An air conditioner that runs eight months a year, in dust, at forty five degrees, will eventually stop. When it does, the job is not to change parts until something works. It is to find out what actually failed, tell you what it costs, and put it right.

Start with what the unit is doing

You do not need to know the fault. You need to describe the symptom accurately, because that is what tells the technician which tools to bring. Here is what each one usually means.

  • Running, but the air is warm

    The fan works and the unit sounds normal, but the room does not get cooler. Nine times out of ten this is refrigerant, and refrigerant does not get used up. If it is low, it went somewhere, and the leak is the actual job.

    The drain pan has filled and found its own way out. Usually the drain line is blocked with the dust and algae that build up in it. Left alone it stains the ceiling and gets into the plasterboard.

  • The breaker trips when it starts

    Something is drawing more current than the circuit allows, and it happens on start-up because that is when the compressor pulls hardest. Stop resetting it. A breaker that keeps tripping is doing its job.

  • A noise that was not there before

    Rattles are usually loose panels or a fan blade catching. A hum with no air moving is often the capacitor. A grinding sound from outside is the one to call about the same day.

  • A smell when it turns on

    A damp or musty smell is growth on the coil and in the drain pan, which is a cleaning job rather than a repair. A burning smell is not, and the unit should be switched off at the breaker.

  • Nothing happens at all

    Before anything else, check the breaker and the remote batteries. If both are fine, the fault is in the board, the thermostat or the power supply to the unit, and that is a diagnosis rather than a guess.

    Pressures read, electrical values measured, drain and coil inspected. Ten minutes of measuring saves an afternoon of changing parts.

    In words that make sense. If a leak caused the gas loss, you get told where the leak is rather than just that the gas was low.

    Scope and price, agreed with you first. Parts and labour separated so you can see what you are paying for.

What can go wrong depends on what you have. A fan coil in a district cooling tower and a split in a villa fail in completely different ways.

    Split AC repair

    The most common unit in Dubai flats and villas. Drain blockages and gas leaks account for most call-outs, and an AC not cooling on a split is usually one of the two.

    Ducted AC repair

    Hidden above the ceiling, so the fault shows up as one room staying warm rather than the unit stopping. Diagnosis means getting into the ceiling void.

    Usual in shops and offices. Filters clog faster because the unit sits in the middle of the room, and most of this work is done after closing.

    Older buildings and staff accommodation. Simple to work on, and past a certain age cheaper to replace than to repair.

    Central and district cooling flats. There is no refrigerant in your flat, so a cooling problem is the coil, the valve, the thermostat or the building supply.

    More electronics than an older split, so more faults land on the control board and fewer on the mechanics. Error codes are worth reading before anything is opened.

When a repair is not the right answer

Sometimes the honest advice costs us the job. A compressor is most of the price of a new unit, and if the system is ten years old the rest of it is ten years old too. Replacing the compressor buys you one more summer and then the condenser goes.

We will say so when that is the case, and quote you for a replacement instead. Equally, plenty of units written off by somebody else needed a capacitor and a coil wash. That is worth finding out before you spend thousands.

In July a broken air conditioner stops being an inconvenience by the afternoon. The line is answered around the clock and an engineer is dispatched on the call, not the next morning.

Phone for anything on this list. The form and WhatsApp are better for a rattle or a service booking, but a message can sit unread for an hour and none of these should.

Most breakdowns we attend were preventable. An air conditioner that had its coil washed and its gas checked before the summer rarely stops during it. If yours came out of nowhere, one of these is usually the reason it will not happen again.

Questions we get asked on the phone

My AC is cooling badly. Does it just need gas?

Probably not, or not only. A sealed system does not consume refrigerant, so if the level is low there is a leak somewhere. Topping it up without finding the leak means paying for the same gas again in a few months. We pressure test first, then charge by weight so the unit gets exactly what the manufacturer specifies.

How much does an AC repair cost?

It depends on the fault, and anyone who quotes a figure before seeing the unit is guessing. A blocked drain and a failed compressor are the same phone call and very different jobs. The technician diagnoses it, tells you what it needs and what that costs, and you decide before any work starts.

Can you come today?

Often, and for anything urgent the line is answered around the clock. Call rather than using the form if the unit has stopped completely or there is water coming through a ceiling.

Is it worth repairing an old unit?

Past about ten years, and once the compressor has gone, usually not. A compressor is most of the cost of a new unit and the rest of an old system is the same age. We will tell you when that is the case rather than sell you a repair that buys one summer.

I live in a district cooling building. Can you still help?

Yes. There is no refrigerant in your flat, so the work is on the fan coil, the filters, the valve and the thermostat. If the fault turns out to be in the building supply we will tell you, because that is one for the management and not something we can put right from inside your flat.

Do you work on the outdoor unit as well?

Yes, and most real faults are out there. The compressor, the condenser coil, the fan and the capacitor all sit outside, collecting dust in forty five degree heat. A unit that has never had its outdoor coil washed is working far harder than it needs to.
