Waterproofing

Condensation on cooled surfaces in a humid climate. It looks identical to ingress, appears in the humid months, and waterproofing does nothing for it.
Symptoms
The pattern and the timing usually name the source before anybody opens anything up.
Almost always the perimeter — failed sealant, an unsealed sill, or frame drainage that has silted up. It is the single commonest facade leak.
External ingress. It correlates with weather, which is the clearest evidence available and rules out most of the alternatives.
Not rain. Either a plumbing leak, a wet room on the other side, or a permanently wet source such as a planter against the wall.
Usually condensation rather than ingress, particularly on cool external walls, in corners, and behind wardrobes where air does not move.
Salts carried out by water moving through the wall. The deposits are cosmetic; what they prove is that water is passing through the structure.
The source was never touched. Repainting a damp wall is the standard response and the reason people end up doing it three times.
Look up. A parapet, a coping or a roof upstand is letting water into the wall, and it emerges below rather than where it entered.
Permanently wet ground held against the wall. Very common in villas, and no coating on the inside will out-argue soil that is watered daily.

The first three steps decide whether the rest of the list is even relevant.
The damp face, the opposite face, and the external elevation. Also what sits directly above, because that is where a surprising share of wall damp originates.
When it appears, whether it correlates with rain, and whether it is spreading. Timing separates ingress, plumbing and condensation more reliably than anything else.
A sealed patch left on the wall for a couple of days shows whether moisture is arriving through the structure or condensing on its surface.
Window and door perimeter sealant, sills and sub-sills, and frame drainage — cleared, resealed or reworked where they are the route.
Cut out and treated appropriately for whether they are stable or moving, along with movement joints and any open construction joints in the elevation.
Where the elevation itself is the route, a coating system appropriate to the substrate — after the cracks and perimeters, never instead of them.

How It Works
We would rather spend an hour finding the source than a day treating the wrong surface.
Where the damp is, how high, whether it follows rain, whether it is worse in summer, and how long it has been happening.
What is on the floor above, what is on the other side of the wall, and what is on the roof or balcony over it. Most wall damp is caused elsewhere.
Cracks, coating condition, joints, copings, and above all the perimeters of every opening in that part of the facade.
Sealed-patch test for condensation, and where a pipe is suspected, tracing rather than guessing — which is a different discipline with its own equipment.
In writing, with photographs, including where the cause belongs to somebody else — a building facade, a neighbour's balcony, a shared riser.
Perimeters, cracks, coping, planter, or the elevation itself. Whatever it is, it is fixed before anything is done to make the wall look better.

Knowing where the water enters is the whole job. Everything after it is straightforward and everything before it is guesswork.
Rain here is infrequent and heavy, so a wall repair is tested a few times a year rather than continuously. It either works or it does not.
Most damp walls have been repainted repeatedly. Those attempts add up to more than the repair, and each one hides the evidence a little further.
Contaminated plaster removed rather than sealed in, so the new finish is not being applied over the thing that ruined the last one.
Where the source is the building's facade or a neighbour's balcony, a written cause with photographs is what moves the conversation forward.

