Stone absorbs liquid unless it is sealed, and sealing is a maintenance item rather than a one-off. Oil and wine are the usual casualties.
Lemon, vinegar, wine and many bathroom cleaners dull polished marble on contact. That mark is etching, not a stain, and it is physical damage.

Most of these are the material behaving normally. Two of them are installation faults.

How It Works
Two extra stages compared with ceramic — arranging the stone, and finishing it — and both change the result completely.
Seeing a full crate rather than one sample. Variation between slabs is the nature of the material and it decides how the floor will read.
Strip out, clean, prime, grind and level. Stone slabs are large and rigid, so the base tolerance is tighter than for small tile.
The grid established from the room, then slabs arranged so veining flows and cuts fall where they are least visible.
White adhesive under pale stone, combed and buttered, with every slab bedded so there is no void under it to shadow or hold water.
On absorbent stone the sealer goes on first. Grouting a porous pale stone unsealed is one of the few genuinely unfixable mistakes here.
Where specified, the floor is ground flat so joints disappear into one plane, then honed or polished through progressive grits.
Final seal, protection while other trades finish, and clear guidance — because most stone damage happens in the first month, to a new floor.

Every slab is different. Manufactured floors repeat a pattern every few pieces; stone does not repeat at all, and the eye notices.

Genuinely valuable here for most of the year, and one of the practical reasons stone has always been used in hot climates.

