Symptoms

Worth Knowing
Six things. Five of them are invisible once the boards are down, which is why they are worth settling first.
A deck is two structures: the boards you see and the frame that holds them. Almost every failure is the frame.
The frame does four jobs at once. It sets the level of the walking surface, which is what lets a flat deck sit over a sloping slab. It carries the load from the boards to the base. It preserves the falls underneath so water can still reach the drain. And it holds the boards clear of the base so air can move and water can escape.
That last job is the one people do not realise is a job. A deck laid directly onto a slab, or onto battens bedded in mortar with no gaps, creates a sealed cavity. Water gets in through the board gaps — as it is designed to — and then cannot get out or evaporate. The base stays permanently damp, the underside of the boards stays wet, and the timber components of the frame sit in it. That is the exact condition that decay fungi need, and it is also the condition that attracts termites: moisture, darkness and cellulose in one place.
A properly built frame leaves the cavity open at the edges so air can cross it, keeps the joists clear of standing water, and leaves the water a clear route to the outlet. On a solid slab that usually means pedestals — adjustable feet that hold the frame up on small points, leaving almost the entire base open underneath. On the ground it means keeping timber off the soil entirely, because ground contact is the fastest way to destroy any timber component.
Spacing matters too, and it is set by the board. A board spanning further than it should flexes underfoot, which feels cheap immediately and works the fixings loose over time. Composite boards in particular are often less stiff than timber of the same thickness and need closer support than people assume — and in hot conditions they soften slightly, so a span that is marginal in winter can sag in summer.
The other frame decision is what it is made of. Timber frames are cheap and workable and they are the part of the deck living in the wettest, darkest place. Aluminium sub-frames cost more and remove rot and termites from the equation entirely, which in a location that will be difficult to inspect later — a roof terrace, a balcony over an apartment — is often the better long-term decision.
Water is going to get under a deck. The only question is what happens to it next.
The gaps between deck boards exist so water passes straight through rather than lying on the surface, which is why decks dry so much faster than paving. That means the base below the deck is doing the actual drainage work, and it has to keep working after the deck is built.
Three things go wrong. The first is that the falls are compromised — joists laid across the direction of fall act as small dams, so water pools behind each one instead of running to the outlet. The fix is to run the frame with the fall, or to notch or raise it so water can pass beneath.
The second is that the outlet gets covered. This is astonishingly common: a deck is built across a terrace and the drain ends up under a fixed board in the middle of it. It works perfectly until the outlet blocks with sand and leaves — which in this city takes one season — and at that point the terrace floods and the only way to reach the drain is to dismantle the deck. Every outlet under a deck needs a removable panel above it, planned in from the start.
The third is that nothing can dry. A cavity that is sealed at the edges holds humid air permanently. Leaving the perimeter open, or using a frame that keeps the boards well clear of the base, lets air cross and dry it out between wettings.
There is also the matter of what collects down there. Sand, leaves and general debris fall through the gaps continuously, and over a few years a poorly designed deck accumulates a layer of damp material across the whole base. That is worth designing for: enough height to sweep or wash under, and access panels big enough to actually reach.
And the pool case deserves its own note. Around a pool the deck is wet constantly, splash water carries chemicals, and bare feet are the norm. Drainage, ventilation and a genuinely non-slip surface all matter more there than anywhere else on a property.
On a balcony, a terrace or a roof, there is a waterproofing layer under the deck, and its job is to protect whatever is below — usually somebody's ceiling.
That membrane is continuous by design. Every screw driven through it is a deliberate hole in the one thing standing between the weather and the apartment below, and a hole made with a fixing is the worst kind: the fixing moves daily with temperature, working the hole slightly larger and the seal slightly looser each cycle.
What makes it so damaging is the delay. The deck is built, everything is fine, and a season or a year later a stain appears on a ceiling below. By then the deck looks established, the leak is investigated as a roof or balcony problem, and the four bolts through the membrane are the last thing anybody suspects.
The correct approach on any waterproofed area is not to penetrate at all. A deck can be built as a completely floating structure: adjustable pedestals sitting on protection pads, carrying a frame held down by its own weight and its perimeter detailing rather than by fixings into the deck below. It is a normal way to build a terrace deck, it protects the membrane, and it has the enormous secondary advantage that the deck can be lifted later to inspect or repair what is underneath.
Where the frame does have to be restrained, the fixing points should be into an upstand, a parapet or a wall above the waterproofing line rather than through the horizontal surface.
Two further cautions. Pedestal feet concentrate load onto small areas, so protection pads under them matter — a membrane is tough but it is not designed to be point-loaded by a metal foot for a decade. And where the deck raises the surface level, the height at the door threshold and at the balustrade changes, which affects both water getting indoors and the effective height of a balustrade.

Two families of board dominate, and the honest comparison is not the one usually made.
Timber decking is real wood. It looks and feels like it, it can be sanded and refinished, damaged boards can be replaced and matched, and it can be repaired in ways a manufactured board cannot. What it asks for is maintenance: ultraviolet breaks down the surface and the colour greys, the finish needs renewing, and any board sitting wet will eventually decay. In this climate that maintenance is not occasional — sun exposure here is severe, and an exterior finish is a consumable.
Composite decking — usually described as WPC, wood plastic composite — mixes wood flour with polymer. The selling point is low maintenance: it does not need oiling, it does not rot in the way timber does, and it does not splinter. Those claims are broadly true and they come with three qualifications that are rarely mentioned.
