Symptoms
Tiles rarely fail on their own. Almost everything on this list is the bed, the base or the joints.

Usually staining and residue rather than failure. It can often be cleaned and re-sealed, or the joints raked out and re-grouted.
That junction moves and grout is rigid. It should have been a flexible sealant joint rather than grout in the first place.
Thermal movement outdoors is severe, and an external tiled area with no movement joints has nowhere to release it.

Worth Knowing
Coverage, movement and flatness. Almost every failed tiled floor we are called to is one of them.
Tap across a tiled floor with a knuckle or a coin and listen. Where it rings solid, there is adhesive under the tile. Where it sounds hollow, there is air.
The reason air is there is almost always method. Adhesive should be combed out across the base with a notched trowel and the tile pressed and moved into it so the ridges collapse and the back of the tile is genuinely wetted out. What happens instead, when time is short, is dabbing: five blobs of adhesive, one at each corner and one in the middle, and the tile pressed onto them. The floor is flat, the tile is at the right height, and the job looks finished. Under the tile, most of the back is touching nothing.
Why it matters is load. A tile with full support spreads a footstep across its whole area into the base. A tile supported on five points concentrates that load onto the points and puts the unsupported areas in bending. Ceramic and porcelain are strong in compression and weak in bending, so over time a dabbed tile cracks — often starting at a corner or in a line between two dabs — or the dabs themselves debond and the tile begins to rock.
It also matters for water, which is the reason it is so serious in a bathroom or a balcony. The void under a dabbed tile is a reservoir. Water passing through the grout, which grout does not prevent, collects in the void and has nowhere to go. It sits there, keeps the bed damp, works out through the joints as efflorescence, and eventually finds any weakness in whatever is below.
Full coverage is more important as tiles get larger, because a large tile has more unsupported area and more leverage over its own bed. On large formats good practice is to comb the base and also butter the back of the tile, so the two beds meet and squeeze out air. It uses more adhesive and takes longer, which is exactly why it gets skipped.
What a customer can do about it is simple: ask how the adhesive is being applied, and tap the floor after it is laid. A hollow tile found in the first week is a tile that can be lifted and re-bedded cheaply. The same tile found in three years is usually accompanied by several of its neighbours.
A tiled floor is a large rigid plate stuck to another large rigid plate, and both of them change size. Movement joints are how that is survived, and they are the item most often missing.
Everything moves. Concrete slabs shrink for a long time after they are cast and flex under load. Screeds shrink as they dry. Tiles and adhesive expand with heat. A building itself moves at its structural joints. None of that stops because a floor has been tiled over it.
If the tiled surface has nowhere to release that movement, the stress accumulates until something gives. Two things give: the tile cracks, usually in a long straight line running across the floor and often continuing through several tiles in a row, or the tiles debond and lift, sometimes suddenly and audibly, in what is called tenting.
A movement joint is simply a deliberate break in the tiled surface, filled with a flexible sealant instead of rigid grout, so the floor can expand and contract without stressing itself. They belong in specific places: around the perimeter of every tiled area, where the floor abuts a wall, a column or a threshold; directly over any structural movement joint in the building, carried straight through the tiles rather than tiled across; where the substrate changes from one material to another; at doorways between areas; and at intervals through any large field of tiling.
The perimeter joint is the one that matters most and is skipped most, because it is hidden by skirting and nobody sees whether it exists. A floor grouted hard against the walls all the way round has nowhere at all to expand.
The rule that catches people out is that a movement joint in the structure has to be respected. Tiling straight across a building movement joint guarantees a crack in exactly that line, and no amount of adhesive quality changes it. Where a crack in a floor runs dead straight across a room and continues through tile after tile, that is nearly always what happened.
Externally the stakes are much higher. A balcony or terrace in direct sun goes through a large daily temperature swing, so the movement is far greater than indoors. External tiled areas need more joints, more frequently, and they need them at the perimeter and around every penetration. Balconies also sit over somebody's ceiling, which makes the waterproofing below the tiles a separate and serious subject: balcony waterproofing Dubai.
Tiles have grown, and the bases they are laid on have not improved to match. That gap is where lippage comes from.