Worth Knowing
Six things. Three are about the material, two are about installation, and one is the maintenance nobody mentions at the showroom.
The single most useful thing to understand about marble is that it has two completely different kinds of damage, they look similar to an owner, and they need opposite treatments.
A stain is something absorbed into the stone. Marble is porous, so a liquid left on an unsealed or worn surface soaks in and colours it from within. Oil is the classic and the worst — cooking oil, a greasy takeaway box, suncream — producing a dark patch that looks wet and does not dry. Wine, coffee, tea and ink do the same in their own colours. The remedy is drawing the substance back out with a poultice: a paste that holds a solvent against the stone for hours so the stain migrates upward into it. Scrubbing achieves nothing and often pushes it deeper.
Etching is chemical damage to the surface. Marble is calcium carbonate, which reacts with acid. Anything acidic in contact with a polished marble surface dissolves a microscopic layer of it, destroying the polish and leaving a dull mark in the exact shape of the spill. It is not dirt and it has not soaked in — the shine has physically gone from that spot.
What causes etching is ordinary domestic life: lemon and lime, vinegar and salad dressing, wine, tomato, fizzy drinks, many descalers and limescale removers, and a great many bathroom cleaners which are formulated for ceramic and are acidic on purpose. In a kitchen or a dining area, etching is a matter of when rather than whether.
The remedy is mechanical, not chemical. The dulled area is re-polished — on a light etch that can be a local repair, and on a widely etched floor it means honing and polishing the whole area so it reads evenly. That is a normal maintenance operation on stone rather than a disaster, and it is the reason a stone floor lasts.
The practical consequences of all this are worth stating plainly. Sealing helps enormously against staining and does very little against etching, because a sealer sits in the pores rather than forming an acid-proof film. A honed or matt finish hides etching far better than a polished one, because there is less shine to lose — which is why honed marble is often the wiser choice in a kitchen. And cleaning products matter more on marble than on any other floor: neutral only, and nothing sold for descaling.
Two installation faults are specific to natural stone, and both are permanent once the floor is down.
The first is the colour of the adhesive. Pale marble is translucent to a degree — light enters the surface, scatters and comes back out, which is exactly what gives good stone its depth. That same translucency means the stone reads what is underneath it. A grey cement-based adhesive under a pale slab shows through as a faint shadow, and every trowel ridge, every gap in coverage and every patch where the bed is thicker reads as a subtle variation in the finished floor. In some light it is invisible; in raking light across a large floor it is obvious and it looks like the stone is dirty.
The fix is to use a white adhesive under pale and translucent stone, and to spread it evenly and fully so there are no thick and thin areas. This is not exotic knowledge and it is skipped constantly, because white adhesive costs more and the difference does not show until the floor is finished, cleaned and lit.
The second fault is coverage, which matters more on stone than on ceramic for two reasons beyond the usual. A void under a stone slab is a place moisture collects, and moisture under marble causes the yellowing described below. And stone slabs are heavy and often large, so an unsupported area flexes under load and either cracks the slab or chips its edges at the joint.
The third consideration is what the bed does to a stone that is sensitive to moisture. Some marbles react badly to water in the adhesive itself, and a slow-drying thick bed under an impervious slab keeps that moisture in contact with the stone for a long time. That is why bed thickness, adhesive type and sometimes a slurry primer on the back of the slab are genuine specification items on stone rather than details.
None of these can be corrected afterwards. A blotchy floor cannot be polished clear, because the problem is under the stone rather than on it. The only remedy is lifting and relaying, which on a stone floor is a serious piece of work. It is the strongest argument for asking a stone installer what adhesive they intend to use before they start.
Finish is a decision most people make by pointing at a sample, and it deserves more thought because it changes how the floor lives.
The surface of a stone floor is produced by abrasion. Progressively finer abrasives cut the surface flatter and flatter, and as the scratches become finer the surface reflects more light. Stop early and you have a matt or honed finish — smooth, low sheen, quiet. Continue through the fine grits and you have a polished finish with real depth and reflection.
The trade-off is not just appearance. A polished surface shows every etch mark, every water spot and every scuff, because it has a high shine to lose and the eye reads the contrast instantly. A honed surface has less shine, so damage is far less visible, and it is usually less slippery when wet. In a kitchen, a bathroom, a hallway or anywhere with children, honed is very often the more intelligent choice — and it is chosen much less often because polished looks better in a showroom.
There is a third approach worth explaining because it is offered widely here: crystallisation, sometimes called vitrification. It uses a chemical treatment with a machine to produce a hard, very shiny surface layer quickly and cheaply. It produces an impressive shine, and it has real drawbacks — the treatment is acidic in action, it can build a film that clouds over time, it can trap moisture in stone that needs to breathe, and floors treated repeatedly can develop a surface that no longer looks like stone. Mechanical honing and polishing produces its shine from the stone itself rather than from a layer applied to it, and it is what we would recommend for a floor worth having.
Grinding is the heavier version of the same process, and its purpose is flatness rather than shine. On a newly laid stone floor, grinding takes the whole surface down until the joints disappear and the floor reads as one continuous plane — which is the traditional look and the reason old stone floors feel monolithic. It requires slabs thick enough to lose material, and it is a decision to make before laying rather than after.
Restoration follows the same route. A dull, scratched, etched stone floor is ground or honed to remove the damaged surface, then taken back up through the grits to the finish wanted. Nothing is replaced, and the result is genuinely a new surface. That is what people mean by marble polishing, and it is the reason a stone floor is a lifetime purchase rather than a covering.
Stone is porous, and what moves through those pores explains most of the long-term problems people have with it.
Sealing is the first line of defence and it is widely misunderstood. An impregnating sealer soaks into the pores and makes the stone repel liquid, buying time for a spill to be wiped up before it is absorbed. It is not a coating, it does not make stone waterproof, and it does not protect against etching, because acid attacks the stone surface itself rather than travelling through pores. It also wears, particularly in walkways and where a floor is washed often, so re-sealing is a periodic maintenance job rather than a one-time treatment. How often depends entirely on the stone, the finish, the traffic and the cleaning regime, which is why we will not print an interval — but the water-drop test is easy: if water beads, the sealer is working; if it darkens the stone within a minute, it is time.
Then there is yellowing, which is the failure people find most alarming because it appears without any obvious cause. Many pale marbles naturally contain small amounts of iron. In the presence of persistent moisture, that iron can oxidise, and the stone develops a yellow or brown discolouration that comes from within rather than from anything spilled on it. Because the moisture usually comes from below — a wet bed that never fully dried, water in a screed, a leak, or a slab still releasing construction moisture — the discolouration appears in patches with no relationship to how the floor is used.
That is why moisture in the base is worth establishing before laying stone, and why full adhesive coverage matters: a void under a slab holds water against the stone for years.
Efflorescence is the same phenomenon's cousin. Water moving through the bed dissolves salts from the cementitious materials and carries them to the surface, where the water evaporates and leaves a white powdery bloom, usually at the joints. Wiping it off works briefly; it returns as long as water keeps moving. A final note on wet rooms. Marble in a bathroom is beautiful and it is a commitment: acidic cleaners are out, water spots are visible on polished surfaces, and the waterproofing under the stone matters as much as it does under tile — that layer is the subject of bathroom waterproofing Dubai.
Marble is one stone among several that get installed the same way and behave very differently once they are down.
Granite is an igneous stone, far harder than marble and — crucially — not calcium carbonate, so it does not etch with domestic acids. It resists scratching, heat and staining better, and it holds a polish for a long time with much less anxiety. What it gives up is the look: granite reads as speckled and busy rather than veined, and it does not have the depth and translucency that make marble what it is. For a kitchen floor or a busy commercial entrance where practicality matters more than drama, granite is very often the more sensible stone.
Limestone and travertine are also calcium carbonate, so everything said above about etching applies to them too, and they are generally softer and more absorbent than marble. Travertine has natural voids that are usually filled at the factory, and those fills can come out over time and need refilling — a normal maintenance item rather than a defect.
Terrazzo, in its traditional form, is stone chips in a binder and is honed and polished in place exactly like stone. It behaves largely like whatever its chips and binder are made of, which is worth establishing before anybody cleans it.
Engineered and reconstituted stones are a separate category: consistent, less porous, and often more stain resistant than natural stone. They are also generally not repairable in the same way — a resin-based surface cannot always be ground and repolished the way natural stone can, and heat can damage some of them. They solve the maintenance question at the cost of the renewal one.
And then there is porcelain that imitates marble, which has become very good. It does not etch, does not stain, does not need sealing and never needs polishing. What it does not do is age like stone or have any depth beyond its printed surface, and its pattern repeats. For a room where the floor has to be practical above all, it is an entirely respectable answer — tile flooring Dubai covers it.
Whichever stone is chosen, the installation questions are the same: a flat base, full coverage, movement joints, sensible setting out, and a bed that suits the material.

