Symptoms

The leak is rarely above the stain. Water travels along the slab and emerges at a joint, a light fitting or a wall line metres away.
Every fixing is a hole. Sealant over the head of a bolt is not a detail, and it fails within a couple of summers.

How It Works
For an active leak the first job is finding where water is entering, which is almost never above where it appears.
A planned renewal, a roof that has aged, or an active leak. The third one starts differently, because the entry point has to be found first.

Localised repair, prepare and recoat, or full replacement. These differ by a large multiple in cost and the survey decides which is honest.

Worth Knowing
Two things: what the sun does to it every day, and what happens on the few days it rains hard.
Most waterproofing advice is written for climates where the roof is wet for months. Here the roof is dry for almost the whole year and being cooked.
Ultraviolet radiation breaks down the binder in exposed coatings. The visible progression is familiar to anybody who has walked a neglected roof: first the surface goes chalky and leaves powder on your hand, then it becomes brittle, then it crazes into fine cracks, then those open and lift. None of that requires a single drop of rain to happen.
Thermal movement is the second mechanism and it is relentless. An exposed roof surface swings through an enormous temperature range between afternoon and dawn, every day, and everything on it expands and contracts at a different rate — concrete, screed, membrane, metal flashings, plant feet. That daily cycling works joints, laps and terminations continuously. It is why a detail that was merely adequate on the day it was installed does not stay adequate.
Dust is the third. Airborne dust settles constantly, and it does two things: it silts up outlets, and it holds moisture against a surface after the rare rain, in the one place where the roof cannot dry quickly.
What follows practically is that a system has to be specified for exposure rather than for water. That means either a product with genuine ultraviolet stability, or a protective layer over the membrane — screed, paving, or a reflective finish — so the waterproofing itself is not the sacrificial surface. A membrane chosen for its waterproofing performance alone, and left exposed, will be replaced years before it needed to be.
It also means a roof deserves looking at annually even when nothing is wrong, because everything above is visible long before it leaks. The property-wide version of that argument is on villa maintenance contract Dubai, where the roof is the part of the plot nobody visits.
A flat roof is not flat. It is designed to fall toward its outlets, and whether it actually does is the single best predictor of how long its waterproofing will last.
Ponding — water still standing days after rain — is a problem for three reasons. It keeps the membrane permanently wet in that area, which shortens the life of most systems. It concentrates dirt and biological growth. And it adds load in a place the roof did not intend to carry it. A roof that ponds is telling you the falls are inadequate or an outlet is not doing its job.
Falls are fixable, but only at the right moment: during a strip-out and re-screed, or by building up a tapered layer. They cannot be corrected by applying more coating, which is the response people hope for.
Outlets are the other half and they are the cheapest maintenance item on any roof. In Dubai they silt up with dust through a long dry period while nobody thinks about drainage, because it has not rained. Then a year of rainfall arrives in a couple of heavy events, and a roof with two blocked outlets holds that water above a ceiling instead of discharging it.
Clearing them is fifteen minutes with a pair of gloves, and it should happen before the rain rather than during the week everybody in the city is calling about the same thing. On a building with a podium and multiple roof levels, the same applies at every level, and the lower ones are the ones nobody remembers.
One detail worth checking specifically: whether the outlet sits at the low point. Roofs get modified — plant added, screeds patched, extra layers applied — and it is common to find an outlet that is now marginally higher than the surrounding area, which guarantees a permanent puddle that no amount of clearing will resolve.
On villa roofs here, the commonest cause of a leak is not the membrane. It is whatever was installed on top of it afterwards.
Air conditioning condensers are the main offender. They arrive after the roof is finished, they need to be raised off the surface, and the quickest way to secure them is to bolt a frame or a set of feet straight down. Every one of those fixings is a hole through the waterproofing. Sealant smeared over the bolt head is the usual answer, and it lasts a couple of summers of thermal movement and ultraviolet before it opens up.
The same applies to everything else the roof accumulates: pipe supports, cable trays, satellite dishes, solar equipment, lightning protection, temporary works that became permanent. Roofs collect this over years, each installed by a different trade, none of whom regarded the waterproofing as their responsibility.
There is also a second, quieter version. Condensate from cooling units discharging directly onto the roof surface keeps an area permanently wet, and permanently wet is the condition most likely to shorten a membrane's life. It is trivial to pipe that discharge to an outlet and it is almost never done.
The correct approach is that plant does not fix through the membrane at all where it can be avoided — using weighted or ballasted supports, or purpose-made pads bedded onto the system — and where a fixing is genuinely necessary, it is detailed as a penetration with a proper collar rather than a bolt and a smear.
This is why a roof waterproofing quote should list the penetrations. If it does not mention the condensers at all, the contractor is planning to coat around them, and the roof will leak in exactly the same places it leaks now. Where plant genuinely needs moving to do the job properly, that is a separate coordinated job alongside ac installation Dubai rather than something to improvise on the day.
There is no single best system, and a contractor who offers only one is describing their van rather than your roof. Four families are common here.
Torch-applied bituminous sheet is the traditional choice for larger roofs. It goes down in rolls that are heat-welded together, it is robust, and it is well suited to being covered by a screed or paving. Its weaknesses are laps and details: every joint is a place a poor bond can hide, and it needs skilled work at upstands and around outlets. It also involves an open flame, which is a genuine consideration on an occupied building.
