Symptoms
The first three are the ones people live with for years, and they are the ones that matter most.

Voltage drop under load. Sometimes normal, sometimes a connection or a circuit carrying more than it should, and worth distinguishing.
They are mechanical devices that can seize. Untested, they are an assumption — and the assumption is the entire safety case for the installation.

How It Works
The first visit is longer than the rest and produces a document the property probably does not have.
Type, age, whether it has been altered, and whether anything has been tripping. The last one changes what the first visit is looking for.
Boards located and opened, circuits traced, accessories inspected, and external and wet-area circuits examined as their own category.
Extensions, added circuits and alterations found and recorded. Older properties routinely contain work nobody currently knows about.
Anything found hot, damaged or unsafe is a repair with its own price. Absorbing that into an annual figure would hide the urgency of it.

One of these is the whole argument and the others are useful.
A connection that runs warm is a failure in progress with a visible signature. This is the reason electrical maintenance exists and everything else is secondary.
A tested device is a safety feature. An untested one is an assumption, and it is the assumption the whole installation is built on.
Intermittent tripping is usually solvable by somebody willing to test methodically instead of resetting and hoping it stays off.
Accurate labelling turns isolation from a guess into a procedure, which matters most on the day something has gone wrong.
Installations are designed for a use that changes. Knowing where the load has grown is what prevents the improvised arrangements that cause faults.
An installation with an inspection history is a different proposition from one with none, whether the audience is a buyer, a tenant or an insurer.
Worth Knowing
Everything below follows from one fact: bad electrical connections get hot before they get dangerous.
Electrical maintenance sounds abstract until you understand what the technician is actually hunting, which is heat.
A good electrical connection has almost no resistance, so almost no energy is dissipated at it. A poor connection — loose, corroded, or made on a conductor that has moved — has resistance, and resistance under current produces heat. The heat degrades the connection further, which raises the resistance, which produces more heat. It is a self-accelerating process and it can run for months or years.
The end of that process is what matters. A terminal that has been heating slowly will eventually char its insulation, damage the accessory around it, and in the wrong circumstances ignite what is next to it. Heat at terminations is the mechanism behind a large proportion of electrical fires in buildings, and it is the reason inspection is worth doing at all.
The useful part is that it is visible well in advance. Discolouration of plastic, a smell of hot insulation, a warm socket plate, browning inside a board — all are records of sustained heat, and all appear long before anything fails. So does a connection that is simply loose when a technician checks it.
This is also why "it all works fine" is not evidence of anything. An installation with several connections quietly heating up works perfectly. Every light comes on, every socket delivers power, nothing trips. The condition is entirely invisible from the outside and entirely visible from inside the board.
And it is why loose terminations are a maintenance item rather than an installation defect. Conductors expand and contract with load and with temperature, screws relax over years, and in a climate with the ambient temperatures we have here, thermal cycling is more aggressive than in most places. The most commonly ignored electrical fault in Dubai properties is a device that trips occasionally.
What happens is predictable. Something trips, somebody resets it, everything works, and life continues. A fortnight later it happens again. Within a few months it has become a characteristic of the property — the fuse that "does that sometimes" — and nobody investigates because there is no visible fault to investigate.
But a protective device does not operate for no reason. A residual current device trips because it has detected current going somewhere it should not, which means there is a path to earth somewhere in the installation. That path may be small, intermittent and dependent on conditions, and it is still real.
The common causes are worth knowing because they point at where to look. Moisture is the largest one, particularly at external accessories, in bathrooms, and anywhere irrigation reaches. A specific appliance is the second, and it can be identified by elimination. Deteriorating insulation on an older circuit is the third, and accumulated small leakages across several circuits — each harmless alone, together enough to operate the device — is the fourth and the hardest to find.
The timing is frequently the clue. A device that trips in the early morning and cannot be reproduced during the day is a strong indication of irrigation, because that is when gardens are watered. One that trips only in humid months points at moisture ingress. One that trips when a particular appliance starts has identified itself.
The reason this fault survives so long is that investigating it properly takes time and produces nothing visible. A technician methodically isolating circuits and testing insulation is doing the only work that will find it, and it is easier to sell almost anything else. Under a contract it becomes a scheduled task rather than a call-out nobody wants to pay for — which is one of the better arguments for holding one.
Most people assume a residual current device is either present or absent, and that a present one works. Neither assumption is safe.
These are electromechanical devices. Inside is a mechanism that must move quickly when it is asked to, and mechanisms that sit unused for years in a warm, dusty environment do not always move. A device that has never operated may not operate when it is finally needed, and there is no external sign of this whatsoever.
That is what the test button is for, and it is worth being clear about what it proves and what it does not. Pressing it verifies the mechanism operates. It does not verify the device operates within the time it should, and it does not verify anything about the rest of the installation. It is a useful basic check and it is the reason manufacturers put it there — and almost nobody presses it.
A maintenance visit should operate every protective device and record the result. Where one does not operate, or does not reset properly, it is replaced, and that is not an unusual finding in an installation that has been in service for many years.
The second issue is coverage. Not every circuit in every property is protected by a residual current device, and in older installations the arrangement can be inconsistent — some circuits protected, some not, occasionally with the protection arranged so that one fault takes out most of the property. That is worth knowing about even where changing it is a separate quoted job rather than maintenance.
And the third: nuisance tripping is sometimes treated by removing or bypassing the protection, which happens more often than anybody admits. An installation where a device has been replaced by something that does not provide the same protection is a serious finding, and it is exactly what an inspection is for. An electrical installation is designed around an assumption about how a property will be used, and that assumption ages faster than the wiring does.
Consider what has changed in a property built fifteen years ago. Kitchens hold more appliances than they did. Home working has put equipment in bedrooms and studies that were designed for a lamp. Electric vehicles have appeared, which is a category of load nothing older was designed around. Entertainment equipment has multiplied. And in most properties, none of this arrived with any change to the circuits serving it.
What happens instead is adaptation by extension lead. Multi-way adaptors behind furniture, extension leads run permanently to places that never had a socket, and appliances sharing a circuit that was intended for something much smaller. Individually harmless; collectively, this is how a circuit ends up carrying substantially more than it was designed for, continuously.
The visible symptom, when there is one, is warmth — at the adaptor, at the socket, or at the board. The invisible one is a circuit running near its capacity for years, which accelerates every ageing process in it.
What a maintenance contract can do here is assess actual load against design rather than assume the original was adequate. It also produces the most useful advice, which costs nothing: a permanent extension lead is a missing socket, and installing the socket is cheaper than the fault the extension lead eventually causes.
Electrical faults cluster in the places where electricity meets water, which in a Dubai property means outside and in bathrooms.
External circuits take heat, ultraviolet, dust and — the part that does the real damage — regular water from irrigation. Garden and facade lighting, external sockets, gate motors, irrigation solenoids and pump supplies are all in that environment. The failure is almost never the fitting itself. It is the joint: moisture finds a way into an enclosure or a connection, corrosion starts, resistance rises, and the circuit either stops working or begins tripping intermittently.
This is also why external work degrades in a pattern rather than at random. Everything installed at the same time is in the same environment, so faults tend to arrive in a cluster once the installation reaches a certain age.
Bathrooms are the indoor version. Extract fans, heated fittings, shaver supplies and any accessory near a shower live in humidity that everything else in the property does not experience. Fans in particular are worth attention: they run in the wettest air in the building, and a fan that has stopped working is also a fan no longer removing the moisture that everything else in the room is soaking in.
The practical maintenance activity is unglamorous: open external accessories rather than looking at them, check enclosure seals and glands, look for corrosion and water ingress at terminals, and follow up on any device that has tripped even once with an eye on the irrigation schedule.

