AC Maintenance Dubai

An air conditioner in Dubai runs day and night, all year. It never gets the months off that the same machine would get almost anywhere else, so it wears at a rate the manufacturer’s service interval was not written for.

That is the whole argument for maintenance here. Coils washed, refrigerant pressures read, the drain flushed before it blocks, and electrical connections checked while they are still tight, on a schedule rather than after a failure.

What actually gets done

A service is not a filter rinse and a sticker. This is the list our technicians work through on every unit, and the reason each one is on it.

  • Filters and indoor coil

    Filters washed and dried. The coil behind them is the part that matters and the part most people never see. A coil furred with dust cannot transfer heat, so the unit runs longer for less cooling and the bill climbs quietly.

    The condenser sits outside collecting Dubai dust all year. Washed properly it sheds heat as designed. Left alone, head pressure rises, the compressor works harder than it was built to, and it fails years early.

    Read against ambient, not guessed. Pressures tell you whether the charge is right, whether there is a restriction, and whether the system has started leaking. A slow leak found on a service visit is a small job. The same leak found when the unit finally stops is not.

  • Drain line and pan

    Flushed through before it blocks. Condensate lines silt up with dust and biological growth, the pan overflows, and the water finds the ceiling below. Five minutes on a service visit, or a plasterboard repair later.

  • Electrical connections

    Terminals tighten and loosen with heat cycling. A loose connection arcs, burns and eventually fails, usually taking a contactor or a board with it. Checked and torqued while everything is still working.

    Calibration checked against an actual thermometer. A thermostat reading three degrees out means a unit running for hours it does not need to, which you pay for every month without ever noticing anything is wrong.

How often is often enough

The honest answer depends on the property, and anyone who gives you one number for every home in Dubai is selling a package rather than answering the question. What drives it is running hours, and in this city those are close to continuous.

What matters more than the number is that the visits are spread evenly and actually happen. A unit running around the clock has no quiet period to catch up in, so a gap in the schedule is a gap in the machine’s condition.

    Flats with one or two splits

    Twice a year is plenty for most, spaced roughly six months apart, with filters rinsed by you in between.

    Villas and family homes

    Three or four visits, because there are more units and an outdoor unit standing in the open collects far more dust than one on a shaded balcony.

    Offices, shops and restaurants

    Quarterly at least. Kitchens and shops with doors open to the street load the filters far faster than a home ever will.

    District cooling flats

    Once or twice a year on the fan coil and the drain. There is no refrigerant circuit in your flat, so the service is shorter and cheaper.

The maintenance is different on each of these, and a company that services them all the same way is not really servicing any of them.

    Panel dropped, filters lifted out, coil and drain pump serviced. Usually done after closing so trading is not interrupted.

    Chilled water flats. Coil, filter, valve and drain, plus a check that the thermostat is actually calling correctly.

    Charged by weight to the manufacturer figure, never by feel. And only after the leak that caused the loss has been found.

What you can do between visits

None of this needs a technician, and all of it puts off the day you need one.

  • Rinse the indoor filters every three to four weeks in summer
  • Keep furniture and curtains clear of the airflow
  • Hose the outdoor unit down when you wash the balcony
  • Set 24 degrees rather than 18 and let it hold
  • Listen for a new noise and mention it early
  • Look for a damp patch on the ceiling under a ducted unit

Servicing is not the same as cleaning

The two get sold interchangeably in Dubai and they are different jobs. A maintenance visit is a check with cleaning in it. A deep clean is a strip down, and it is what you need when the airflow has dropped away or there is a smell every time the unit starts.

If your unit is running fine and you want it to stay that way, maintenance is the one you want. If it already smells, or dust is settling on the furniture faster than it should, cleaning it properly comes first and then the schedule starts from there.

Questions we get asked on the phone

How often should AC be serviced in Dubai?

Twice a year for a flat with one or two split units, three or four times for a villa, and quarterly for a shop or an office. The climate is the reason the numbers are higher than you would see elsewhere: units here run for most of the year, in dust, at temperatures the manufacturer treats as the extreme end of the range.

Does servicing really lower the electricity bill?

A dirty condenser coil is the clearest example. It cannot shed heat, so head pressure rises and the compressor draws more current for the same cooling. Washing it is the single most useful thing on the list. We do not publish a percentage, because the honest figure depends entirely on how bad the coil was to start with.

Does a service include gas?

Pressures are checked as part of every visit. Adding refrigerant is separate, because a sealed system does not consume it and a unit that needs gas has a leak that needs finding first. Topping it up without doing that means paying for the same gas twice.

Is an annual contract cheaper than calling each time?

For a villa or a commercial space, almost always, because the visits are scheduled and the call-outs between them are included. For a small flat with one unit it often is not, and we will say so. The contract also fixes what the year costs, which for a landlord or a facilities budget is worth as much as the saving.

What if you find something broken during a service?

You are told at the time, with what it is, what it will cost and what happens if it is left. Nothing gets replaced without you agreeing to it first. Plenty of visits end with us saying a part will need doing next year but not today.

Can you service units in a rented flat?

Yes, and it is worth checking your tenancy contract first. In Dubai the AC servicing obligation sits with the landlord in some contracts and the tenant in others. If it is the landlord’s, we can invoice them directly.
