Symptoms
Most of these are movement, and movement is information rather than damage.
The floor has dried and shrunk. Common after months of continuous cooling, and often partly closes again when conditions change.
Cupping. The underside is wetter than the top — usually moisture coming from the base rather than a spill on the surface.
Expansion with nowhere to go. Either the perimeter gap was lost, or the floor took up moisture through an unconditioned summer.
Surface wear rather than damage to the timber. This is what refinishing exists for, and it is a fraction of a new floor.
Sunlight. Ultraviolet changes the colour of timber itself, so a rug left in a sunbeam leaves an outline that polish will not remove.
Adhesive that never bonded, or a floating floor over a hollow. Both work the joints and both get worse with traffic.
An engineered board sanded once too often, or one whose wear layer was very thin to begin with. That board is finished.
Movement between the floor and what it sits on. Usually fixable, and worth doing before the movement wears the joint.
Why TRAXICO

Benefits
Two things, and both are about time rather than appearance.
Sanded back to bare timber and refinished, more than once. A tired timber floor is a maintenance job; a tired laminate floor is a skip.
Timber develops colour and character with light and use. Printed decors do not change; they only wear.
Dents can be raised, scratches sanded locally on oiled floors, and individual boards cut out and replaced convincingly.
Grain runs through the material rather than repeating on a printed film, so it does not develop the pattern repetition that gives imitations away.
Noticeably softer and less resonant than tile or rigid core, which is why it is chosen for bedrooms and living rooms.
A real timber floor reads as a permanent improvement in a way a click floor does not, and it can be refinished before a sale rather than replaced.
Worth Knowing
Six things. The first two are the specification; the rest is what this climate does to timber.
The two constructions look identical once laid and behave very differently, and in this climate the difference matters more than it does in most places.
A solid board is a single piece of timber. It can be sanded back many times over a long life, it is the traditional material, and it moves with humidity across its width more than any other flooring product on this hub. That movement is not a defect — it is what timber does — but it means the installation has to be designed around it, and it means a solid floor in a property with wide humidity swings will visibly open and close its joints through the year.
An engineered board is a real timber wear layer bonded to a base of plywood or a similar stable material, usually with the grain of the layers running in alternating directions. That cross-construction is what makes it stable: the base resists the wear layer's tendency to move, so the board changes dimension far less. The surface is genuine timber, not a photograph — an engineered floor is a wood floor, and the common belief that it is a laminate-like imitation is simply wrong.
For most Dubai properties, engineered is the sensible default, and the reason is the conditions rather than the budget. Interiors here swing between deeply conditioned air and, whenever cooling stops, genuine humidity. An engineered board rides that swing with much less movement than solid. It is also more tolerant over concrete, which is what almost every floor in this city sits on.
Solid is still the right answer sometimes: where the property is conditioned continuously and consistently, where a very long life with repeated sanding is the point, or where a particular board width and finish is only available solid. It asks for a more careful installation in return.
The comparison people should not make is engineered timber against laminate or SPC on price alone. Those are different products with different futures: one can be sanded and refinished, the others cannot. That is the whole argument for timber, and it is why the next section matters so much.
On an engineered board there is one measurement that determines everything about the floor's long-term value, and it is almost never volunteered.
It is the thickness of the real timber above the tongue — the part of the wear layer that can actually be removed by sanding. Not the total board thickness, and not the full veneer thickness, because sanding cannot go below the tongue without destroying the joint that holds the floor together.
That single number decides how many times the floor can ever be renewed. A board with a generous wear layer can be sanded several times across decades, which is the entire reason to buy timber. A board with a very thin veneer can be sanded once, carefully, or not at all — and once its surface is worn or damaged, the floor is finished in exactly the way a laminate floor is finished. It will still look like timber for years; it simply has no future beyond its first surface.
This matters because two engineered floors of the same total thickness, in the same wood, at similar prices, can have wear layers that differ several times over. On a showroom board you cannot see it. In a quotation it is usually absent. And it only reveals itself when somebody tries to sand the floor a decade later and goes through it.
So the question to ask, in writing, is the thickness of the timber above the tongue in millimetres. It is a fair question, suppliers know the answer, and a supplier who will not give it is telling you something.
