AC Duct Cleaning Dubai

You cannot see inside your ducts, which is why duct cleaning is the easiest service in Dubai to charge for and not do. A technician sprays something that smells clean, and nobody is any the wiser.

We photograph the inside of the run before we start and again when we finish, in the same place, so you can see what came out. If the ducts were already clean we will tell you that and charge you for the inspection instead.

When ducts are the actual problem

Duct cleaning is oversold in Dubai and plenty of homes do not need it. These are the signs that yours might.

  • Dust settling faster than it should

    You wipe a surface and it is grey again in two days. If the housekeeping has not changed and the windows have not been open, the dust is arriving through the supply grilles.

  • A musty smell on start-up

    Strongest in the first minute and then it fades. That is air passing over growth somewhere it should not be, either on the coil or in the first stretch of duct after it.

    One room never gets cold and the grille barely moves a tissue held up to it. Sometimes it is a collapsed flexible duct, sometimes a balancing damper closed years ago, occasionally a genuine blockage.

    New build ducts are full of construction dust, plaster and offcuts, because the system ran during fit out with no filters. First occupancy is the single most worthwhile time to clean ducts in Dubai.

How the work is actually done

Mechanical cleaning under negative pressure. The brush breaks the deposit off the duct wall and the vacuum takes it out of the building rather than pushing it into your rooms.

Anyone offering to clean your ducts by spraying a chemical into the return has not cleaned anything. They have deodorised the dust.

    Inspect and photograph

    A camera goes into the run before anything else happens. You see the pictures, and if the ducts do not need cleaning you get told so.

    Seal and set up

    Furniture covered, grilles lifted and taken away to be washed, and the section under work isolated so nothing travels into the rest of the property.

    Brush and vacuum

    A rotating brush is fed along the duct while a vacuum holds the run under negative pressure. What comes off the wall goes into the machine, not into the room.

    Photograph again and refit

    The camera goes back into the same position for the after shot. Grilles refit, filters replaced, the system run and airflow checked at each outlet.

What we will talk you out of

If the inspection shows clean ducts, we will say so. Plenty of flats built in the last five years, with filters that have actually been changed, do not need this service and will not for years.

We also do not sell duct sanitising sprays as a cure. If there is growth in a duct, something in there is wet, and the honest job is to find out why: a leaking drain pan, a coil that never dries out, or condensation on uninsulated ductwork. Spraying it treats the smell and leaves the cause.

And if the smell turns out to be the coil rather than the ductwork, a deep clean is the cheaper service and the right one.

Questions we get asked on the phone

How often do AC ducts need cleaning in Dubai?

For most homes, every three to five years, and there is no need to do it more often just because someone offers. The exceptions are worth knowing: a newly handed over property should be done before you move in, a villa near open sand or a construction site sooner, and a restaurant kitchen extract far more often than either.

Will you show me the inside of my ducts?

Yes, and it is the whole point. A camera goes in before and after in the same position. If a company will not photograph the inside of the run, there is no way for you to know whether the money bought anything, and that is exactly why this service has the reputation it has here.

Does duct cleaning help with allergies?

It can, when the ducts are genuinely dirty and the symptoms follow the air conditioning. It is not a treatment and we will not sell it as one. What we can do is inspect and show you whether there is anything in there worth removing, which is more than most people get before they are asked to pay.

How long does it take?

A typical two bedroom apartment is half a day. A villa is a full day, sometimes two if the return runs are long or access is tight. Commercial buildings are quoted per floor and usually worked overnight so nobody is trading around the equipment.

Is it messy?

It should not be. The run is held under negative pressure so debris travels into the vacuum, not into the room, and furniture under an open grille is covered before we start. The grilles come away to be washed and go back clean.

Do I need to be out of the property?

No. It is noisy in the room being worked on and quiet everywhere else, so most people carry on in another part of the house. For an office we would rather work after hours, which costs the same and interrupts nothing.
