What we paint, and what it involves
The work is different in each of these, and so is the timing. An occupied villa and an empty handover flat are not the same job.

The order the work happens in
Four of these five stages are preparation. That ratio is the whole difference between a job that lasts and a job that looks good for a month.
You will be told which rooms are unusable and for how long before we start, so you can plan around it rather than find out on the day.

Protect everything first
Furniture moved out or sheeted, floors papered and taped at the edges, sockets and frames masked. Nothing gets opened until the room is covered.

Wash and repair
Surfaces washed down, cracks cut out and filled, holes made good, loose or flaking areas cut back to something sound.

Sand and prime
Filled areas sanded flat and primed. Bare plaster and repaired patches always get primed, because paint straight onto filler dries a different sheen and you can see every repair.

Coat, and coat again
Two coats as standard, more where a strong colour is going over a light one. Cutting in is done by hand at every edge.

Put the room back
Sheeting lifted, masking removed while the paint is still fresh enough to cut cleanly, furniture returned, and the room handed back usable.

Washing down
Paint does not stick to dust or to the film that builds up in a kitchen. Walls get washed first.
Cutting a crack open
Opened along its length so the filler has something to key into instead of sitting on the surface.
Filled and sanded flat
You can still see the repair at this stage. After priming and two coats you will not.
Working an empty office
Commercial work at night, so the floor is trading again the next morning.
Handed back
Furniture returned and the room usable. Clearing up is part of the job, not an extra.

Why the cheap quote is cheap
Painting is the easiest trade in Dubai to undercut, because the corners you cut do not show until months after everyone has been paid.
Skip the wash and the paint has less to hold onto. Skip the primer over filler and every repair shows as a patch in the right light. Fill a crack without opening it and it reappears the first time the building moves. Use one coat and call it two, and the colour underneath grins through on the wall facing the window.
None of that is visible at handover. All of it is visible a year later, which is when the company that did it is difficult to reach. We would rather quote what the job actually takes and be here afterwards.

Questions we get asked on the phone
How long does it take to paint an apartment in Dubai?
A two bedroom flat is usually two to three days if it is empty and a little longer if it is furnished, because moving and re-sheeting each room takes time. A villa runs from four days to a fortnight depending on size and how much repair the walls need. The repair is the variable, not the painting.
Can we stay in the property while you paint?
Yes, and most people do. We work room by room so you always have somewhere to be, and we use low odour water based paints indoors. The room being worked on is out of use for the day, and you get told the order in advance so you can plan around it.
Why do cracks keep coming back after painting?
Because they were filled on the surface rather than cut open. A crack is movement, and filler laid over the top has nothing to grip and no room to flex. Cut along its length, filled properly, sanded and primed, it stays put. If a crack is structural rather than cosmetic we will tell you, because paint is not the answer to that one.
Do you supply the paint or do we?
Either. Most people let us supply it, which means the right product for the surface and no half tins left over. If you want a specific brand or a colour matched to something, buy it and we will use it. Tell us before the quote so the coverage is calculated on that product.
Can you match an existing colour?
Usually. Bring us a chip from somewhere it will not be missed, behind a socket plate or inside a cupboard, and it can be scanned and mixed. Be aware that paint on a wall for five years in this light has moved from the original, so an exact match to the tin is not always an exact match to the wall.
Do you do exterior painting on villas?
Yes, with scaffold or rope access depending on the elevation. Exterior work here lives or dies on preparation: washing down, cutting out cracked render, priming bare patches and using a coating made for this level of sun. A villa done properly outside should not need doing again for years.
