Overview
The most common system in Dubai homes and offices, and the one with the most field-made joints in it. That is both its advantage and where most of its faults come from.
Indoor unit faults, outdoor unit faults and the pipework between them — cooling loss, water leaks, noise, electrical trips, remote and control problems, and inverter board diagnosis.
The same complaint can come from either box or from a joint between them. Working out which before ordering a part is what stops you paying for a repair that was never the problem.

Symptoms
Split systems announce most of their faults early. The list below is what those announcements sound like.
Almost always the blower wheel. The fins on it clog with a film of dust and moisture that a filter wash does not touch, and it can lose half the airflow before anyone notices.
A blocked drain, a drain pan out of level, or a failed condensate pump. In Dubai humidity the unit produces a great deal of water and it has to go somewhere.
Typically a slow leak at one of the flare joints. Topping the gas up without finding which joint is leaking buys you a year at most.
The system has diagnosed itself and is telling you. Codes cover sensor faults, communication failures between indoor and outdoor, and protection cut-outs. Note the pattern before switching it off.
Low charge or restricted airflow. Either way the coil is running below freezing and the system is not removing heat properly. Switch to fan only and get it looked at before the ice reaches the outdoor unit.
Biological growth on the evaporator coil and in the drain pan, which stay wet all summer. A deep clean fixes it. An air freshener does not.
Could be that indoor unit, or the expansion valve on the outdoor unit that feeds it, or the shared control board. The three are quoted very differently, so it needs establishing rather than assuming.
Receiver, indoor board or a communication fault to the outdoor unit. Cheap and expensive causes both live here, and they are told apart by testing rather than by symptom.

Worth Knowing
The split system has a handful of characteristic weak points. A repair that knows them is a different thing from one that changes parts until the symptom goes away.
A split system is not sealed at the factory. It arrives as two units and a length of copper, and an installer cuts, flares and tightens four connections on site — two at the indoor unit, two at the outdoor. Those four joints are the only field-made seals in an otherwise brazed and tested circuit, and they are where most split refrigerant leaks happen.
A good flare is cut square, deburred, formed evenly and torqued to a figure. A bad one looks identical once the insulation is back on. It holds for a season or two, then weeps slowly — a few grams a month, enough that cooling fades gradually rather than failing outright, which is exactly why it gets misdiagnosed as "the system is getting old".
The tell is oil. Refrigerant carries compressor oil, so a leaking joint leaves an oily film that collects dust. Peeling back the insulation at the service valves and looking is a two minute check, and it is the first thing that should happen when a split is low on gas.
This is why AC gas refilling Dubai as a standalone annual service is the wrong purchase on a split system. The charge is sealed and is never consumed. If it is low, a joint or a coil is leaking, and refilling without remaking the joint books you the same visit next summer.
Inside the indoor unit, behind the coil, is a long barrel-shaped fan with dozens of small forward-curved fins. It is the part that actually moves air into the room, and in Dubai it clogs.
Fine dust arrives with humidity, and the mixture sticks to the fins as a grey film that builds up over years. Each blocked fin moves less air. The wheel still spins, the unit still sounds normal, and the airflow quietly drops by a third or more. Because it happens over seasons, people adapt to it and conclude the unit is simply weak, or oversize the replacement when they finally give up on it.
Cleaning it is not a wipe. It usually means dropping the indoor unit or removing the wheel, then cleaning between every fin. That takes time, which is precisely why a cheap service washes the filter, sprays the coil face and leaves the wheel exactly as it was. If your airflow is poor and someone has "serviced" the unit twice with no improvement, this is almost certainly the reason.
A split unit in Dubai pulls a surprising volume of water out of the air. That condensate collects in a pan under the coil and leaves through a narrow drain, usually by gravity, sometimes via a small pump.
Three things go wrong. The line silts up with dust and algae until it backs up. The indoor unit was mounted slightly out of level, so the pan holds water on one side rather than draining, and the first blockage overflows immediately. Or the pump fails, which on a cassette in a ceiling means the first sign is a stain on the plasterboard.
None of this is expensive to fix and all of it is expensive to ignore. Water tracking down inside a partition wall or across a ceiling void does damage measured in rooms rather than parts, and by the time it is visible it has been happening for a while.
Modern splits vary compressor speed instead of switching on and off, which is far more efficient in a climate where the system runs six months a year. It also means an electronics board on both the indoor and outdoor unit, sensors reporting temperatures back to them, and a communication line between the two.
When something in that chain misbehaves, the board is the obvious suspect and the expensive one. Very often the actual fault is a thermistor reading wrongly, a corroded connector, or the communication wire itself — all cheap. A thermistor is checked by measuring its resistance against a temperature table; a communication fault is checked at the terminals. Neither takes long.
Condemning a PCB without doing that is a guess with a large invoice attached, and if the guess is wrong the new board fails the same way. Where the board genuinely has failed, it is worth knowing that on some models it costs enough to change the arithmetic on repair versus replacement, and we will say so.
A multi-split runs several indoor units from one outdoor condenser, with an electronic expansion valve controlling refrigerant to each. It is efficient and it saves facade space, and it changes the diagnosis completely.
When one room stops cooling on a multi-split, the fault may be in that indoor unit, in the expansion valve feeding it, or in the shared outdoor control board. Replacing the indoor unit because that is the room with the complaint is a common and expensive mistake.
The other consequence is that a leak anywhere brings the whole system down, not one room, and that recovering and recharging a multi-split is a larger job than a single split because the whole circuit is involved. It is worth knowing this before choosing a multi-split at AC installation Dubai — the efficiency is real, and so is the shared failure point.
The condenser sits on a balcony, an AC ledge or a rooftop, and it works by rejecting heat into ambient air. On a July afternoon in Dubai that air is already extremely hot, so the system is operating near the top of its design range for months rather than hours.
Two local factors make it worse. Fine sand packs the condenser fins until they cannot shed heat, which drives up pressures throughout the system. And near the coast — Marina, JBR, Palm Jumeirah — salt in the air corrodes aluminium fins measurably faster, so coils there age quicker than their years suggest.
A condenser wash and a charge check twice a year is not a cosmetic service in this climate. It is the difference between a compressor working inside its limits and one working just outside them all summer, which is the argument for AC maintenance Dubai on any split you intend to keep.
Split systems in Dubai generally give good service for eight to twelve years, with efficiency dropping well before anything fails outright.
Under about six years, repair almost anything. Six to ten depends on which part has gone and on the state of the coils. Past ten, a major failure — compressor, or an inverter board on some models — often means spending a large share of a new unit to keep an older and less efficient one running. Refrigerant type can settle it on its own: a system on phased-out R22 with a leak is a holding action rather than a repair.