The first is heat, which is the important one here. Composite absorbs and holds heat far more than timber, and darker boards more than lighter ones. A dark composite deck in full summer sun can become genuinely too hot to stand on barefoot, which for a poolside or a family terrace defeats the purpose of building it. This single issue has ruined more decks in this city than rot has, and it is almost never raised before the colour is chosen.
The second is thermal movement. Composite expands and contracts with temperature considerably more than timber, so end gaps, fixing systems and board lengths all have to allow for it. A composite deck laid tight in February is a composite deck under compression in July.
The third is that it fades and it cannot be refinished. Composite colours lighten and shift under ultraviolet, unevenly where shade falls, and unlike timber there is no sanding it back. Modern capped boards resist this far better than early products did, and none are immune.
What we will not do is name species, brands or product grades, or quote lifespans. What is worth doing is standing on a sample of the actual board, in the sun, at the time of day the deck will be used. It answers the heat question better than any specification sheet.
Three practical properties decide whether a deck gets used, and none of them appear in a brochure photograph.
Surface temperature comes first. Any dark surface in direct sun here becomes very hot, and a deck is walked on with bare feet. Colour matters enormously — light boards run substantially cooler than dark ones — and material matters too, with timber generally staying cooler than composite. Shade changes everything: a deck under a pergola or a canopy is usable when the same deck in full sun is not, which is why the two are so often built together. If the deck is intended for daytime use in summer, the honest options are shade, light colours, and accepting that some surfaces are for evenings.
Ultraviolet is second and it is a maintenance question rather than a comfort one. Timber greys as the surface fibres break down, and the greying is cosmetic before it is structural — but as the surface erodes, checks open along the grain and hold water, which is where decay starts. Composite fades. Both change unevenly wherever shade falls, so a planter left in one place for a year leaves an outline. The response for timber is periodic cleaning and recoating; for composite it is accepting the change.
Slip resistance is third and it is the one with consequences. Wet decking is slippery, and around a pool or after washing, that is a real hazard rather than an inconvenience. Grooved or textured board surfaces help, though grooves also trap dirt and need brushing. What causes most slip problems is not the board at all but the biofilm that grows on a damp, shaded, poorly ventilated deck — which brings the argument back to drainage and airflow. A deck that dries quickly stays much safer than one that stays damp.
Two smaller points that come up constantly. Furniture feet mark and scratch decking, particularly composite, so pads are worth fitting from the start. And barbecues and fire pits need protection under them: composite in particular is a polymer product and direct heat damages it permanently.
None of these are reasons not to build a deck. They are reasons to choose the colour, the shading and the drainage with the summer in mind rather than the day of the survey.
Outdoor timber fails from the bottom and the ends, and both are entirely about moisture.
End grain is the vulnerability. The cut end of a board or a joist absorbs water many times faster than its faces, and the ends are exactly where boards meet the frame and where the frame meets the base. Sealing cut ends as they are made, and keeping them out of standing water, prevents most decay before it starts.
Ground contact is the other. Timber touching soil, or sitting on a surface that holds water, stays wet permanently and will decay however it was treated. Every timber component should be held clear on a metal foot, a pedestal or a pad, so air can reach underneath and water can drain away.
Termites are a genuine consideration in this region, and they need the same conditions decay does: moisture, darkness, concealment and cellulose. A ventilated, well-drained deck cavity is far less attractive to them than a sealed damp one, and keeping timber away from soil removes the easiest route in. Damage is usually well advanced before it is visible from above, because they work inside the timber and leave the surface intact. Where an infestation is suspected, that is a pest control specialist rather than a carpenter, and it is not something to treat as part of a repair.
Fixings deserve a mention because they fail before the timber does. In an exposed coastal environment, ordinary fasteners corrode, and a corroding fixing both weakens the connection and stains the board around it. Stainless or properly rated fixings are not a luxury here. Hidden clip systems, which fix boards from the side rather than through the face, avoid the fixing holes on the surface that would otherwise collect water — a real advantage as well as a cosmetic one.
Maintenance is unglamorous and effective: sweep and wash the surface regularly, clear the gaps between boards so water still passes through, clear debris from the cavity below, and check the fixings periodically because daily thermal cycling works them loose. For timber, recoat when the surface tells you to rather than on a calendar.
And the inspection anybody can do: push a screwdriver into the end of a board and into the top of a joist where you can reach one. Sound timber resists. Anything soft or spongy is telling you something the surface is not.
Decks are visible, they change levels, and on a balcony they sit above someone else's home. That makes several things other people's business.
Check the rules before ordering anything. Many buildings and communities have requirements about decking on balconies and roof terraces — what is permitted, what may be fixed, and sometimes what it may look like. On an apartment balcony the surface may be a common element even where you have exclusive use of it, so what is done to it is not automatically your decision. Asking beforehand is far cheaper than being asked to remove something.
Settle the threshold height early. A deck raises the walking surface, and the step down from a door threshold is what stops water running indoors. Losing most of that step is the fastest way to get water into an apartment during heavy rain or a wash-down. It also affects the effective height of a balustrade, which matters for safety.
Identify every drain and plan access to it. This is the single most useful thing to get right, and the one most often ignored until the terrace floods.
Think about how the space is actually used, and when. A deck for evening use can be any colour; a deck for a family with children in July cannot. Plan for the maintenance you will realistically do. A timber deck that is cleaned and recoated when it needs it ages well; one that is ignored looks poor within a couple of years in this sun. If nobody is going to do it, composite is the more honest choice.
And plan access. Getting material onto a roof terrace or a high balcony means a service lift booking and often a permit, and that is real time before anyone starts building.
