How a renovation actually runs
The scope is agreed in writing before anything is touched. It is the document that decides who is right when there is a disagreement in week three, and there is usually a disagreement in week three.
You get a programme with dates, and you get told when it slips and why. Nobody finishes a renovation without something slipping. What separates a good job from a bad one is whether you heard about it from us or noticed it yourself.

Survey and scope
A walk round, measurements, and an honest conversation about what is possible in the building you are actually in. Then a written scope with what is included and what is not.

Approvals and access
Most towers need contractor documents, insurance and a work permit before anyone lifts a tool, and structural changes need drawings submitted. We handle that rather than leaving you to chase the management office.

Strip out and first fix
Out with the old, then the services: pipework, cabling, waste runs and waterproofing. Everything that ends up buried happens here and it is the stage worth photographing.

Second fix and finishes
Tiling, carpentry, units, painting and the fittings. This is the part that looks like progress, and it is the shortest part of the job.

Snag and hand over
We walk it with you and write the list, rather than waiting for you to find things. Snags are fixed before the final invoice, not after it.

The three things that add cost after you start
The first is changing your mind after first fix. Moving a socket on a drawing is free. Moving it after the wall is closed is a day for two trades. Decide the layout before anything is buried and the programme holds.
The second is what is behind the wall. Old pipework in poor condition, a wall that turns out to be structural, or waterproofing that was never done. Nobody can price this before it is opened, which is why an honest quote says what happens if it is found rather than pretending it will not be.
The third is the building. Towers have permit hours, lift bookings and rules about when noisy work can happen, and a programme written without checking them is fiction. We check first, which is less exciting than starting on Monday and more likely to finish on time.

Questions we get asked on the phone
How long does a bathroom renovation take in Dubai?
Two to three weeks for a straightforward one, from strip out to usable. Waiting time for materials is the usual reason it runs longer, so choosing tiles and sanitaryware before the start rather than during it makes a real difference. If the building only allows noisy work in certain hours, add to that and we will tell you at the quote.
Do we need approval from the building?
For an apartment, almost always. Most towers want the contractor trade licence, insurance and a work permit before anyone starts, and some restrict working hours or need a lift booking for materials. Structural changes and anything affecting a shared service need drawings submitted. We arrange all of it as part of the job.
Can we live in the property during the work?
For a single bathroom in a flat with two, usually yes. For a kitchen it is difficult, and for a whole flat refurbishment it is genuinely not worth it. Work goes faster in an empty property, costs less because nothing has to be protected and unprotected daily, and finishes sooner.
What happens if you find something unexpected?
You are told the day it is found, with photographs, what it means and what it costs to put right. Nothing gets covered up quietly and nothing gets added to the invoice without you agreeing to it first. Old pipework, missing waterproofing and unsound substrate are the three we find most.
Do you use your own trades or subcontract?
Our own plumbers, electricians, tilers, carpenters and painters, which is the whole point of using one company. The gaps between trades are where renovations lose time, and they close when everyone works for the same people and the programme is one person’s responsibility.
Can you work to a design or drawings we already have?
Yes. Bring them and we will price the work as drawn, and tell you where the drawing meets reality. Designers do not always know where the risers run in a specific tower or which walls take load, and it is better to find that out at the quote than in week two.
