Worth Knowing
Six things, and the first is the reason to do it at all.
It is worth being blunt about this: a floor replacement is not really about the new floor. Any competent installer can lay a covering. What you are buying is access to the base.
The base — the slab and any screed over it — is where nearly every serious floor problem originates, and it is invisible for the entire life of a floor. It is only exposed twice: when the building is built, and when a floor is stripped out. That second moment is the only chance anybody has to correct it, and it lasts a day or two before it is covered again for a decade.
Four things can be done in that window and cannot be done at any other time. The base can be levelled, so the next floor is flat rather than following the last one's defects. Cracks can be opened up, treated and filled, so they do not telegraph through. Movement joints can be identified and carried up properly, so the next floor does not crack in the same line. And the slab can be tested for moisture with instruments, which is impossible through a covering.
This is also, predictably, where quotations differ. A replacement quoted as "remove and relay" with no base work is a covering swap: the new floor inherits every defect of the old one and, often, its failure mode. A replacement that includes grinding, crack repair, levelling and priming costs more and is the reason the job is worth doing.
The practical test when comparing prices is to ask what happens between the strip-out and the new floor going down. If the answer is "we clean it", that is a covering swap. If the answer includes measuring, levelling and priming, that is a replacement.
It also follows that laying a new floor over an existing one — which is often sensible and is covered on the material pages — is a decision to keep the base as it is. That is fine where the base is sound and the height works. It is not fine where the last floor failed, because the cause is under it.
Removing an existing floor is the slowest, dirtiest and least predictable part of the work, and it is worth understanding before agreeing to it.
How hard it is depends entirely on how the old floor was fixed. A floating floor lifts in an hour. Carpet and its gripper come up quickly. Bonded vinyl leaves adhesive that has to be mechanically removed. Tile and stone bedded properly are broken out piece by piece with breakers, and stone or large-format tile on a strong bed can take longer to remove than the new floor takes to lay. The irony is that the better the original job, the harder it is to take out.
What gets found is the unpredictable part, and the list is consistent: cracks that were hidden, a screed that is hollow or breaking up, previous repairs of varying quality, service pipes and conduits sitting higher than anybody expected, an unexpected second layer of old flooring underneath the first, falls that run the wrong way, and damp.
That is why an honest quotation for a replacement has two parts: the work that is certain, and what happens if the base turns out to need more. A quotation that offers a single fixed number with no reference to base condition is either carrying a large contingency or intending to have an awkward conversation later.
Dust deserves its own paragraph because people consistently underestimate it. Breaking out a tiled floor produces an extraordinary quantity of very fine dust that finds every gap in a property — inside wardrobes, into air conditioning, through door gaps, along corridors. Proper work means sheeting, sealing doorways, dust extraction on the tools and, in an occupied property, keeping the working area genuinely separated. It is not fussiness; it is the difference between a floor being replaced and an entire property needing cleaning.
And waste. A tiled floor removed produces a surprising tonnage of rubble, and in a tower that means service lift bookings, permits, timing restrictions and a route that has to be protected. Waste removal is a real line item, and a quotation that does not mention it has either included it silently or not at all.
With the base exposed, three specific pieces of work decide how the new floor performs.
Levelling comes first, and the standard is set by the covering rather than by preference. A large-format tile needs a much flatter base than a small one, because a rigid piece spanning an uneven base produces lippage at its edges. A thin vinyl needs a very flat base for the opposite reason: it follows every defect and telegraphs it. A rigid-core click floor is the most tolerant, and even it will click and work its joints over hollows. Getting this right means measuring with a straightedge rather than looking, then grinding the high spots and filling the low ones with a compound suited to the depth involved — levelling compound is not designed to fill significant depth, and repair mortars exist for that.
Priming is part of levelling rather than an extra. It controls how quickly the base absorbs water from the compound, binds residual dust and gives the compound something to grip. Compound poured onto an unprimed, dusty slab dries too fast at the interface and debonds in sheets later, which is a failure that appears once the new floor is already down.
Cracks are second. The important distinction is between a crack that has stopped moving and one that has not. A dormant shrinkage crack can be opened out, cleaned and filled, sometimes with stitching across it, and it will not come back. A live crack — one at a structural movement joint, or one that is still opening — cannot be filled successfully at all, and the correct treatment is to carry a movement joint up through the new floor along that line. Telling the difference matters, and a floor that cracked in the same place twice has already answered the question.
Moisture is third and it is the one that can stop the job. With the slab exposed it can finally be measured properly. Where the reading is too high, the honest options are to wait, or to install a surface damp-suppressing system designed to be covered — and the choice depends on the programme and the covering. Committing to an impermeable floor over a wet slab is the failure that arrives months later and takes the whole floor with it.
None of this is visible in the finished job, which is exactly why it is the first thing removed when a price has to come down.
A floor replacement changes the level of the floor, and everything that meets the floor has to be dealt with. This is where jobs go wrong in ways that are irritating rather than catastrophic.
Doors are the obvious one. A new build-up that is thicker than the old one means doors catch, and the answer is trimming them — which is fine on solid doors, limited on hollow ones, and not permitted at all on fire-rated doorsets, where the whole assembly is certified and altering it is not a flooring decision. Working that out before the strip-out is much better than discovering it on the day.
Thresholds between rooms are next. Where one room is being replaced and the neighbouring room is not, the junction has to be resolved: matching levels if possible, or a threshold bar that makes the change look deliberate. Getting from a tiled hallway to a new timber floor with a clean junction is a detail, and it is the first thing a visitor notices.
