What we get called out for

Plumbing in Dubai has its own patterns. Hard water, high pressure, buildings with pumps and tanks, and bathrooms that were fitted fast during a construction boom.

  • A leak you cannot find

    A damp patch, a bill that has climbed, or a meter that turns with every tap closed. We trace it with acoustic and thermal equipment before anything gets opened up, because guessing means cutting a wall that did not need cutting.

    Kitchen lines fill with grease, bathroom lines with hair and soap. Machine cleared rather than dosed with chemicals, which soften the blockage for a week and attack the pipe for years.

    Usually the element or the thermostat, occasionally scale, and sometimes a heater that has simply reached the end. In Dubai a heater on hard water without a flush has a shorter life than the box promises.

How a plumbing call runs

The order matters. Find the fault, agree the price, then open something up. Reversing the first two is how a small job turns into a large invoice.

For anything actively flooding, turn the water off at the isolator or the main and phone rather than message. The line is answered around the clock.

    Stop the damage

    On an emergency the first job is isolation. Water off at the nearest valve, and the immediate mess contained before anyone starts diagnosing.

    Find the actual fault

    Acoustic listening, thermal imaging and pressure testing for hidden leaks. Camera survey for a drain that keeps coming back after it has been cleared.

    Quote what it needs

    Scope, parts and labour, agreed with you before work starts. If opening a wall reveals something worse, you hear about it then, not on the invoice.

    Repair, test and make good

    The repair is pressure tested, the drain run under load, and any wall or tiling opened is made good rather than left for someone else.

Worth doing before you call

Two minutes on this list often shortens the visit, and occasionally means you do not need one.

  • Take a photograph of the damp patch and its spread
  • Have the tank or heater model number to hand

The leak that is not yours

In an apartment, plenty of the water that reaches you belongs to somebody else. A stain on your ceiling is usually the flat above. A wet patch on a shared wall can be the riser, which is the building’s pipe and the building’s responsibility.

Finding out whose it is before you pay to fix it is worth the call on its own. We test, tell you what we find, and put it in writing if you need something to take to the management company.

The same applies in reverse. If the leak is genuinely yours and it is reaching a neighbour, the sooner it is documented and repaired the shorter that conversation gets.

Questions we get asked on the phone

Can you come out at night for a burst pipe?

Yes. The emergency line is answered around the clock and a plumber is dispatched on the call. Before we arrive, shut the water off at the main if you can reach it safely. Every hour of running water is more damage to a property, and in a tower it is more damage to somebody else’s as well.

How do you find a leak without breaking walls?

Acoustic listening equipment picks up the sound of water escaping under pressure through tiles and screed. Thermal imaging shows where a hot line is losing water. Pressure testing isolates which section of pipe is failing. Between them we can usually put the opening within a small area rather than chasing a pipe across a room.

Why does my drain keep blocking after it was cleared?

Because clearing a blockage and fixing the cause are different jobs. A line that blocks repeatedly usually has a fault: a section with no fall, a joint that has dropped, or damage. A camera survey shows which, and then it can actually be put right rather than cleared again every few months.

Is my water heater worth repairing?

Usually yes if it is an element or a thermostat, and usually not if the tank itself has corroded through, because the tank is the heater. Age matters too. Dubai water is hard and a heater that has never been flushed scales up, which shortens its life and is worth knowing before you spend on a repair.

Do you work on villa water tanks and pumps?

Yes, and in a villa they are the two things most likely to be neglected. Tanks need cleaning, pumps have a pressure switch and a diaphragm that wear, and low pressure at every tap in the house is nearly always one of the two rather than a problem with the pipework.

Can you install a fitting I bought myself?

Yes. Fit only is a normal request. Buy the fitting, keep the box and the paperwork, and we will install it and warranty our work on it.