Liquid-applied systems — polyurethane and related coatings — are applied cold and cure into a seamless film. Their advantage is exactly that: no laps, and they can be taken around complicated details, penetrations and plant feet far more easily than a sheet. Their weakness is that thickness is entirely dependent on application, so an under-applied liquid system looks identical to a correct one on the day it is finished.
Cementitious coatings are rigid and bond well to concrete, which makes them appropriate in some situations — tanks, some substrates, some below-grade work — and inappropriate where movement is expected, because they crack with the substrate rather than bridging it.
Single-ply sheet membranes, mechanically fixed or ballasted, are common on larger commercial roofs and are a specialist installation with their own detailing discipline.
The choice is decided by the substrate, whether the membrane will be exposed or covered, how much movement the roof sees, how complicated the details are, and what is going to happen on top of it afterwards. A usable terrace with paving and furniture is a different specification from a plant deck with six condensers on it, even if both are the same roof.
What matters more than the family, in practice, is the thickness or lap arrangement actually achieved, and the quality of the details. A modest system detailed properly outlasts an excellent system terminated badly at a parapet.
A usable terrace is not a separate trade from a roof; it is the same waterproofing with a floor finish over it and one detail that makes it far less forgiving — the threshold.
Everything already described applies: falls to outlets, upstands at every edge, penetrations detailed, a system chosen for exposure. The difference is that a terrace is walked on, furnished, sometimes planted, and it connects directly to an interior floor through a door.
The threshold is where terraces leak into buildings. Ideally the finished terrace level sits below the internal floor with a step, so water has to rise before it can enter. In practice, level-access terraces are common because they look better and they are easier to use — and a level threshold removes the only physical margin there was. It then depends entirely on drainage in front of the door and on the membrane being turned up correctly at the frame.
Which makes drainage at the door the critical item on a level-access terrace: a channel or an outlet close to the threshold, kept clear, so water never accumulates against the opening. On the few heavy rain days a year, that detail is the whole difference between a wet terrace and a wet living room.
The floor finish is the second consideration. Paving on pedestals allows water to drain beneath it to the membrane and outlets and lets the surface dry — generally the better arrangement. Tiles bedded directly onto the membrane behave like a bathroom floor: water passes through the joints and needs somewhere to go at the membrane level, which means the same two-stage drainage thinking used in bathroom waterproofing Dubai.
And planters are the third: a planter sitting directly on a terrace membrane is a permanently wet area with roots in it, and it belongs on its own tanked base rather than on your waterproofing.
These three answers differ by a large multiple in cost, and the survey rather than the sales conversation should decide which one applies.
Localised repair is right where the system is generally sound and the problem is a specific defect — a failed termination at one parapet, a penetration that was never detailed, an outlet connection that leaks around rather than into the drain. The trap is that a genuine repair requires knowing where the water is entering, and on a roof that is rarely above where it appears inside. Prepare and recoat is right where the existing system has aged uniformly but is still bonded — chalked, dull, thinning, but not cracked or lifting. Cleaned, abraded, primed where necessary, details reinforced, then recoated. It costs a fraction of a replacement and it is the option most often missed because it requires an honest assessment rather than a default recommendation.
Full replacement is right where the system has cracked and lifted, where it has debonded across areas, where moisture is trapped underneath, or where the falls are wrong. Falls in particular can only be fixed by taking the roof back and re-screeding, so a roof that ponds badly is a replacement conversation whatever the coating looks like.
The mistake to avoid is recoating over a system that has failed underneath. New material bonded to a debonded layer takes on that layer's condition, and the money is spent twice within a few years.
A practical test at survey: sound the roof for hollowness, look at the edges and terminations rather than the field, check whether the existing system can be lifted at a corner, and establish whether ponding is present after rain. Those four tell you most of what you need.
The practicalities decide more roof programmes here than the specification does.
Heat is the first. Surface temperatures on an exposed roof through summer are extreme, and most systems have limits on the substrate temperature at which they can be applied properly. The consequence is early starts and short application windows rather than long days, and a contractor who proposes to coat a roof at two in the afternoon in July either has a product that tolerates it or is not thinking about the result.
The rain calendar is the second. Work is best completed before the season when rain is possible, and a roof that is stripped when weather arrives is a considerably worse problem than the leak it was being stripped to fix. Programmes are staged so that no area is left open longer than necessary.
Access is the third and it is the one that surprises villa owners. Materials, equipment and waste all have to get up and down, and on a building that means service lift bookings, permits and often restricted hours. On a villa it means safe roof access and edge protection — working at height is the genuinely dangerous part of this trade and it should be planned rather than improvised.
Occupancy is the fourth. Torch-applied work on an occupied building has fire safety implications and usually building management conditions attached; liquid systems avoid the flame but have odour considerations. Which of those matters more depends on the building, and it should be raised at survey rather than at the security desk.
And coordination is the fifth. If plant needs lifting off, if a terrace floor needs removing, if scaffolding is shared with facade work, those all have to be sequenced. A roof job that is not sequenced ends up with the membrane finished and then somebody drilling into it to put the dish back.