Worth Knowing
Four sources, and the wall itself is only one of them. Each has a signature you can read.
A damp patch on a wall is a symptom shared by four unrelated problems, and treating the wrong one is the standard outcome.
The first is ingress through the external face: water crossing the elevation through a crack, a failed coating, an open joint or — most often — the perimeter of a window or door. Its signature is that it correlates with rain. It appears during or shortly after weather, and it dries back between events.
The second is water arriving from above and travelling down inside the wall. A parapet, a coping, a roof upstand, a balcony or a terrace lets water into the top of the wall and it emerges lower down, sometimes a floor or two below and often nowhere near a vertical line from the entry point. Its signature is also rain-correlated, but the damp appears at or below ceiling level and there is usually nothing wrong with the wall where it shows.
The third is water from behind: a bathroom on the other side, a concealed pipe in the wall, or a service riser. Its signature is that it does not care about the weather. A patch that is present in July with no rain for months is not facade ingress, and if it is worst after somebody showers, the room behind is the answer.
The fourth is condensation, which produces no path at all — the water is coming out of the air onto a cool surface. Its signature is the humid season, whole-surface rather than localised dampness, and a preference for corners, external walls and anywhere air does not circulate, such as behind a wardrobe.
Those four signatures — rain-correlated at any height, rain-correlated from above, weather-independent, and humidity-correlated — resolve most walls before anybody drills anything. What they do not do is tell you the exact defect, which is what the survey is for.
If a wall is damp below or beside a window, the wall is probably fine and the opening is not.
An opening in a facade is a hole with a frame in it, and the junction between the two is sealed rather than built. That sealant is a maintenance item: it hardens, shrinks and loses adhesion under sun and thermal movement, and in this climate it has a service life measured in years rather than decades. When it fails, water crosses the facade at that joint under wind-driven rain, gets into the reveal, and appears inside as damp beside or below the window.
The sill is the second half. A sill should shed water away from the wall and should have a drip so the water falls clear rather than running back underneath. Sills that are flat, that fall the wrong way, or that have been tiled over during a renovation with no drip, deliver water directly to the wall below — which is exactly where the damp patch appears.
Frame drainage is the third and it is invisible. Aluminium window systems are not designed to keep every drop out; they are designed to collect water that gets past the outer seals and drain it back out through small weep holes in the bottom of the frame. In Dubai those weeps silt up with dust through the dry months. Then the frame fills during rain rather than draining, and it overflows inward. Clearing them is a two-minute job and it resolves a meaningful share of "leaking window" complaints.
The consequence is that treating this properly means working on the opening — resealing the perimeter, correcting the sill, clearing the drainage — rather than coating the elevation. A wall coating applied while the perimeter is open produces a beautifully finished wall that is still wet.
It is also why we ask to see the outside of a window before quoting anything for the wall inside it.
Damp at high level, particularly on a top floor, is usually a roof problem wearing a wall problem's clothes.
The parapet is the usual culprit. It is a wall standing above the roof, exposed on both faces, and it takes more weather and more thermal movement than anything else on the building. The roof membrane has to be taken up its inner face and terminated properly, and the coping on top has to shed water away rather than collect it. If the membrane stops short, or the coping joints are open, water enters the top of the wall and runs down inside it.
What makes this deceptive is that the damp appears well below the defect and often to one side. Water inside a wall follows whatever path exists — a cavity, a service chase, a mortar bed — and it comes out where it can, which is typically at a ceiling junction, a light fitting, or a change of material.
Balconies and terraces above produce the same effect. Water getting into a balcony deck travels through the slab and emerges on the wall below, inside or outside. Anyone who has watched a stain appear on the wall under a balcony recognises this pattern, and it is covered from that end on balcony waterproofing Dubai.
So the first question about damp near a ceiling is what is directly above, and the second is whether anybody has been on the roof. In a villa the answer to the second is usually no. Treating the wall while the parapet is open is the most expensive way to postpone this problem, and it is done constantly.
A localised damp patch on an internal wall, present regardless of weather, is very often a wet area or a pipe on the other side of it.
The bathroom version is the most common domestic damp complaint there is. Water passes through tile grout in the shower, and if the membrane behind the tiles stops too low or the wall-to-floor junction was coated rather than reinforced, it enters the wall and appears in the bedroom or corridor beyond as a patch at roughly shower height. It gets repainted, and it comes back in a few months, every time.
The way to recognise it is geography and timing. Stand on the other side of the wall and see what is there. If it is a shower, a bath or a kitchen, that is the first hypothesis. If the patch is worse in the evening after the family has showered, it is confirmed. No amount of external coating touches it, because the water never crossed the facade.
The fix is on the wet side rather than the damp side: the shower has to be tanked properly, which is a strip-out rather than a coat of something — the argument on bathroom waterproofing Dubai.
