Air conditioning is most of what a maintenance company in Dubai does. These machines run day and night, all year, and almost everything that goes wrong with them comes down to five services. Start with what your unit is doing and this page points you at the right one.

Which service do you actually need

These five overlap enough that people book the wrong one regularly. Here is the plain version of what each is for.

  • It has stopped, or it is not cooling

    Something has failed and needs finding. Warm air, water dripping, a breaker tripping, a noise that was not there last week. That is a repair, and it starts with diagnosis rather than a guess about gas.

  • It works, and I want it to keep working

    Scheduled visits that catch the problem while it is still small. Coils washed, pressures read, drains cleared, connections checked. In this climate this is the service that prevents the other four.

  • It smells, or the airflow has faded

    The coil and the blower wheel are loaded with the film that a normal service cannot reach. The unit comes apart and gets washed properly. This is what fixes the musty smell on start-up.

    On a ducted system the problem may be past the unit entirely. A camera in the run answers it, and you get the photographs either way, including when the answer is that they are clean.

    Sizing, position, pipe run, drain fall and the electrical supply, worked out before anything is bought. Supply and fit, or fit only if you have already ordered the machine.

What running non-stop does to a unit

An air conditioner in Dubai does not get switched off for half the year the way the same machine does almost everywhere else. It runs day and night, in dust, and everything below is the result of that.

This is the real argument for maintenance here, and it has nothing to do with a season. It is running hours. A unit doing three or four times the annual hours a manufacturer assumed needs looking at three or four times as often.

    The coils load with dust

    Indoors and out, a film builds on the fins and the unit stops shedding heat properly. It runs longer for less cooling and the bill climbs without anything appearing to be wrong.

    The drain never dries out

    A system that runs continuously produces condensate continuously, so the pan and the line stay wet. That is what grows the sludge that eventually blocks them and puts water through a ceiling.

    The compressor keeps starting

    Every start is the hardest moment in the machine’s life. Constant running means constant cycling, and it is why capacitors and contactors here fail earlier than the datasheet suggests.

    Terminals loosen with heat

    Electrical connections expand and contract every cycle and work themselves loose. A loose terminal arcs, burns, and takes a board or a contactor with it when it finally goes.

What can go wrong depends entirely on what you have, and these six cover almost every property in Dubai.

    Wall split systems

    The standard in flats and villa bedrooms. Drain blockages and gas leaks account for most call-outs.

    Hidden above the ceiling. Faults usually show as one room staying warm rather than the unit stopping.

    Shops and offices. Filters load faster and the drain pump is an extra thing to fail.

    Older buildings and staff accommodation. Simple to work on and cheap to replace.

    District cooling flats. No refrigerant in your home, so cooling faults are the coil, the valve or the building.

    More electronics, so more faults land on the control board and fewer on the mechanics.

What we will not sell you

A gas top-up without finding the leak. A sealed system does not consume refrigerant, so if it is low it went somewhere, and charging it again just means paying for the same gas twice.

Duct cleaning on a two year old flat where the camera shows clean ductwork. We will do the inspection, show you the pictures and charge you for that instead.

A compressor on a ten year old system. It is most of the price of a new unit, the rest of the machine is the same age, and you will be having this conversation again next summer.

None of this is generosity. It is that the alternative is a customer who never calls again, and this business runs on the ones who do.

An annual contract instead

We also cover plumbing, electrical, handyman, painting, carpentry, tiling and renovation. An annual maintenance contract puts the lot on one schedule, or see everything we do.

Questions we get asked on the phone

How often should AC be serviced in Dubai?

Twice a year for a flat with one or two split units, three or four times for a villa, and quarterly for a shop or an office. Those numbers are higher than you would see elsewhere because units here run most of the year, in dust, at temperatures manufacturers treat as the extreme end of the range.

My AC is not cooling. Does it need gas?

Possibly, but a system that is low on refrigerant has a leak, because it is sealed and does not use gas up. It could equally be a coil so dirty it cannot transfer heat, a failing capacitor, or a fan that has stopped outside. That is why the visit starts with measurement rather than a cylinder.

What is the difference between servicing, deep cleaning and duct cleaning?

Servicing is a check with cleaning in it, on a schedule. Deep cleaning is a strip down of the indoor unit, for when it already smells or the airflow has dropped. Duct cleaning is the ductwork beyond the unit, which only applies to ducted systems and is worth inspecting before you commit to it.

Do you work on district cooling and chilled water systems?

Yes. In those buildings there is no refrigerant circuit inside your flat, so the work is the fan coil, the filter, the control valve and the thermostat. If the fault turns out to be in the building supply we will tell you, because that one belongs to the management company.

Can you come out at night?

The emergency line is answered around the clock. Commercial work is often booked overnight by choice so a shop or an office is not closed while we are in it, and that costs the same as working through the middle of the day.

Is an annual contract worth it for air conditioning?

For a villa or a commercial space, usually, because the visits are scheduled and the call-outs between them are included. For a small flat with one unit, calling when something goes wrong is often cheaper and we will say so rather than sell you a contract you do not need.