The related question is the finish. A factory finish is applied under controlled conditions and is generally harder than anything achievable on site, and the boards arrive ready to walk on. A site finish is applied after laying, which means the whole floor is one continuous surface with no micro-bevels between boards, and it allows the colour to be adjusted to the room. Both are legitimate; the practical difference is dust and time now against a marginally harder surface later.
One caution on very thin veneers with a deep surface texture: brushing and distressing remove material from the wear layer before you have even used the floor, which reduces what is left for sanding.
Timber gains and loses moisture from the air around it until it reaches equilibrium, and it changes size as it does. That is not a flaw to be engineered out; it is the material.
What makes this city harder than most is the size of the swing and how abruptly it happens. A continuously cooled interior is dry — often drier than the timber was when it was milled. Outside is humid for a large part of the year. A property that is cooled while occupied and left closed with the cooling off for a summer moves from one condition to the other and back, sometimes within a day when a door is opened.
The floor responds in two ways and they look like opposite problems. Losing moisture, boards shrink and gaps open between them — most visibly in a conditioned villa in the middle of a long cool season. Gaining moisture, boards swell; if there is room at the perimeter, nothing happens, and if there is not, the floor lifts, peaks or crushes its own edges permanently.
That is why the expansion gap is not a detail. It sits at every wall, every door frame, every column, every pipe penetration and behind the kitchen plinth, and it is covered by skirting or beading that is fixed to the wall — never through the floor. On long runs, a break at a doorway stops movement accumulating across the whole property.
Acclimatisation is the other half. Boards delivered from a warehouse are at the warehouse's moisture content. Laid immediately, they will change size afterwards, in the room, once. Left in the room first — opened, stacked so air moves around them, in the conditions the floor will actually live in — they arrive at equilibrium before they are cut, and the movement afterwards is the small seasonal kind rather than a one-off correction.
The single most useful thing an owner can tell us is how the property is run. A permanently cooled apartment, a villa left empty through August, a holiday home switched off for months — these are three different specifications, and the third one argues strongly for engineered board, generous gaps and realistic expectations.
And the honest statement: seasonal gapping in a timber floor is normal and is not a fault. A floor that has lifted is a fault, and it is nearly always because the movement had nowhere to go.
Of all the ways a timber floor goes wrong, one is both the most common and the most preventable.
Cupping is when the edges of boards rise above their centres, so the floor feels ribbed underfoot and reads as a washboard in raking light. The cause is a moisture difference between the top and the bottom of the board: the underside is wetter, so it expands more, and the board curls.
The usual source of that wetter underside is the base. Concrete gives off moisture for far longer than most construction programmes assume, and a slab that feels dry to the hand can still be releasing a great deal of it. Lay an impermeable adhesive and a timber floor over that, and the moisture has one place to go: into the boards from below.
Which is why moisture in the base is measured with instruments rather than judged, and why the honest answers when a reading is too high are limited: wait, or install a barrier system designed for the purpose. Neither is exciting and both cost far less than lifting a cupped floor.
The other sources of cupping are worth knowing because they are diagnosable. A leak below or beside the floor — a chilled water pipe, a bathroom next door, a slab that gets wet from outside — produces cupping in a specific area rather than across a room. Cleaning with too much water does it gradually across the whole floor. And a room that is very humid while the space below is cool can produce it without any liquid water at all.
Mild cupping sometimes flattens on its own once the moisture source is removed and the floor equilibrates, which is why the correct first move is to find and stop the source rather than to sand. Sanding a cupped floor flat while it is still wet underneath produces a floor that becomes crowned — high in the middle — when it finally dries, and that is not recoverable.
Where the water is arriving rather than leaving, the floor is a symptom. Tracing it is leak detection Dubai when it is pipework, and where it is coming through the structure, waterproofing repair Dubai. Putting a new timber floor over an unresolved source simply repeats the failure at your expense.
Everything above is the cost of timber. This is the return.
A worn timber floor is not replaced, it is renewed. The old finish and a very thin layer of timber are removed with progressively finer abrasives until the surface is fresh bare wood, and then it is finished again. Scratches, dullness, stains that have not gone through the finish, and years of traffic all disappear, and the floor that comes back is genuinely new at the surface.
