs rather than benefits.
SPC stands for stone plastic composite, and the name describes the core rather than the surface.
The construction is a stack. On top is a wear layer — the clear film that takes the traffic. Under it is the printed decorative film that gives the plank its pattern. Under that is the core, which in SPC is a dense board of polyvinyl chloride heavily filled with limestone powder, and often a pre-attached underlay on the underside.
That core is the whole point. Ordinary vinyl, whether sheet or flexible LVT, is a soft material that bends easily. SPC is stiff: you can hold a plank at one end and it stays roughly straight. The stiffness comes from the mineral filler, which also makes the plank noticeably heavier and harder than a vinyl plank of the same thickness.
Everything else follows from that stiffness. A stiff plank spans small hollows rather than sinking into them, so it hides an imperfect base. A heavily mineral-filled core expands and contracts far less with temperature than a plastic one, so it is more stable in heat. A dense core resists indentation, so heavy furniture leaves less of a mark. And a hard board transmits sound rather than absorbing it, which is the cost.
It is worth naming the near relative. WPC — wood plastic composite — is the same idea with a lighter, foamed core containing wood flour instead of stone. It is softer and warmer underfoot and slightly more forgiving, and it is a little less dimensionally stable and less dent resistant. Neither is better in the abstract; SPC suits heat and traffic, WPC suits comfort.
What SPC is not is a different material from vinyl. If a supplier presents SPC as a completely different category that has none of vinyl's limitations, that is marketing rather than material science.
The commonest failure in floating floors here is thermal, and it is the failure SPC exists to reduce.
The mechanism is simple. Direct sun through glass heats a floor surface well above the air temperature of the room, and it does it in a band that moves across the day. The heated part of the floor expands. A floating floor is not fixed down, so it moves — and if it has room at the perimeter, that is the end of the story. If it does not, the expansion has nowhere to go and the floor lifts: planks peak at the joints, a ridge forms across the room, or the floor pushes hard against a wall and stays there.
How much a floor expands depends on what it is made of. A flexible plastic plank moves a great deal for each degree; a heavily mineral-filled rigid core moves considerably less. That difference is why SPC is the sensible default in a living room with a full-height glazed elevation, a villa with sliding doors onto a terrace, or any room where a bright band of sun crosses the floor for hours.
It is a reduction rather than an exemption, and this matters. SPC still moves. Every rule about expansion gaps still applies: a gap at every wall, a gap around every column and pipe, a gap at door frames, a gap behind the kitchen plinth, and nothing screwed through the floor anywhere. The gap is then covered by skirting or beading that is fixed to the wall, never to the floor.
The second rule people break is the run length. A very large uninterrupted area of floating floor accumulates more movement than a small one, and beyond a certain size the correct answer is an expansion joint at a doorway rather than one continuous field. A floor that runs from a living room through a hallway into three bedrooms as one piece is a floor with a great deal of accumulated movement and one perimeter to absorb it.
Acclimatisation matters here too, though less than for flexible vinyl. Material stored somewhere hot and laid straight into a cooled room will contract after installation, and the joints that open along one wall in the first month are the visible result.
And a specific local case: rooms that are only cooled intermittently. A villa that is conditioned when occupied and left in ambient heat otherwise puts the floor through a much bigger cycle than a permanently cooled apartment. That is an argument for the more stable core, and for being scrupulous about the gaps.
This is the claim that causes the most disappointment, so it is worth being precise about what rigidity does and does not do.
A stiff plank spans a hollow instead of sinking into it. Under a thin flexible vinyl, a shallow dip in a slab shows as a visible depression in the finished floor; under a rigid plank, the plank simply bridges it and the surface stays flat. That is genuinely useful, and in an older property it can mean much less levelling compound.
The limit is what happens when the hollow is bigger than the plank can bridge. Then the plank is supported at its ends and unsupported in the middle, and every footstep flexes it. What you hear is a click or a hollow knock; what you feel is a floor that gives slightly underfoot. Over time the repeated flexing works the click joints, and joints that have been worked eventually fail — planks separate, and once a joint has opened it does not go back together as tightly.
So the preparation question is not "is the slab flat" but "is any hollow large enough to leave a plank unsupported". That is measured with a straightedge laid across the floor in several directions, looking for the gap underneath it, rather than judged by walking on it.
What still has to be done: high spots ground off, because a plank rocking on a high point is as bad as one bridging a hollow. Debris swept and vacuumed properly — grit trapped under a floating floor crunches underfoot for as long as the floor exists and there is no way to get it out. Holes and cracks filled. And significant undulation levelled with compound, exactly as for any other floor.
What can often be skipped compared to a bonded floor: full levelling of minor undulation, and the primer and adhesive stages entirely, since nothing is being bonded.
A related warning about laying over existing tile, which is common here and often sensible. It works — but the grout lines are hollows, and a wide or deep grout joint under a plank end is exactly the unsupported condition described above. Filling the grout lines first is usually the difference between a solid floor and one that ticks. And the height gain matters: adding a floor over tile raises the level, and doors, thresholds and the bottom of the kitchen plinth all have to be dealt with.
The property that makes SPC stable also makes it loud, and it is the most common complaint after installation.
A hard, dense plank sitting on a hard concrete slab is an efficient sounding board. Footsteps, especially in hard shoes, produce a sharp report in the room itself, and the sound also passes down into whatever is below. In an apartment that second part is not just an annoyance — it is the thing neighbours complain about, and in many buildings it is something the building management has views on.
There are two different problems and they need different solutions. Impact sound is what the neighbour below hears when you walk. It is reduced by a resilient layer between the floor and the slab — either an underlay attached to the plank at the factory or a separate acoustic underlay laid first. Airborne reverberation is what you hear in your own room: the hard, echoing quality a room takes on when soft flooring is replaced with a hard floor. An underlay helps a little; rugs, curtains and soft furnishings help far more.