Lippage is the condition where the edge of one tile stands proud of its neighbour, so you can feel the step with a bare foot and see it in raking light. On a small mosaic it is impossible to notice; on a large format tile it is the first thing anybody sees, because the eye follows a long straight joint and any deviation along it is obvious.
The cause is geometry. A tile is rigid and flat. If the base under it is not flat, the tile cannot follow the base, so it bridges the low points and sits proud at the high ones. The bigger the tile, the further it spans, and the more of the base's unevenness it converts into a visible step at its edges. A base that is perfectly acceptable under a small tile can be unusable under a large one.
Which means preparation is not a fixed standard — it is set by the tile being laid. Deciding on large-format tiles has a cost attached that is nothing to do with the tiles: grinding, filling and levelling compound to bring the base to a much tighter tolerance. A quotation that offers large tiles without mentioning any change in preparation has left that cost out.
There is a second contributor that is purely about layout. Many tiles are very slightly bowed across their length — it is a normal consequence of firing large flat ceramic pieces. When such tiles are laid in a brick pattern with each course offset by half a tile, the middle of one tile meets the end of the next, and the bow shows as lippage along the joint. Reducing the offset to a third or a quarter, or laying them in a stack bond, largely removes the problem. That is a layout decision made before laying starts, and it is worth asking about with any long tile.
Levelling systems help. Clips and wedges that hold adjacent tiles level while the adhesive sets are genuinely useful on large formats, and they are not a substitute for a flat base — they can hold two tiles level with each other while the whole floor sits over a hollow.
And joint width plays a part. Very narrow joints leave no room to absorb the small dimensional variation between individual tiles, so any variation becomes lippage or a wandering joint line. A slightly wider joint on a large tile is not a compromise; it is what makes the floor look right.
Grouting is the last hour of a tiling job and the source of most of the questions afterwards, so it is worth separating what grout does from what people believe it does.
What grout does: it fills the joints between tiles, stops edges chipping against each other, keeps dirt out of the gaps, locks the field of tiles together, and finishes the appearance. It comes in cement-based and resin-based forms — the cement ones being the familiar default, and the resin ones being denser, far more stain resistant and considerably harder to work with, which is why they appear in commercial kitchens and rarely in bedrooms.
What grout does not do is waterproof a floor. Cement-based grout is porous. Water passes through it slowly, and in a wet area it does so continuously. That is entirely normal and entirely fine — provided there is a waterproof layer underneath the tiles doing the actual job. Where there is not, the water simply goes into the bed, into the screed, and onward. This is the single most consequential misunderstanding in bathroom construction, and it is covered properly on bathroom waterproofing Dubai.
Sealing grout is worth doing on cement-based joints, and it is a stain-resistance measure rather than a waterproofing one. It keeps the joints from absorbing spills and discolouring; it does not turn a porous floor into a barrier, and it needs redoing periodically.
The place grout should never be is a movement joint or the junction between a floor and a wall. Those move, and grout is rigid, so it cracks — which is why almost every tiled floor develops a hairline crack in the grout line right at the skirting. The correct detail is a flexible sealant in a joint of proper width, not grout scraped into a gap. If a floor has cracked grout in a straight line at the wall, the fix is to rake it out and replace it with sealant rather than to re-grout it and wait.
Discoloured grout is usually not failed grout. Cement grout picks up staining, and the film of residue left from the original cleaning-off traps dirt and darkens over time. Cleaning and re-sealing often restores it. Where it is genuinely broken down, joints are raked out and re-grouted, which is a much smaller job than it sounds and instantly changes how a floor looks.
Dark grout on a floor and light grout on a wall, or the reverse, is an aesthetic choice — but joint colour has a practical dimension too. A very light grout on a floor in a city with fine sand is a maintenance commitment.
Tiling a wet room is a system rather than a covering, and the tiles are the last and least important part of it.
The system, from the bottom up, is: a base with the correct falls, a waterproof membrane dressed into the drain and turned up the walls, a bonded tile bed, the tiles, and finally the joints. Water that gets past the grout — and some always does — is caught by the membrane and taken to the drain. Without the membrane, that water goes into the screed and eventually into the slab, and from there into somebody's ceiling.