The pipe version is the other possibility and it needs separating from the wet area version. A concealed supply pipe leaks whether or not anybody is home, so the giveaway is damp that continues while the property is empty and grows steadily rather than fluctuating with use. Where that is suspected, tracing it is a specific discipline with its own equipment, and it belongs to leak detection Dubai rather than to a waterproofing survey.
And in a tower, the third possibility is a riser: a shared vertical service run inside or beside your wall, which is the building's rather than yours, and which produces exactly the same patch.
In a humid climate with cooled interiors, a meaningful proportion of "damp walls" have no leak at all.
The mechanism is straightforward. Air holds moisture, and its capacity to do so falls as it cools. When humid air meets a surface below its dew point, water condenses onto that surface. In a Dubai summer, external walls, corners, cold bridges and anywhere behind furniture on an external wall are all candidates — particularly where an air conditioning system is keeping surfaces cool and humid outside air is finding its way in through open doors or poor sealing.
The signature is different from ingress in three ways. It is seasonal, worst through the humid months rather than after rain. It is diffuse — whole surfaces rather than a defined patch with a wet centre. And it favours the places with the least air movement: behind wardrobes, in corners, inside built-in cupboards on external walls.
The test is the same one used below ground and it costs nothing: tape a piece of plastic sheet or foil tightly to the wall, sealed on all four edges, and leave it a couple of days. Moisture on the room side of the sheet means the air is condensing, and it is a ventilation and surface-temperature problem. Moisture underneath, against the wall, means water is coming through the structure.
The reason to insist on this before spending money is that the remedies have nothing in common. Condensation is addressed by air movement, by managing humidity, by improving surface temperature, and by not sealing a porous wall with something that traps moisture in it. Waterproofing achieves none of that, and an impermeable coating applied over a condensation problem frequently makes it worse by moving the moisture somewhere less visible.
And where both are present — which happens — the ingress is fixed first, because you cannot assess a ventilation problem in a wall that is also being fed from outside.
Having spent five sections arguing that it usually is not, here is when it genuinely is.
Cracks in the external render or blockwork are the first case. A hairline crack in render is thermal movement and is normal here; a crack that has opened is a route across the facade. Whether it is treated by cutting out and filling, by reinforcing, or by accommodating movement depends on whether it is stable — and that assessment is the substance of wall crack repair Dubai.
A coating at the end of its life is the second. External coatings are sacrificial: they chalk under ultraviolet, then craze, then lift, and at the point they are no longer continuous the wall behind them is absorbing water directly. That is a repainting decision as much as a waterproofing one, and it is set out on exterior painting Dubai — the honest position being that a sound elevation properly coated is waterproofing, and that a separate "waterproof coating" over a failed one is not.
Open movement joints and construction joints in an elevation are the third, particularly on larger buildings where they run the height of the facade and their sealant has the same limited life as everything else exposed here.
Permanently wet sources at low level are the fourth and they are very common in villas: a planter built against the wall, paving laid over the base of the wall, or irrigation spraying directly onto it every morning. Soil that is watered daily and held against a wall will win against any coating, and the answer is to deal with the source — a gap, a drain, a redirected sprinkler — rather than to fight it.
And the fifth is a wall built or altered without any provision at all: a room extended, an opening filled in, a junction between old and new construction with nothing sealing it. Those are found by looking rather than by testing.
Once the source is stopped, most people want the wall to look right immediately. That impatience is what causes the second failure.
A wall that has been wet is carrying moisture within its thickness, and that moisture leaves slowly. Redecorating over it traps it, which produces blistering, peeling and a repeat of the whole problem within months — this time with a customer who reasonably believes the repair did not work.
Salts are the second issue and they are specific to this situation. Water moving through masonry carries dissolved salts and deposits them at the surface as it evaporates. Those salts are hygroscopic — they attract moisture from the air — so a salt-contaminated plaster stays damp even after the leak has been fixed, and it will continue to spoil any decoration applied over it.
Which is why the correct sequence is: stop the source, remove the salt-affected plaster back to sound material, allow the structure to dry, then replaster with an appropriate render, then decorate. Each step exists because of a specific failure that happens when it is skipped.
The drying period is the one nobody wants to hear about, and there is no useful number for it — it depends on the thickness of the wall, how long it was wet, the materials and the conditions. What can be said honestly is that a wall which was soaked for a year does not dry in a week, and that decorating on a schedule rather than on the wall's readiness is how a good repair gets a bad reputation.
The one shortcut worth taking is deciding early. If a wall is going to need replastering, knowing that at the survey means the drying period starts as soon as the source is fixed rather than after somebody has repainted it once more.