The attached underlay that comes on many SPC planks is thin. It is enough to take the edge off, and it is generally not equivalent to a proper separate acoustic layer. Where the room is above another dwelling, or where the building has a requirement about impact sound, that difference is worth understanding before rather than after.
There is a trade-off to be aware of: a soft, thick underlay improves acoustics and reduces support. Too soft a layer under a rigid click floor lets the planks flex more, which works the joints — the failure described above. The correct product is one intended for rigid core floors, which is firmer than the foam sold for laminate.
The other contributor to hollowness is the void. Where the base is uneven and the floor spans hollows, there is literally air under the floor, and air under a hard board is what makes a drum. Preparing the base well is an acoustic improvement as much as a structural one.
And a practical point: apartments in this city often have rules about replacing soft floor coverings with hard ones, and some buildings require an acoustic layer of a stated performance. That is a question for building management before the material is ordered rather than after the neighbour complains.
The material tolerates a great deal. The floor as a system tolerates less, and the difference is where expectations go wrong.
On water: the core does not swell. Spill a bottle, leave a wet towel, have a dishwasher weep overnight — an SPC plank comes through it in a way a laminate board does not, and that alone is a good reason to choose it near a kitchen or a bathroom door. What it is not is a tanked wet-area floor. It is a floating floor with click joints, and water that gets through those joints sits under the floor where it cannot dry, on a slab, in the dark. In a true wet room — a shower room, a plant room, a commercial kitchen — the right answer is a bonded system with welded seams or tile over proper waterproofing.
That leads to the more serious case: water arriving from underneath or from a leak. A floating floor traps it. The first sign is usually a smell or a soft patch rather than anything visible, and by then it has been wet for a while. Where a floor has been flooded, lifting it is not optional — the planks themselves may be fine and the slab underneath will not dry with a floor over it.
On heat sources: underfloor heating is uncommon in most properties here but not unknown, and rigid core floors have specific requirements about maximum surface temperature and about how a system is brought up. If there is heating under the floor, that is a question to settle with the material before it is ordered rather than a detail to discover later.
On sunlight, one more time, with the honest limit: the core is stable, the surface is not immune. Prolonged direct ultraviolet can fade the printed film in the sunniest strip of a room, and a rug left in that strip for a year leaves a visible outline. Solar control on the glazing helps everything in the room, floor included.
On weight: dense cores resist indentation well, but very concentrated point loads over long periods — a heavy safe, a piano leg, a fridge — still deserve load spreaders. It is cheap insurance and it costs nothing to do at the time.
And on repairs, the geometry matters. A click floor is easiest to repair from an edge: planks come up in sequence back to the damage and go down again. A single damaged plank in the middle of a large room can be cut out and replaced, but the replacement has to be bonded rather than clicked, and a competent job is invisible while a hurried one is not. Four materials get compared for the same rooms, and the differences that matter are not the ones on the sample board.
Against laminate, the difference is water and stability. A laminate board has a fibreboard core that swells irreversibly when it gets wet, and swollen edges never recover. SPC does not do this. Laminate is generally warmer and quieter underfoot and often cheaper, and its surface is very hard wearing. If the room will never see water and quiet matters, laminate is a reasonable choice; anywhere near a kitchen, a bathroom door or a balcony threshold, SPC is the safer one. Against flexible vinyl, the difference is stability and preparation. Glued sheet vinyl and flexible LVT are quieter, softer and, in sheet form with welded seams, genuinely waterproof as a surface — but they demand a very flat, very well prepared, moisture-tested base, and they move more with heat. SPC needs less preparation and handles sun better, at the cost of hardness and noise.
Against tile, the difference is comfort, speed and permanence. Tile and stone are the most durable and the most heat tolerant, and in a hot climate the coolness underfoot is a real advantage. They are also slow to lay, unforgiving to remove, and hard and loud. SPC goes down in a day over a prepared base and can be lifted again. Against real timber, the difference is honesty about what you want. Engineered timber can be sanded and refinished, ages in a way people value, and is a genuinely different material underfoot. It also moves with humidity, marks more easily and costs more — wooden flooring Dubai sets out that trade properly.
Where SPC is the clear winner: a bright, sunlit apartment or villa with an imperfect slab, where a timber look is wanted, where the room has to be usable quickly, and where spills are a normal part of life. That is a very common description in this city, which is why the material has become as popular as it has.
Where it is the wrong answer: a true wet room, a room where quietness is the priority and there is no scope for an acoustic layer, or anywhere the base is so poor that no plank will be supported.
A floating floor is the least disruptive installation on this hub, and a few things still decide how it goes.
Know what is under the existing floor. Tile over screed, a bonded vinyl, or bare slab — each changes what has to happen before laying, and old bonded adhesive still has to come off even for a floating floor if it is lumpy.
Think about height. Adding a floor over existing tile raises the level, which affects doors, thresholds at every doorway, the bottom of kitchen units and the step at a balcony door. Doors can be trimmed; a threshold that now sits proud of a balcony drainage line is a harder problem, and it is better identified at the survey.
Ask your building about acoustic requirements if you are in an apartment above another dwelling, and do it before ordering. Some buildings have a stated requirement, and retrofitting an acoustic layer means lifting the floor.
Clear the rooms as completely as possible. A floating floor is laid as one continuous field, and working around furniture means the field gets laid in stages, which is where alignment problems start.
Expect the floor to be walked on the same day. There is no adhesive to cure. What does take time is the preparation, and the levelling compound if the room needs it.
And keep the spare planks. A box from the same batch, kept in a cupboard, is what makes a future repair invisible — dye lots differ between production runs and the difference is obvious in daylight.