Falls are the part that gets built wrong most often. Water has to run to the drain from every point in the room, which means the whole floor is laid to a gradient rather than flat, with the low point at the gully. Getting that right is screed work done before tiling, and it cannot be corrected by adhesive thickness afterwards. A floor that ponds — where water stands in a puddle after a shower rather than draining — was built without adequate falls, and the tiles are not the problem.
The drain detail is where systems leak. The membrane has to be dressed into the drain body itself so that water reaching membrane level is captured, and many gullies are designed with a second stage specifically for this. A membrane that stops short of the drain, or is simply painted up to it, leaves the exact point where all the water goes as the one place it is not protected.
Thresholds matter too. A wet room floor sits lower than the room outside it, or has an upstand at the door, so water cannot run out across a timber or laminate floor. Where a bathroom door threshold is level with the surrounding floor and there is no fall away from it, water will find its way out.
The only proof anybody ever gets that the system works is a flood test before the tiles go on: blocking the drain, filling the area, and leaving it long enough to see whether the level drops or anything appears below. It is a few hours of somebody's time and it is the difference between knowing and hoping. Once tiles are down, the membrane is invisible forever.

Removing bonded tile is the slowest, dirtiest and most expensive part of any flooring job, so the question of laying over it comes up constantly and deserves a straight answer.
It can be done, and it is often sensible. What makes it work is that the existing floor is sound: firmly bonded everywhere, with no hollow tiles, no cracks, and no movement. Everything gets tapped first, because a new floor bonded onto a loose one inherits the loose one's future. Loose tiles are lifted and the areas made good before anything goes over the top.
Preparation is different rather than absent. Glazed tile surfaces are smooth and non-absorbent, so they need mechanical keying or a primer designed to bond to them, and the joints need filling so the new bed is even. Cutting corners here produces exactly the debonding the strip-out was avoided to prevent.
The real cost is height. Adding a tiled floor over an existing one raises the level by the thickness of the tile plus the bed, and everything that meets the floor has to accommodate it: doors need trimming or rehanging, thresholds change, kitchen plinths and appliance apertures shrink, and the step at a balcony door alters. In a bathroom this can be decisive — raising a floor without changing the drain means losing fall, and a floor that no longer drains is a worse outcome than a strip-out.
The cases where stripping out is the right call: any hollow or cracked area of the existing floor, a bathroom or balcony where the waterproofing has to be renewed underneath, a floor with a crack that runs through it, a base that needs levelling anyway, or any situation where the extra height causes a problem that costs more to solve than the removal.
And the case that decides itself: if the reason for retiling is that the existing floor failed, then the cause is underneath it. Laying over a failed floor puts a new surface on the same fault, which is the definition of an expensive repeat. That is where the honest answer is a proper strip-out and a look at the base — floor replacement Dubai.
A few decisions before we start change the outcome more than the tile itself does.
Porcelain or ceramic. Porcelain is denser, absorbs very little water, is harder wearing and generally has colour through more of its thickness, which makes chips less visible. Ceramic is softer, easier to cut and generally cheaper, and it is perfectly good for walls and for domestic floors with light traffic. For a busy floor, a balcony or a wet area, porcelain is the safer answer.
Finish and slip resistance. A polished tile in a bathroom, at a pool edge or on a balcony is a genuine hazard when wet, and the trade-off is real: polished surfaces look better and grip worse. Anywhere that will be walked on wet or with bare feet deserves a textured or matt surface, and it is worth asking for the slip characteristic rather than judging by eye.
Format and layout. Decide the tile size and the pattern before the base is prepared, because the preparation standard follows the format. If long tiles are chosen, discuss the offset — a half-tile brick pattern with long tiles is the classic recipe for lippage.
Joint width and grout colour. Narrow joints look sharp and leave no room to absorb variation between tiles; a slightly wider joint on a large tile is what makes it look right. Grout colour is a maintenance decision as much as a visual one.
Order spares. A box of tiles from the same production batch, kept in a cupboard, is what makes a future repair invisible — batches vary in shade and a replacement from a later run is obvious.
And plan for the disruption honestly. Tiling is dusty when the old floor comes up, the room is out of use while the bed and grout set, and in a bathroom that means the room cannot be used at all for a period. That is worth arranging around rather than discovering.