Marble is the right floor for someone who wants a material with genuine depth and permanence, and who accepts that it will acquire marks and that those marks are dealt with by refinishing rather than by cleaning. Its owners tend to describe an old stone floor as having character. Its unhappy owners tend to have expected it to behave like porcelain.
So the honest questions before buying are these. Will an etch mark on the kitchen floor upset you? Will you use neutral cleaners and keep acidic ones away from it? Is there someone in the household who will spill oil and wine regularly? Are you willing to have the floor re-sealed periodically and honed or polished occasionally? If the answers point the wrong way, porcelain that imitates marble will make you happier for less money.
For those who do buy it, the routine is simple and worth following. Sweep and vacuum regularly, because grit is what scratches a polished surface. Damp mop with a cleaner made for natural stone — neutral, never acidic, never a general bathroom or descaling product. Wipe spills immediately, particularly anything acidic or oily. Use mats at external doors and under anything that holds water. Put felt pads under furniture and never drag anything across it.
Protect it during other work. More stone is damaged during renovations than during the rest of its life: grout residue left to dry, plaster and paint splashes, acidic cleaning products used by a contractor who does not know what the floor is, and heavy items dragged across it. A newly laid floor should be covered until the trades are finished.
Expect a maintenance rhythm rather than an event. Periodic re-sealing, an occasional professional clean, and — every several years depending on traffic — honing or polishing to bring the surface back. That last one is not a repair; it is what stone floors have always had done to them, and it is why they are still in buildings hundreds of years old.
And where a floor has been neglected for years, do not assume it needs replacing. Dull, scratched, etched, even stained stone is usually restorable, and the difference in cost between restoring and replacing a stone floor is very large indeed.
Stone is the least forgiving material on this hub about decisions made late.
See the actual stone, in quantity, before ordering. A single sample tells you almost nothing about how much variation there is between slabs, and variation is the nature of the material — some floors are meant to look consistent and some are meant to look wild, and the only way to know which you are getting is to see a crate.
Decide the finish knowing what it means. Polished shows every etch and looks superb; honed hides damage, grips better underfoot when wet and is usually the better choice in a kitchen or bathroom. This is not purely an aesthetic decision.
Tell us the history of the base. New slab, past leak, recent screed, or a previous floor that failed. Moisture under stone causes yellowing that appears months later and cannot be cleaned off.
Plan the sequence with the other trades. Stone should ideally go in late, and it must be protected afterwards. A floor laid before the painters arrive is a floor that will be cleaned with something inappropriate by somebody in a hurry.
Allow for the finishing time if the floor is being ground and polished in place. It is machinery, it is dusty, it is loud, and the room is unusable while it happens — and the result is a floor that reads as one continuous plane rather than a grid of slabs.
And keep spare slabs. Stone is quarried in batches and colour and veining shift between them; a replacement piece from a later batch is visibly different. Two or three spares in a store cupboard turn a future disaster into an afternoon.