A board whose labels do not describe the property is one of the most common findings in an inspection, and its consequences are underrated.
It happens gradually and innocently. A circuit is added during a renovation and nobody updates the chart. A room is repurposed. A previous owner altered something. The property changes hands and whatever knowledge existed leaves with the last occupant. Ten years on, the labels describe an installation that partly no longer exists.
The immediate consequence is that isolation becomes a guess. Somebody working on a circuit switches off what the label says, tests, and finds it live — or worse, does not test. In an emergency, when speed matters and the person at the board may not be an electrician, a wrong label is genuinely dangerous.
The second consequence is diagnostic. Fault-finding depends on knowing what is on which circuit, and a technician who has to establish that from scratch spends the first part of every visit doing work that should already have been done once.
Correcting it is a methodical job: trace each circuit, confirm what it serves, label it properly and leave a chart with the board. It takes a technician a few hours in most properties, it never needs doing again if alterations are recorded, and it improves the safety of every subsequent piece of work in the property.
For commercial premises, where a fit-out contractor left years ago and the board describes a previous tenant's layout, this is usually the single most valuable thing an electrical contract does in its first month.
Electrical maintenance is bought least of the three single-trade contracts, which is not the same as being needed least.
The clearest case is an older property. Installations over roughly a decade old have terminations that have been through years of thermal cycling, protective devices that may never have been operated, and a history of alterations nobody documented. That combination is exactly what inspection is designed to find.
The second is any property with a history of tripping. An installation that trips intermittently has a fault, and the fault is not going to resolve itself. Under a contract, investigating it becomes a scheduled task instead of a call-out nobody wants to pay for.
The third is a villa, because of the quantity of external and irrigation-adjacent circuitry, which is where faults concentrate.
The fourth is commercial premises, where fit-out work has usually altered the installation, load has usually grown, and emergency lighting is usually fitted and rarely tested. It is also where documentation is worth the most.
And the fifth is any tenanted property, where the owner carries the risk and is not present to notice a warm socket.
Where it makes least sense is a new apartment in a well-run building, still inside a defect liability period, with an installation that has not been altered. For a new apartment in a well-run building with an unaltered installation, quite possibly — a thorough inspection some years in is a more honest recommendation than an annual contract. Where a contract earns its place is an older property, a history of tripping, a villa with substantial external work, commercial premises altered by a fit-out, or any property you own and do not occupy.