Balcony and wet-room thresholds are the ones with consequences. The step down from an interior floor to a balcony is what keeps water out during heavy rain and washing, and a new floor that reduces that step reduces the protection. The same applies at a bathroom or shower room door, where the floor level and the falls together decide whether water stays where it belongs.
Then the smaller ones that add up. Kitchen plinths and appliance apertures change if the floor level rises — a dishwasher that no longer slides out is a common and annoying discovery. Skirting has to be removed and refitted, or renewed, and a new floor against old skirting rarely looks finished. Sockets close to the floor, floor boxes and air conditioning grilles at low level all have to be accommodated.
The general principle: the finished floor level is a design decision made before demolition, and every junction is planned against it. Replacements that go wrong almost always went wrong here rather than in the laying.
A floor is laid at a specific point in a programme, and doing it out of order costs money twice.
The rule is that the floor goes in after anything that could damage it or that requires access below it, and before anything that needs the finished level to work against. In practice that means services first, then the floor, then fitted items, then decoration — with sensible exceptions.
Plumbing and electrical work that runs in or under the floor obviously comes first. So does anything involving the ceiling below, where access from above is easier. Waterproofing in wet areas is laid on the prepared base before tiling, and it should be flood tested before anything covers it — that layer belongs to bathroom waterproofing Dubai and it is the one part of a bathroom floor that cannot be revisited.
Kitchens create a specific decision: whether the floor runs under the units or stops at them. Running it under is more expensive in material and means the floor is laid first; stopping at the units saves material and means the floor is cut around a kitchen that may later be replaced with one of a different footprint. In an apartment with a rental cycle, running the floor through is usually the better long-term answer.
Painting is the one people get wrong in both directions. Decorating before a floor risks the floor work damaging the paint; decorating after risks paint on a new floor. The usual compromise is to do the main decoration first, lay the floor, then touch in — and to protect the floor properly while any painter is in the room.
And where a replacement is part of a larger renovation, the floor is one of the last things in, which means it is exposed to every other trade's activity afterwards. Protection is not optional at that point: hardboard, sheeting or protective film until the property is finished. More new floors are damaged by other trades than by their owners.
For a property that is being fully renovated, the sensible sequence conversation belongs with whoever is coordinating the whole job, and the flooring simply has to be in the right slot rather than squeezed in when convenient.
A floor replacement is one of the more disruptive things that can happen to an occupied property, and knowing the shape of it makes it manageable.
The rooms being worked on are unusable — not inconvenient, unusable. Furniture has to come out, the base has to be walked on as little as possible while compound cures, and adhesives and finishes need time before anything goes back. In a one-room job that is manageable. In a whole apartment it means moving through the property in phases or moving out.
The strip-out phase is loud and extremely dusty, and it is the phase to be elsewhere for if that is possible. Breakers on a tiled floor in an apartment is not a background noise, and in a tower there are usually working-hour restrictions that both protect neighbours and lengthen the programme.
Waiting is part of the work. Levelling compound cures on its own schedule, adhesives need time before traffic, grout needs time before washing, and some finishes need days before furniture returns. Compressing those is how a good job is spoiled at the last stage, and any contractor promising to remove the waits is promising something the materials will not deliver.
Access is worth arranging early in an apartment building: service lift bookings for waste and material, permits where the building requires them, protection of common areas, and agreed working hours. Access stalls more flooring programmes in this city than technical problems do.
And expect the scope to be confirmed rather than assumed at the strip-out. The base has been invisible for years, and the two most common findings are that it needs more levelling than anticipated, or that it is damper than anyone expected. Both change the programme. An honest contractor raises them at that point with the evidence in front of you rather than either hiding them or discovering them later.
What we will not do is quote a completion date on a web page or promise that no surprises will appear. What we will do is tell you the two decision points — after the strip-out, and after the moisture test — where the scope can genuinely change, so they are expected rather than sprung.
One of the quiet advantages of a replacement is that the material decision can be made with real information instead of a showroom sample.
Once the base is exposed and tested, several things become knowable. Whether the slab is dry enough for an impermeable floor or needs a barrier. How flat it is, and therefore how much levelling a large-format tile would require compared with a more tolerant floor. Whether there is a live movement joint that any rigid covering will have to respect. And how much height is available before doors and thresholds become a problem.
Those facts genuinely change recommendations. A slab that tests damp argues against bonded timber and in favour of a floating floor with a barrier. A base with real undulation and a tight budget argues for a rigid-core click floor over a large-format tile. A wet room argues for tile over waterproofing regardless of what is elsewhere. A room with a live crack argues for a covering that can carry a movement joint discreetly.

What is worth avoiding is ordering material before the strip-out on a large job. A confirmed order that turns out to be wrong for the base is an expensive kind of commitment, and the gap between strip-out and laying is usually long enough to order into.
And the last consideration, which is not technical: how long you will be there. A floor chosen for a property you will sell in two years is a different decision from one for a home you will keep. Neither answer is wrong, and the question is worth asking out loud before spending.

What is not possible is using a room while it is being worked on: furniture has to be out, the base cannot be walked on while compound cures, and adhesives and finishes need time before anything returns. The strip-out phase is loud and extremely dusty and is the one to be elsewhere for. A whole apartment usually means phasing or moving out.
Because levelling compound, adhesives, grout and finishes cure chemically on their own schedule. Walking on a floor early, washing grout too soon or returning furniture before a finish has hardened is how a good job is spoiled at the last stage. Anybody promising to remove those waits is promising something the materials will not deliver.
On a small job it rarely matters. On a large one, wait. Once the base is exposed and tested you know whether the slab is dry enough for a bonded floor, how much levelling a large-format tile would need, and how much height is available — and those facts genuinely change what we would recommend. The gap between strip-out and laying is usually long enough to order into.
