What a contract actually covers

The point of an AMC is that the boring work happens on a date rather than after a failure. This is what goes in the diary.

  • Air conditioning, on a schedule

    The largest part of any contract in Dubai, and the reason most people take one. Coils washed, pressures read, drains cleared, on a schedule instead of after a breakdown.

How a contract is put together

Nothing is quoted from a package sheet. The property gets looked at first, because a two bedroom flat and a villa with a pool have almost nothing in common.

Contracts are priced on what is actually there: how many AC units and what type, how many bathrooms, whether there is a tank and a pump, and how the property is used.

    Survey the property

    We count the units, look at their age and condition, and note what else needs a schedule. This visit costs nothing and you get the findings either way.

    Fix anything already broken

    A contract covers upkeep, not a backlog. Anything already failed is quoted separately and honestly, so the contract starts from a working property.

    Agree the schedule

    How many visits, in which months, and what happens on each. The AC visits are spaced through the year, because a unit that runs continuously has no quiet period in which to catch up.

    Work the year

    Visits happen on the dates agreed without you chasing them, call-outs between are included, and you get a written record after each one.

Who a contract genuinely suits

It is not for everybody, and the list below is closer to the truth than the one most companies publish.

  • Villas, where there is more to look after and nobody else to call
  • Landlords with several properties and no time to chase trades
  • Offices and shops that cannot afford a day of no cooling
  • Buildings that need a planned schedule rather than reactions
  • Anyone who has already had an expensive summer breakdown
  • People who would rather budget a number than absorb a shock

When you should not take one

If you rent a small flat with one or two split units, an annual contract is usually not worth it. Two service visits a year booked as and when you need them costs less, and calling us the day something goes wrong is not an expensive way to live.

It is also worth checking your tenancy contract before you buy anything. In Dubai, AC servicing is the landlord’s responsibility under plenty of contracts and the tenant’s under plenty of others, and people pay for it twice more often than you would think.

We would rather tell you that at the survey than sell you a contract you did not need. The survey costs nothing either way, and you will at least know the condition of what you have.

Questions we get asked on the phone

What does an AMC cost in Dubai?

It depends on the property, and any figure quoted before somebody has counted your units is a guess. What drives it is how many air conditioners there are and what type, how many bathrooms and water systems, and how the property is used. A survey is free and gives you a real number rather than a starting price that moves later.

How many visits are included in a year?

Typically two to four for a home and four or more for a commercial property. The number is set by how hard the equipment works rather than by a package: air conditioning in Dubai runs around the clock all year, so the visits are spaced through the year and none of them is optional.

Are repairs included or only servicing?

Labour on call-outs between scheduled visits is included. Parts are charged, because a compressor and a filter cannot honestly sit under the same fixed fee, and a contract that claims to cover every part either costs more than the parts or finds a reason not to pay. You are told the price of a part before it is fitted.

Can a contract cover more than one property?

Yes, and it is common with landlords and agents. Several properties on one contract, one schedule, one contact and one invoice, with each property carrying its own record of what has been done.

What if something breaks the week after I sign?

Call and we come, and the call-out is covered. What a contract does not do is retrospectively cover a fault that already existed, which is why anything already broken is found at the survey and quoted separately before the contract starts.

Can I cancel if it is not working out?

Terms are agreed in writing before you sign anything, including notice. We would rather you stayed because the property is well looked after than because of a clause, and a contract nobody can leave is a contract nobody renews.