The cost of that, relative to replacing a floor, is small. It is also the answer to the question people ask when a timber floor starts looking tired: nothing is wrong, the surface has done its job and can be redone.
How many times depends entirely on the wear layer above the tongue, which is why the specification section above matters so much. A solid board offers many cycles. A generous engineered board offers several. A thin veneer offers one, or none.
The finish choice shapes the maintenance more than the appearance. An oiled floor penetrates the timber rather than forming a film; it can be repaired locally — a damaged area cleaned, lightly abraded and re-oiled, blending in — and it wants periodic maintenance oiling. A lacquered floor forms a hard film that resists wear and water better day to day, and when it is damaged the repair is a recoat of the whole area rather than a spot. Neither is better; one is repaired continuously in small pieces and the other is renewed occasionally in whole rooms.
A practical note on the process. Sanding a floor produces a great deal of very fine dust and the room has to be empty, sealed off and out of use while it happens and while the finish cures. Modern equipment with proper extraction reduces the dust dramatically, but nothing eliminates it, and coatings need time before furniture returns. Anybody promising a same-day refinished floor in an occupied apartment is promising something about the coating that is unlikely to be true.
And a genuine limit: sanding removes material, so a floor that has already been sanded to its limit, or one with boards worn through to the ply, has reached its end. That is the point at which the conversation becomes floor replacement Dubai rather than refinishing.
Three habits protect a timber floor in this city, and one of them is about windows rather than floors.
Sunlight changes timber. Ultraviolet alters the colour of the wood itself, not just the finish, and it does it unevenly — so a rug left in a sunbeam for a year leaves a visible outline when it is moved, and a floor beside a full-height glazed elevation develops a lighter band. Some species and finishes shift more than others, and none are immune. The practical answers are solar control on the glazing, moving rugs occasionally so the change happens evenly, and accepting that a timber floor is not a colour-stable object.
Water is the second, and timber is more tolerant of it than laminate and much less tolerant than tile or vinyl. A spill wiped up promptly is nothing. Water left standing gets through the finish at the joints and into the board, which lifts the grain and can stain and cup. That is why timber does not belong in a bathroom or a laundry however good the finish is, and why the boundary at a bathroom door deserves a proper threshold detail.
Cleaning kills more timber floors than accidents do. A wet mop is the single commonest cause of degraded finishes and swollen joints, and a steam mop is worse — it drives hot moisture directly through the finish. The right routine is dull: vacuum or sweep regularly, then a barely damp mop with a cleaner intended for the finish you have.
Grit is third, and it is the reason for barrier mats at every external door. Sand walked in from outside abrades a finish faster than anything else in this climate, and it does it invisibly until the walkway looks different from the rest of the room.
Then the small things that add up: felt pads under every piece of furniture, load spreaders under anything very heavy, and mats under plant pots and water dispensers. Dents from dropped objects are usually repairable — on unfinished or oiled floors a dent in the fibres can often be raised with moisture and heat — but a scratch through a lacquer film is a recoat.
And a note for landlords and tenants. A timber floor at the end of a tenancy is often assumed to need replacing when it needs refinishing, and the difference is very large. It is worth getting a proper assessment before agreeing to a deduction — a floor with a sound wear layer and a tired finish is a maintenance item, not damage.
A few answers before the survey change what we recommend rather than just how we schedule.
How the property is cooled, honestly. Continuously, only when occupied, or switched off for long periods. This is the single most useful piece of information for specifying a timber floor here, and it is the one nobody thinks to mention.
What is under the existing floor, and what the base is. Screed over slab, an old bonded covering, or timber battens — each changes the fixing method and the preparation.
The history of any dampness. A past leak, a bathroom next door, a slab that was ever flooded. Timber is the material least tolerant of a base with a moisture story.
Where the sun lands, because it decides both fading and, in extreme cases, whether a very dark floor is a good idea beside a full-height window.
Height and thresholds. A timber floor over an existing one gains height, and doors, balcony thresholds and the junction with tiled areas all have to be planned.
And time. Acclimatisation is not padding, sanding needs an empty room, and finishes cure on their own schedule. A timber floor is not the material to choose if a room has to be back in use tomorrow — that is what a floating floor is for.
