Symptoms
Central plant fails slowly and quietly. These are the symptoms that appear well before it stops.

It is no longer reaching setpoint efficiently. On a central system this shows on the electricity bill before it shows in the rooms, because the plant simply runs longer to compensate.
Almost always the AHU drain pan or the condensate line above it. In a ceiling void the water is out of sight for a long time before the plasterboard gives it away.
Filters bypassing or past their useful life. A filter that has collapsed or is seated badly lets air around it rather than through it, and the whole property gets the result.
Belt wear or a bearing going. On a central blower these are cheap to correct at the noise stage and expensive once the bearing seizes and takes the shaft with it.
Common in leased premises where responsibility was never clear. A central system running unmaintained through Dubai summers accumulates every problem on this list at once.
Balancing has drifted, or a damper has moved or failed. The plant is producing enough cooling; it is not being shared correctly between rooms.
A protection device doing its job. On central plant that usually means a dirty coil, a failing motor or an airflow problem, and resetting it repeatedly is how those turn into failures.

Thermostat calibration, sensor readings checked against actual temperatures, timer and schedule settings, and any BMS points reporting correctly.
Accessible duct joints and insulation inspected, dampers checked for position and free movement, grilles and diffusers cleaned, and airflow measured at the outlets.
Panel inspection, contactor and terminal condition, current draw across phases, and the operation of every protection device rather than an assumption that it works.

Worth Knowing
Central plant is where the gap between a real service and a signature on a sheet is widest, because almost nothing about it is visible from inside the rooms.
A central system pushes air through filters, a coil and a long run of ductwork. The blower can only work against so much resistance, and every element of the system adds some. Total that resistance and you have static pressure, which is the number that actually describes how a central system is doing.
As a filter loads with dust, resistance climbs. The blower keeps turning at the same speed and simply moves less air. Nothing sounds different and nothing looks different, and the rooms nearest the plant barely notice because they were always over-served. The far bedroom notices first, and by then the filter has been choking the system for weeks.
A manometer across the filter bank reads this in under a minute. Recorded each visit, it tells you not only that the filter needs changing but how fast it is loading — which is itself diagnostic, because a filter loading twice as fast as last year usually means dust is getting in somewhere it should not.
This is the reading that separates maintenance from a visit. A technician who has taken it can tell you what your system will be like in two months. One who has only looked at the filter can tell you it looked dirty.
Filter selection on central plant is a genuine trade-off. A finer filter catches more, and it also adds resistance, which costs airflow and fan energy. Fitting the finest filter that will physically go in the housing is a common and counterproductive move — the system ends up moving less air, and less filtered air through a better filter is worse than more air through an adequate one.
The bigger problem is bypass. A filter that does not seal against its frame lets air travel around the edge, and air always takes the easier route. A gap of a few millimetres around a filter can pass a large fraction of the total airflow completely unfiltered, and from inside the room the system looks like it is working perfectly.
So the filter check is not a look at the filter. It is a look at how the filter sits, what the gaskets and clips are doing, and whether the frame is still square after years of changes. This is also why dust keeps appearing on surfaces in a property whose filters are "changed regularly".
An air handling unit removes a great deal of water from Dubai air. That water collects in a pan under the coil and leaves through a trapped drain, and on most central systems in this city, both of those sit in a ceiling void directly above finished rooms.
Three failures recur. The pan silts up with the dust that gets past the filter, mixed with biological growth that thrives in a permanently wet tray. The trap dries out or blocks, so the pan either cannot drain or the unit pulls air backwards through the drain line. Or the line itself loses fall, because something was hung from it or it sagged over years, and it holds water instead of shedding it.
None of these announce themselves. The first sign is usually a stain on a ceiling, and by then the water has been finding its way into the structure for some time. Cleaning and treating the pan, clearing and refilling the trap, and confirming the fall on the line takes a fraction of an hour and is the highest-value item on the whole visit.
Central blowers are large and, on many units, belt driven. Belts stretch, glaze and slip; when they slip the fan turns slower than it should, and airflow falls without any fault appearing anywhere. A belt is inexpensive and takes minutes, and running a system on a slipping one all summer costs more in electricity than the belt did.
Bearings are the other consumable. They give warning — a change in the sound of the plant room, often a low rumble that grows over weeks. Replaced at that stage it is routine work. Left until seizure, the failure can damage the shaft and the impeller, and the unit is then out of service for as long as parts take, which in July is the worst possible timing.
Motor current draw is the number that ties this together. A motor pulling more amps than its rated figure is working against something — a tight belt, a dry bearing, a blocked filter — and recording it every visit turns a breakdown into a scheduled repair.
A central system was balanced once, at commissioning, so each room received its designed share of the air. Every year after that, the balance moves. Dampers vibrate out of position, filters load and change the pressure distribution, someone closes a diffuser in a room they were not using, a duct joint opens up in the void.
The result is the familiar complaint that one bedroom never cools while the living room is too cold. The plant is producing enough cooling. It is being shared badly. Chasing this by turning the thermostat down makes the over-served rooms uncomfortable and costs money without helping the under-served one.
Measuring airflow at the outlets and resetting the dampers fixes it, and it is ordinary maintenance rather than a project. Where the ductwork itself is the cause — a crushed flexible run, a joint that has separated — that is a repair, and it belongs with AC duct installation Dubai rather than with a damper adjustment.
Central systems attract duct cleaning offers more than any other, and most of them are unnecessary. A well-filtered system with a clean coil does not need its ducts cleaned on a schedule, and doing it annually is money spent on a symptom nobody has.
There are real cases: construction or renovation dust drawn into the system, water ingress into a ceiling void, pests, or visible growth on the duct interior. Those justify it, and AC duct cleaning Dubai is genuine work when one of them applies.
What is worth knowing is that a musty smell is far more often the coil and the drain pan than the ducts, and those are part of a normal service rather than a separate job. What your unit needs is filter and coil cleaning, drain pan and trap clearing, and valve and thermostat checks — real work, but a fan coil service rather than central plant maintenance.
