How a partition goes up
Any gypsum partition work company in Dubai is judged on two things: whether the wall is straight, and whether the joints are still invisible a year later. Both are decided in the order below.
A single office partition is usually one to two days. A floor being divided into rooms runs a week or more, and most of that is boarding and jointing rather than framing.

Measure and set out
Lines snapped on the floor and lasered up to the slab, and the layout walked with you before anything is fixed. Moving a wall on the floor costs nothing. Moving it once it is boarded costs a day.

Track and stud
Floor and ceiling track fixed, studs at the right centres for the board and the height. Centres are where a cheap job saves money and where a wall starts to feel hollow when you push it.

First fix services
Cabling, sockets and anything else that lives inside the wall goes in now, with grommets where cable passes through steel. After the second side is boarded, all of it means cutting.

Board, insulate, close
One side boarded, insulation laid into the cavity where the build-up calls for it, then the second side closed. Joints staggered so no two line up through the wall.

Tape, joint and skim
Tape and three coats of compound over every joint and screw head, sanded between. This is the stage that decides whether you can see the joints under a light in six months.

Seal and hand over
Perimeter sealed, edges cut in clean at floor and ceiling, and the area cleared. The wall is handed over ready for primer and paint.

How to pick a gypsum contractor in Dubai
Ask three questions and most of the field answers itself. What stud centres are you using. How many coats of jointing compound. And is the perimeter getting sealed. A gypsum partition contractor in Dubai who answers those without hesitating has built walls that were still straight a year later, and one who talks only about a rate per square metre has not.
The second thing worth knowing is when gypsum is the wrong material. Most people asking for a partition are choosing between gypsum and a block wall without realising there is a choice. Gypsum is faster, lighter, cheaper, and reversible. It carries services inside it. On an upper floor, its weight alone is often the deciding factor.
Where block wins is anywhere the wall takes real load or real abuse. A wall that will have heavy shelving bolted to it, a warehouse divider that forklifts will find, or a wet area where water will get behind it. Gypsum can be built for some of that with the right board and pattressing, but there is a point where it is the wrong material and we will say so.
The other honest answer is about sound. People expect a single partition to stop conversation between two rooms and it will not. That needs a double board build-up, insulation and properly sealed perimeters, and it costs more. How much does gypsum partition work cost in Dubai?
It is priced by the square metre of wall, and the build-up is what moves the number. Every gypsum partition work company in Dubai quotes that way, so a rate on its own tells you nothing until you know what is behind it. A single skin office partition and a fire rated acoustic wall of the same length are very different jobs. What changes it most is board thickness, whether it is single or double skin, whether insulation goes in, the ceiling height, and whether it stops at the false ceiling or continues to the slab. Give us those and you get a real figure rather than a starting price that grows later.
How long does a partition take to build?
A single office partition is usually one to two days including jointing. Dividing a floor into several rooms runs a week or more. Most of that time is taping and skimming rather than framing, because each coat of jointing compound has to dry before the next, and rushing it is exactly how joints show through the paint later.
Can you hang a television or shelves on a gypsum wall?
Yes, if it is planned. Timber or metal pattressing goes inside the wall behind where the load will be, at the framing stage, and then anything can be fixed to that. Tell us before it is boarded. Fixing something heavy to gypsum board afterwards, with the plugs that came in the box, is how a television ends up on the floor with a piece of the wall attached.
Will a partition stop noise between two rooms?
A standard single skin partition reduces noise but does not stop conversation carrying. If sound matters, the wall needs a double board build-up, insulation in the cavity, and every joint and edge sealed, including where it meets the floor, the ceiling and any service penetration. Sound leaks through gaps, not through board, which is why the sealing is most of the work.
Do we need approval from the building?
For an office or a commercial unit, usually yes. Most towers and business parks want contractor documents, insurance and a work permit before anyone starts, and anything affecting fire compartmentation or a sprinkler layout goes further than that. We arrange the contractor side. If your partition changes a fire strategy we will tell you at the survey rather than halfway through.
Can a gypsum partition be removed later?
That is one of the main reasons to use one. It comes out in a day or two, leaving the floor and slab as they were, which matters a great deal for a leased office that has to be handed back to its original layout. A block wall does not come out that way and the cost of removing one is a genuine part of choosing it.
